Bottom Line: David Janis is the perfect agent for professionals who want to work with other professionals drama free.
Background: We determined to sell our Boulder townhome in July 2020 and worked extensively with a different agent through to September 2020 with nothing to show for it (0 offers). That agent needed constant encouragement and engagement, yet could not close a deal despite us following her guidance to the letter. Of particular note, multiple properties in our neighborhood came on the market at the same time at comparable price points and they all sold but ours.
In October we started interviewing for a new agent when we received an unsolicited, comprehensive package from David’s team detailing his extensive experience. While David was not the only person to reach-out once we pulled our home from the market, he was by far the best. The best part was the confidence David showed during the process. He let us know what we needed to do and he took care of the rest on autopilot. Refreshing to say the least!
With our plan in hand to put the property back on the market in the Winter/Spring 2021, Dave let us be until February 2021 when he told us that the market was heating up and we needed to be ready. Within a week of putting our home on the market it was sold above asking price!

Dave is FANTASTIC! Honestly, we feel it would be next to impossible to find someone more professional, honest, hard working, personable, or as thoughtful as Dave. He is a rare find in this business. We happened upon Dave by very fortunate chance in 2009 when it looked like we would be moving back to the US from overseas. He was very responsive to email questions about the area even though he was taking a risk of wasting his time working with us being perspective buyers who did not live here. He helped us buy our current home while we were out of the country and the transaction could not have gone any more smoothly (other property transactions we've gone through in the past were the complete opposite and that was with us present). After we purchased our house, Dave also helped us find someone to rent our home until we could move in. Again, that was another easy situation that could have been very difficult or a complete disaster, but not with Dave involved! More recently (2018), we worked with Dave again for another purchase and the experience simply reinforced our prior interaction with him - hard working, honest, professional, and thoughtful. I only wish that we could have had him as our realtor on other transactions in Colorado, but since he was NOT familiar with those areas, he did not feel he could represent us well, and therefore we had to go with someone else. Years later, we continue to refer numerous friends to Dave as we know they will be guaranteed to have someone working hard for them who is on their side and honestly cares about them. Dave successfully, and most satisfactorily, sold our 'failed listing', a Boulder house that had been on the market for 90 days without any action. Our former realtor for this property had 'bought the listing'; i.e. he was a specialist in our neighborhood and convinced us of a higher than realistic price, and saying it would sell in a few days and didn't need any open house showings. We had owned the house for over 20 years and had done lots of work adding hidden value that the first realtor failed to convey to anyone. We bailed out on that guy and hired Dave Janis due to the insightfulness of his discussions of Boulder real estate, and his superb ratings. Dave successfully promoted the attributes of the house and got us to understand its pricing. The house had 2 offers within a few days (which is what should have happened in the first place). We make our recommendation of Dave in the context of us having done about 15 real estate transactions (sales & purchases) with 11 different realtors in 4 states. About half of those were inadequate, and only a few would come close to Dave. Finally, Dave's office assistant, Andrew, is also excellent.

My husband and I just closed the escrow on a house sold in Boulder, CO, with Dave Janis representing us as sellers. We live out of state and we were very worried about how the deal will be handled! Working with Dave was not only easy and pleasant but also very profitable. Following the inspection, a long list of repairs was presented to us, and on top of everything else a water leakage resulted in wall/ceiling damage only three days before the closing. Dave was amazing! He was professional, swift in presenting us alternatives and helping us to make decisions, knowledgeable and calm, an excellent antidote to our worrying and impatience.
