Dave just sold my home. He knew the area very well and priced it accordingly. He did research on the neighborhood and found that we were being taxed improperly on the square footage of the house. The town assessed the house with a higher square footage than the house was. He was a gentleman and very respectful of my home and how he handled the open house. My husband and I were very pleased with the outcome of our sale. We couldn't have had a better real estate agent. Thank you Dave!

I watched Dave Oakley’s real estate business experience for many years in preparation for the eventual selling of my house in Farmingville, NY. Dave has been the top selling real estate person in my area for years; something I believe is due to his extensive knowledge of the Farmingville real estate market and his statistical approach to finding the right listing price for the sale. During my interview with Dave prior to signing the listing contract, Dave explained his statistical price tracking methodology for home sales in our area. We agreed on a price and he immediately set the wheels in motion for a photo shoot of the property and the listing. Subsequent to receiving the photos of my house, another one of Dave’s houses in the area went into contract, and Dave indicated that we should raise the asking price of my house – which we did. During the “viewing” process, Dave was very responsive to questions asked by other brokers and promptly communicated that information to me. Within six days of the posting of the listing, we received several offers and chose one that was not only significantly higher than the listing price, but also one that Dave felt would be the most likely to move quickly through the buyer’s mortgage approval process. Even though Dave had indicated that my house would sell quickly, I was unprepared for such a quick turnaround. I did not have a lawyer lined up to represent me; so, Dave recommended two local ones with reasonable fees that he works with on closures. The rest of the process involved a lot of gathering of paperwork and responding to questions from both my lawyer and the one representing the buyers – Dave was there to help me get through all of that. He was also extremely helpful in assisting me with getting work done to provide a requested oil tank abandonment certification. He responds very quickly to text messages and called – or dropped over – to answer questions about the closing process – and I had lots of questions! I’ve already recommended him to several other people I know that have indicated they are looking to sell their houses.
