Eric Pakulla and his team did an amazing job selling our house. We’d worked with other realtors previously to try to sell our house and were left wondering what exactly their role was in selling our house. Not so with Eric and his team. They took the lead immediately and let us know that had everything under control. Being that we’re out of state from the house that we were trying to sell, we were concerned about being there for appointments and inspections. Eric’s team assured us that they had it handled and was able to be there and represent us at every inspection and appointment. Due to their diligent efforts and dedication to selling our house, we were amazed at how much attention our house got when it was placed on the market. And due to their great insight and hands-on guidance, we felt confident that we knew what needed done to make the house more presentable and appealing to sellers and, ultimately, we quickly sold the house for exactly what we were looking for. When I saw Eric's credentials, I knew that he was going to be the perfect realtor for me. I wanted to get out of my condo fast, and I knew with him and his teams expertise, that they would make it happen. Within a week of my condo being on the market, it did in-deed sell. We had over a dozen showings, and I know that it was because of Eric, that this house had sold. Throughout the whole process Eric and his team answered all of my questions. I am more of an email person, and every email that I sent was answered extremely fast. It felt as though I was his only client, and I feel thats the way things should be when selling a home. When I was looking for a Realtor I asked some friends for recommendations. Some did not respond, others were slow in their responses; however Eric was on top of things. He was referred to me by one of our former neighbors. Since they had a great experience with Eric and they sold their home quickly, I contacted Eric. Initial Impression Eric was timely with his responses and he showed up on time. Eric was very knowledgeable about the housing market and what the home would sell for and gave us a breakdown of approximate costs (transfer taxes, fees, etc.). I was impressed with him and felt confident I would sell my home with him. Getting the Home Ready After signing on with him, he came over to assess the home for what should be fixed and/or changed in the home. Again, he was on time and very honest about what we needed to do to have the home ready for showings. Listing I had about 11 showings in the first 4 days of the home being listed. Offer/Negotiating/Contract I received an offer from one of the showings. After discussing the offer and my options, I sent over a counter-offer. No one gets everything they want when negotiating, but the potential buyer and I came to an agreement, with the help of Eric's negotiating skills. After the home inspection the buyer wanted a lot of concessions that did not make a lot of sense. Again, with Eric's negotiating skills the majority of those were removed and only the reasonable/big things were agreed to (such as an HVAC repair). Closing Eric's cost breakdown was spot on. He reviewed the cost breakdown with me at closing and it was exactly as I had expected. His Team I can't leave this review without mentioning the great work and help of Gayle and Lauren on his team. They are great people who helped answer questions and resolve issues. They were also very knowledgeable and always responded very quickly. Recommendation I would not hesitate to work with Eric and his team again. I can't say enough positive things to do them justice. I was very happy to work with him and his team since I thought selling the home would be stressful, but they made it a breeze.
