We found Deborah Waters through references on our hometown FB page; she was highly recommended by actual clients, so we decided to interview her. Instantly, we knew she was the absolutely best person for the job. The house we were selling was not at all “traditional”; it was a little cottage over 100 years old and it was in need of a formidable amount of repair - but the potential of this quirky little house and the panoramic views held a promise that she could see, and believe in, and she embraced the challenge of marketing it wholeheartedly. Deborah was totally hands on, from cleaning and staging it to show its beauty, contacting and engaging people to do the needed repairs, arranging arial photography to be done to showcase the beauty of the natural surroundings, communicating with us clearly and with good humor every step of the way, hand carrying documents, and arranging everything so we could just show up at closing to complete the sale. Time between contracting with Deborah and Howard Hanna Realty and the first 4 bids? Five days. Closing? Three months. We sold to a family who fell in love with the home and could not wait to get started with the renovations which would make it their dream home. Beyond all that, Deborah is the kind of person that we just didn’t want to say good-bye to. We are so delighted to have shared this important time with her and to have gotten to know her - so we whole-heartedly and enthusiastically recommend her - and thank her from the bottoms of our hearts.

Debbie was our realtor for a recent purchase. She listened to our needs and didn’t try to “sell” us on any particular property. She really digested our wants and needs, and identified houses that aligned with those needs. She also went above and beyond and researched candidate properties to have detailed knowledge of what work had been permitted or done under the table, made solid recommendations on house value based upon her dedicated factual analysis, and then ultimately strategized with us about how to craft an offer that would be selected in a very competitive market. I have purchased 9 houses and this was the first time I felt that our realtor added significant value to the transaction. Plus she is a Hudson Valley expert.

Debbie got us our dream house! We were stressed during the pandemic as we tried to escape the city, with our 3 kids. We went from a cramped 1-bedroom to a 2.5 acre 4-bedroom with a pool. Debbie was extremely proactive and responsive. She went to bat for us on so many things, including closing costs and escrow payments. She was with us on so many treks up and down the Hudson Valley, through storms, and carried us to the signing table. She went above and beyond with our kids, blowing our son’s mind with her NASA connection, and will forever be a part of our lives. We hope she continues to visit us. I called Debbie for advice on how to choose a realtor that I could work with in Florida. We talked about it for a while and narrowed down the characteristics that were most important to me and she did the rest of the work! She found me an experienced realtor who is a military wife and lives in the zip code area where I now live. There were multiple challenges along the way - including an undisclosed lien on the first property we contracted to buy - and my realtor saved me a lot of regrets and future head aches by being on top of things that I had no idea I could even check into.
