The Needle Group is the BEST! Our entire purchase process was so smooth and we couldn't be happier with our new home simply because of their guidance.

As first time buyers, we went to so many open houses with our prior agent and still couldn't get a home because we were not getting the right advice. We met Dianne and Bruce just when we were desperate, and they listened to our needs and gave us a clear picture of what kind of houses we really needed for our family. They were always professional and never pushy like the other agents out there. Instead, they personally checked every house that we were interested in and analyzed the pros and cons for us and left us to make the final decision.

The housing market was crazy during the COVID pandemic but they worked their magic and found us our dream house through a private sale.

Dianne is truly an expert in the real estate industry in Sharon. She can understand your expectation and find the house you want. We prefer a relatively new and move-in ready house, which is not that easy to find because the floor plan as well as room size should meet our expectations exactly. Still, she found the one for us, which was truly the dream house. Besides, she is very good at negotiation and giving advice on all the aspects of house buying/maintenance, like details we should pay attention during open house events, what small changes can make a big difference in the house. Based on her advice, we also had a very smooth house inspection and closing process. She basically takes care of everything for the buyer and always replies emails, messages, phone calls ASAP. Even after moving in, she can still give very helpful advice, like lawn maintenance, which we had no previous experience at all. My wife and I had been looking for a home for the last few years but started the home hunt in earnest this spring 2017. We had run into Dianne showing properties through the many open houses we had attended the previous year and found her to be warm and knowledgeable. From the agents we had run into in the past, not all of them make the home buying experience a pleasant one. In a very competitive environment, you want someone in your corner looking out for your interests with knowledge and data to make comparables; this made the home search all the more relevant to us as buyers. As the process moved along we viewed properties at open houses but also had several properties she coordinated private viewings for which she did flawlessly. She sent us updates each week as new listings hit the MLS which was very fortunate for us as the property we ultimately purchased was not listed on Zillow or Trulia as an open house. Dianne was relentless in following up with anyone that showed interest from every open house and private showing. She also helped in the negotiation of the P&S agreement to remove a mortgage contingency and lined up a great law firm to handle the closing. This ain’t our first go-around with the Needle Group. We bought and sold homes with them three years ago and just now closed on our new “forever home.” We told Bruce and Dianne what we’d like in our dream house and they came back a week later having checked all the boxes: 3BR, large family room, large office, nice neighborhood but not too tight, big yard for our dogs, reasonable commute to Boston, on a body of water. They worked with us on the bid and, eventually, we got it! Most importantly, they did their usual incredible job advising us on what we needed to do to get the best bang for our buck selling our home. We ended up with SIXTEEN OFFERS after one weekend. Sixteen legitimate offers! And we sold for $50,000 over asking (about $80k over what we paid 3 years ago)! Great market, but it takes an amazing realtor to sift through the buyers and help determine the right one (bid, inspection, credit-worthiness, etc). Seriously, we appreciate the hand-holding that the Needle Group brings: finding the right home, staging, advising, and walking you through every inch of the process. Great team (including Nancy in the office who was exceptional). In closing, we don’t expect to use them again soon — cuz they found us the perfect house and helped us land it in the most competitive market in recent history. But they’re great friends now so of course we’ll have them over for a post-COVID party by the pond.

We asked Dianne to sell my mother's house late this past Summer. Since we no longer lived in the area and most of the information about the house was difficult to obtain, having someone with local experience was required. When we started the home-buying process, we were not well-acquainted with it and Dianne was a God send from the start. She held our hands through the entire process, starting with the offer letter, providing suggestions and recommendations for professionals to work with for inspection and closing, offering information about the community and upcoming tax changes, working closely with us to address all of our concerns, and being very accommodating and understanding of our tight timeframe and special conditions. Dianne (and her husband Bruce) were great resources during an uncertain period, helping us execute both the sale of our first home and purchase of our next house as concerns around COVID-19 were really throwing a wrench in the housing market. We would highly recommend The Needle Group team.

