Liz is truly amazing! We first worked with her on the purchase of two rental properties in the Perry Row community back in 2018. She was extremely knowledgeable about the area and worked with us every step of the way with the builders. The properties were doing so well and we fell in love with the area so we decided to move to Denver in 2021. We called Liz right away and she found us the perfect home in the Cherry Creek neighborhood. Liz is simply the best of the best! We've now worked with her to buy two different homes and sell one home, and we can't honestly imagine working with and developing the same trust with anyone else. She has such a wealth of knowledge, and every single recommendation she provides--from window washers to when to list to what to fix before selling to what to offer--absolutely pays off in spades. Having gone through a couple different real estate experiences with Liz, I genuinely can't imagine working with anyone else. First, she was so driven in the search process. It felt like us finding the right home mattered just as much to Liz as it did to us, and knowing we could count on her quick responses and relentless pursuit of viewing times gave us confidence throughout the process. Next, when it was time to make an offer, Liz really honored our goals and objectives in helping us find the right approach. Her advice was spot on, and we don't think we would have landed where we did without her. Finally -- and most importantly to me -- Liz was absolutely essential to us in navigating a complex closing process with surprises at every turn. Liz has helped me buy and sell two properties over the past six years, and each experience has been flawless.

On both buying occasions, we got the property we wanted the first time around, a true challenge in Colorado's ultra competitive market. This was thanks to Liz's negotiating and communication skills, which are second to none. When it came time to make an offer, Liz presented us with a clear and concise strategy, ensuring the process was smooth and low stress, and that helped us avoid common traps like bidding wars that can plague less experienced buyers and agents.

When it came to selling, on both occasions Liz went above and beyond to make sure our home looked spectacular to prospective buyers. She maintains a strong roster of specialists that she called upon to touch up our home and make repairs. The result was that, on both occasions, all offers received were free from objections. And on the most recent sale, we received nearly 10% above asking price.

We knew when it was time to downsize and put our lovely Mid Century Modern in Park Hill on the Market, that Liz Richards had to be our realtor. We could tell from the moment we met her that she had the presence and professionalism to get the job done. When she visited our home for the first time to consider selling it, we were so touched by how clearly she saw this special cache we had loved and nurtured over the years. Once it came to getting it listed, we let her vast experience be our guide—we did not rush it to market. Her advice about re-doing one of the bathrooms that we had not touched yet, and her connections in the field, from the right broker for financing it, to the right contractor to get it done quickly, helped so much. When it came to selling it, it was astounding! Her vast network and name recognition resulted in an unprecedented number of showings, and three vastly over asking offers, in an unbelievably short time.
To close the deal, her respect among her peer agents resulted in a totally smooth process. Reaching out to her contacts resulted in a great “downsizing” and moving process.
On the closing end of the buy, a process thrown into chaos and high stress due to COVID 19, she was always a strong dose of reality (even when we did not want to hear it). And when the deal got complicated and eventually went away, she was our strong advocate, and ultimately, along with the her recommended financing broker, helped us come away unscathed and with no loss of earnest money.
