Buying a home is always stressful. Buying a home from 3000 miles away creates so many more stressors in the process. Delta not only agreed to take us on as clients, but really spent so much time educating us as buyers in a new state. There really are many differences in buying a home from state to state and she patiently and carefully walked us through the whole process, most of the time across the country. She didn't disappear after the sale was complete either, she took the time to ensure we settled. Delta is the only agent we would use again and as such recommend her to everyone.

We first met Delta when we purchased a condo in Orange City, Fl. She was the listing agent. When we decided to sell that one, because of her past professionalism and her obvious love for what she does to help people with their real estate/home needs, we listed it with her. She sold it for us in a short time frame.
Recently we contacted her to seek out a condo in Deland. She knew what we were looking for and when a property came on the market that she thought would be a good fit for us, she let us know right away. Since we live out of state, she took us for a tour using Face Time. We trusted her judgement enough that we made an offer before seeing it in person. With her help and advice, the offer was accepted and we closed in February. When we arrived in March, she met us at the condo and even had some food and drink, as well as a few dishes and such to get us started.
She is always prompt to call back or text to answer a question or deal with an issue to offer advice. A gem!

Delta Schrade is a top notch realtor. Her knowledge of the market is second to none. She makes sure every detail is taken care of and her clients are fully protected.
We had a few issues with the sale of our home. On the date of closing, all documents were signed and in order. The buyer had scheduled multiple transactions on the same day and the wiring of funds was delayed. The buyer should not have received the keys and given clearance to enter the home until the transaction was complete. The buyers agent gave the buyer the keys before the transaction was completed. Delta made sure to stop by the property to find the buyer starting to unload household items. She asked the buyer to leave the property until the transaction was completed. This is due to liability issues should there have been an accident or damage. She made sure protect all parties involved. She brokered an agreement between us and the buyer to keep the electricity connected over the weekend due to buyers oversite.

Delta Schrade made my first time home buying an experience such a fun adventure!

She asked me to set the expectation of what I wanted in my home and assisted me in finding the perfect one!

Before we started to look for a home she determined who would be best to contact for my mortgage based on what type of loan I was interested in applying.

Once we started looking, She stayed in constant contact with me regarding communication with the sellers agent, inspections, surveys, and did research in finding out the history of the home and made me aware of anything that would be a concern before putting in an offer.

Once I placed the offer, she gave me a checklist of things I needed to complete so closing would go smoothly and then additionally she gave recommendations for after closing such as applying for Home owners exemption.

I am so grateful that Delta was who helped me find my home, and I’d recommend her to anyone, because she is the absolute best!!