On the sale side, Dianne's eye for detail and network of affordable, high quality, and speedy contractors helped us quickly get our house in tip top shape for an open house. When we did have our open house - right as the world was shutting down in Mid-March due to COVID-19 - she did a great job allaying our concerns about having so many visitors in our house by strategically placing cautionary signs and disinfecting wipes throughout the house. She also posted a virtual walk through to drive interest from buyers uncomfortable with venturing out of their homes. With her help, our open house drew a ton of attention and we were able to get an offer over our asking price on the initial weekend.

We met Bruce Needle through working with his wife and partner at "The Needle Group", Dianne Needle. It soon became evident to us that being from Sharon, the Needles have the "home advantage" and were willing to help guide us through every step of the way as we were very inexperienced first-time home buyers. Bruce sat down with my wife and I at a coffee shop and very carefully took notes on what we needed in a new home, for as a family of 5 (to include an infant and a toddler and pets) we needed a safe affordable home within a specific time frame. We viewed many properties, all the while Bruce was patient and informative and so when we found THE property we were all excited and relieved. However, we would, of course, run into a few unusual issues which complicated the sale and lead to us leasing to own our home for months before we could take over the title. Dianne and Bruce were an absolute pleasure to work with! I gave Dianne a call when I stumbled upon a perfect house as a first time home buyer. Dianne jumped right in and explained the entire process in a way that made my nerves turn to confidence. She helped me pull together a rock star team, made sure I was on track at all the important milestones, and made recommendations that I'm so grateful I took. She and Bruce were not only incredibly knowledgeable, but they were so much fun to work with! Their excitement for me made the process all that much more fun. The Needle Group is like none other, I highly recommend working with them!

Bruce needle and his wife are the best agents! they were very kind, on time and they went far and beyond to help me and my family get the best condo in the world!

Bruce was very patient with us with all of our quirks and his knowledge of different places and home types helped us a lot cause as first time buyers, we didn't know anything bout buying a house or condo.

We chose Dianne because she had the best sales record in our area, and she gave us the impression she would go the extra mile for us. We were not disappointed. Dianne and Bruce took such good care of us! Even when we hit a rough patch, Dianne jumped right in, and went above and beyond to make sure our home sold quickly, and at the best price. I cannot tell enough good things about, Bruce and Dianne Needle. From the start of our family's home buying process, until now even post close with renovation, Bruce has made my life so easy. Given that the property we purchased was bank owned, the process was quite complicated with multiple parties (attornies, bank personnel, etc.) involved. Bruce coordinated the entire process and made the purchase incredibly seamless. Even when he did not know about something, he would research and get back to you with prompt information. The best service from the couple is honesty, and they strive to keep their customers up to date. Now that we are post close, and as I am working on renovating the house, Bruce still continues to provide me with recommendations on contractors. I will be sure to recommend Bruce and Dianne Needle to all my friends and family for purchasing future properties.

Dianne has helped my family sell and buy homes for years and we wouldn't think of using a different realtor. Dianne is very knowledgeable and is ALWAYS able to answer any question that we may throw at her. She did a great job with my open house and with the negotiations of my closing. My husband and I had the pleasure of working with Bruce when buying our first home. We contacted the Needle Group as our first step in purchasing a house. We knew a bit about the process, but we were certainly a little overwhelmed and we were working with a short deadline. Bruce was amazing to work with from our first meeting! He and his wife Dianne advised us what to expect every step of the way. He was always prompt and responsive no matter if I e-mailed, called, or texted or how many times I reached out to him during the day. No matter how many properties I sent him, he checked out all of them either by discussing with the listing agent, driving by to make sure it met our criteria, or in many instances, setting up a viewing - sometimes for the same day! He was always positive even when I became discouraged. When we found the house we wanted to move on, I truly believe it was his expert advice that led to our offer being accepted. We closed on our home less than 2 months after meeting Bruce. I couldn't recommend him or the Needle Group more.

We just made the move to Mass from Texas. Dianne and her team were incredible in helping us find our home! Dianne went above and beyond looking at houses for us while we were transitioning up North. Dianne helped us buy our first home and truly made it a stress-free experience. Dianne built trust early on as she always gave honest feedback and consistently answered all of our questions in a timely manner. Through every step of the process she had reliable recommendations for our needs whether it was a closing attorney, inspector, or loan officer. Additionally, we didn’t own a car at the time and she was more than happy to pick us up or meet us wherever we asked at a time that worked around our schedule.
