My husband was in the military and our family has lived throughout the country, which is why I am so happy to finally be back in the Capital Region where I was raised. Sellers:
Pre-listing
Before we meet for our first appointment I will do my research on your home.
I will plan your house marketing taking into consideration your real estate needs and timeline.
I will Identify your homes most sellable features, and suggest any repairs / improvements that will best suit your goals.
Discuss all Howard Hanna and Marketing strategies to best highlight your needs.
Marketing Your Home:
Enter your house in the MLS.
Install yard sign / lock box.
Professional photos are done to best highlight your home.
Have multimedia created by our state of the art marketing team.
Schedule Agent Caravan if available.
Scheduled open houses.
Send just listed cards to neighbors.
Negotiations
Once offer is in hand, I present it to you.
Verify buyers financial qualifications.
Negotiate terms of the contract in your best interest including price, seller concessions,Mortgage commitment, closing date.
Discuss acceptance / rejection of offer or counter options.
If accepted facilitate signing with all parties.
Pending / Under Contract
Facilitate documents getting to your attorney.
Once inspections are done - I negotiate on your behalf any objections.
Check on mortgage application/ commitment with buyers lender.
Meet appraiser at your house with Comparable homes proving the sale price.
Buyer will have a final walk-through to make sure the house is in the same condition as when the offer was made. House needs to be broom clean and all possessions removed with utilities on.
Closing
Closing date on contract is an “on or about date “ .
Closing scheduled and conducted by 3 attorneys.
Seller arranges for utility deactivation.
Possession and keys are generally given at the time of closing.
Buyers:
Utilizing the most customization search engine with up to date information.
Explanation of the buying process and the advantages of having a buyers agent.
Contacts in the industry you may need. Attorneys, inspectors, Bankers, and contractors.
Viewing homes with a professional Realtor who is familiar with home construction.
Educating you in the process of buying a home.
3 Contingencies of an offer.
3 Items needed to submit an offer.
Market evaluation on your chosen home. This helps you determine an acceptable purchase price to start negotiations.
Preparing an offer for you to review with me, sign, and return.
Once your offer is accepted I guide you through Attorney Approval, mortgage commitment and inspection contingencies. Each one of these items is an instance where enlisting a great negotiator can make all the difference. Any Realtor can get an offer accepted, A Great realtor can then negotiate any inspection or appraisal issues in your favor.
Preparing for your closing day we will take one more look at the house about 24 hours prior.
