Seller beware! Eric Free is an AWESOME realtor and I would HIGHLY recommend him to help you sell your home, but I would give you a heads up on the 'Realtor Fees'!! The Broker is not someone who is fair when it comes to the fees. When I sold my home, the fees were at 7% and when it turned out that both realtors were from the 'same' office and under the 'same' broker, I was NOT able to negotiate the 'fees of 7% down' to a 4 or 5% which is common for real estate!! That could mean the difference of paying $31,000 or $15,000 realtor fees on your closing!!! My home sold on the first day...and the broker would not budge a dime! I was told it was to late to negotiate the fees by that time. I was thinking of just shutting down the whole sale. The realtors did compensate a little since the price was not quite what I wanted ... and if I didn't take the offer, they would be out their 7% fee of $31,000+. Then I paid for other inspections and things that are not commonly done. Instead of a loose toilet and come settling cracks...which is 'common' for a new built house, they wanted me to pay for house cleaning?? I have a very clean home... I had it professionally cleaned when I put it on the market for the Open House. So no, I will not pay for cleaning after I'm gone. I had to leave my appliances (refrigerator and washer / dryer) - this is where the realtors came through with some money since I wasn't going to 'give it to them'! There were times I felt on an island, but Eric assured me that he had my best interest in the forefront. I'm a single female who was moving out of state and it seems I can be to trusting at times. So just beware of all the negotiable items up front and watch out for greedy brokers!! Eyes wide open next time!

Eric Free at the Beavercreek office was an absolute pleasure to work with. He was detail oriented, informative and very communicative and prompt through the entire process. Always willing to adapt to the search adjustments my wife and I threw at him. Nothing but rave reviews from our family. Should the situation arise that we have to relocate again, Eric is our first call.
