Emily Ching has helped us many times over the years. She makes the purchase process very simple and walks you through everything step by step. Compared to other real estate agents, I really value the tiny details Emily is able to point out through the walkthroughs, and she's also very knowledgeable about the neighborhoods and school district, and has a good sense of what the value of the house should be. She is very sincere and straightforward. She's always been a good resource for questions about anything home related, and very quick to respond to any questions we have. A valued real estate agent, and also a good friend to us now.

What a masterful understanding of the real estate process Emily has. She advised us on all the facets of not only the sale but the preparation of the house to maximize its potential. She knows the in and outs and what's necessary and what's not. She has connections for necessary repairs which put us quite at ease. We were able to complete the sale fully remotely since we live about 1 1/2 hours away. We can fully recommend Emily and her team to sell your home in an efficient and confident manner.

Emily Ching is a pro and there's a reason she's one of the best and well known realtors in Cerritos and surrounding areas. She knows what's going on in the area and gets the inside scoop from her connections. I would totally hire her again and 100% recommend her and Hank's services!

We met Emily back in 2018 at an open house she was hosting in Cerritos. Back then, we had just started our search and were just browsing to get an idea. Emily could tell that we were newbies and since the open house had no other people coming in, she took the time to explain to us the process of home buying and we were really impressed with her knowledge and appreciated that she took the time to get us oriented. She told us to keep saving and to contact her in about two years which was pretty spot on for when we were ready but 2020 was crazy and the housing market wasn't getting better. We got serious in early 2021 because the house prices were just getting higher and higher so we reached out to Emily Ching.

What we really liked about her was that she gets straight to the point and she tells us her honest opinion on houses and areas. She pointed out things that we hadn't even noticed about some houses and we really valued that. She also responds quickly to emails/texts and was able to arrange viewings quickly. She doesn't sugar coat things and mislead you and push you to make an offer on a house that you don't love like some other agents might do. If you're going to spend so much money on a house, you better make sure you love it. Don't just make an offer because you're desperate and have buyers regret.

With the pandemic, Emily is very cautious and ensured our safety. It was a little confusing working with her in the beginning, only because our names are really similar so she called herself Big Emily / Emily Sr. and I was Little Emily / Emily Jr. LOL. I started to really like our weekend open house visits and look forward to them. The housing market really was crazy in 2021, with two of the houses we bid on going 100k over asking price!! In the end we managed to finally find an awesome place in Cerritos with Emily's help. In all, we probably viewed over ten houses and had placed five offers before we got one accepted so don't give up! She helped us build an offer with competitive terms to compete with the crazy market. She has contacts for loan agents, architects, contractors, termite treatments, and more. We used her loan agent and got a nice competitive rate. I can't say enough praises about her, you'll never regret hiring her!

Very Professional - Gives lots of information regarding what to look for when buying a house, and what to expect as a homeowner. She personally works with you, and will accompany you to every house viewing.

Extremely Accurate Market Sense - All of her offering prices were at or extremely close final sale price. Almost all of our offers made it to final consideration, only losing because of cash buyers rather than offering price.

Very responsive – She will respond to your call, text, or email. We never had trouble asking her for help, and she will make time to answer any question you might have, even during the evening.

Very patient - Won't rush you to put in an offer, and will work with you every step of the home buying process. She works with your schedule and will support you in every decision you make. We even took a break and she didn’t push us to resume searching.

Fights For You – If anything turns out against you, she will fight on your behalf. When we found out our house was smaller than listed, she helped us to get a more reasonable deal.

Extensive Knowledge - She knows what to look for when buying a house, and will share that knowledge with you so you can make your own decisions. She knows what to look for during a house inspection, what the neighborhood is like, how much repairs or upgrades might cost, and who to ask for questions regarding anything from financing, to inspections, to contractors and beyond.

Long Time Resident - Has very deep knowledge of the city. Recommends houses based on your preferences, and will point out the pros and cons of each neighborhood, even down to what streets are allowed to have emergency vehicle sirens.

Well Connected – She has connections with people from every step of the home buying process, so she can help you with financing, home inspection, appraisal, pest control, insurance, contractors, and so on. Through her connections, we were able to close within 20 days, finishing all of the buyer’s responsibility within the first 10.

Emily helped us find and purchase our first home at a great price. She gave us great tips on how to make this transaction as smooth as possible for us and the seller. She impressed us with her very thorough knowledge of the Cerritos neighborhood and we liked that she shared a lot of information about the neighborhood to help educate us. She was upfront and honest about the buying situation we were walking into, so there were no surprises. She spent hours with us over the phone and sent many emails and texts every day to keep us abreast of all the information we needed to know. She was a great coach, is extremely passionate about her work, and we were so thankful for how she worked extremely hard around the clock for us. Hank was also very helpful, efficient, and reliable in helping with our paperwork. If you work with Emily, she will take care of you and make sure the arrangements are in your best interest. Having managed my own rental properties for almost forty years, I have no choice but to rely on a real estate professional to lease out my house this time since I am now living in N. Calif. My success in the past mostly depend on the thorough screening and interviewing process. I honestly felt a little uneasy having to dedicate this critical process to someone else.

Emily helped us buy our home in Cerritos a few years ago. The seller initially wanted a price that was beyond the scope of what we could afford, but Emily was able to negotiate the price down to what we can pay. Fast forward today, we are moving out and needed a reliable tenant to not damage our beautiful home, pay the rent on time, and be overall very reliable. Emily Ching not only yet again negotiated the price down successfully for our next home, but she found us many great potential tenants and helped us narrow down our choices.
