Dawne Cohoon has been my realtor for my last three real estate transactions - two purchases and one sale. In the years before that I had a total of eight transactions, and I am able to compare my experiences.

Dawne is by far the best and most effective agent I have worked with. She's up front and does what she says she will do. She's extremely prompt. Everything we did proceeded rapidly. The house I am currently in closed within less than 30 days from the time we submitted the offer. She knows the market and the other realtors, knows how to coordinate all the needed actions, and also has great connections with inspectors and contractors.

I would recommend Dawne as #1.

My husband and I met Dawne at an open house approximately five years ago. We were "just looking" at houses and not looking for a realtor.

We were pleasantly surprised when we left the open house and agreed when the time to sell our house and buy a new one (no matter how soon that would be) we would trust Dawne to represent us.

Wow, Where do I begin. The process of selling our condo was a very long and trying one, spanning 2 plus years that it set empty before Dawne even got a signed listing. I want to make clear this was through NO FAULT of Dawne's. She had no signed document that guaranteed her the listing for 2 years but she was there offering her help at every step of the way and I needed it frequently. When she was finally able to get a signed listing from me after 2 years (I required an agreement through mediation with a guardian and Lawyer for a Life Tenant of the property for the split of the proceeds from the sale of the condo) Dawne had an offer within a couple of days of the listing being signed. That needed to be approved by a judge for the sale to go through. Through this all there was a deadline that the buyer had to meet for tax purposes and the Life Tenants furniture and all their clothes and belongings had to be moved out by the day of the closing. The time between the Judge approving the sale and the closing having to happen was just days. I emphasize "days" as in less than 5. The guardian hired 2 people that worked non stop to box up and move the stuff to storage and fill a very large dumpster. You'll find this hard to believe, but Dawne was right by those 2 guys side boxing things up, helping move furniture and belongs every day but 1. I know this for a fact because I was driving the U-haul truck back and forth on multiple trips to the storage facility. Dawne received nothing extra for these days of work. There is so much more she did for me in the 2 years that the condo set empty and unable to be listed with no guaranty that she would get the listing. In fact the guardian for the Life Tenant had worked with another realtor in the past and after the 2 years leading up to the mediation, the guardian wanted the listing to go to them. I had to tell the guardian there was no deal if Dawne didn't get the listing. Dawne had put so much work and effort in to this for 2 years there is no way I was going to let that happen. Oh I almost forgot Dawne found a buyer that gave me top dollar. In fact an amount that I had only hoped for but thought it would be hard to get given the condition of the property. Contact Dawne you couldn't ask for someone better to sell your house.
It goes without saying Dawne's very knowledgeable about the process of the sale and evaluating the worth of your property.

As a first time home buyer, I was unsure what to expect for house hunting or the process. However, Dawne was beyond patient to answer all my questions and always made sure I understood everything clearly before proceeding. I loved how she actively listened for my wants and needs. Dawne went above and beyond the expectations of a buyer's agent. We worked with her from out of state and she kept on close contact with us, working nights and weekends and learning about what we looking for in a house. She would send us listings and talk to us about what we liked/didn't like about them. Dawne not only perused the listed properties but also watched the "upcoming listings" section and when one came up that fit every one of our preferences, she immediately booked an hour long showing for us the morning it was officially listed. (She actually even contacted the listing agent to see if we could get in a little early). She then worked hard to find comps, analyze the current market, and gain other intel in order to advise us on an appropriate offer. When we had our offer accepted, she helped us organize inspections from out of state, she attended them on our behalf and even helped us negotiate a better rate on our loan! Dawne is a personable, knowledgeable realtor who did an excellent job helping us buy our first home. She really worked to understand our needs and wants, while keeping us within budget. We had our first offer accepted in a highly competitive market; however, we did have to wait a while before the sale was finalized due to some complications on the seller’s end.
