Janice is the top agent in Washington State and she provided a great strategy to help me get my house sold for $500,000 over asking! I've always been an extremely demanding person, but her patience with me is far beyond my expectation. She always answers my questions in a second, trust me it's no exaggeration! In 2017 I met Janice and followed her advice bought a single family house in Sammamish almost at the bottom of the market and sold it for $500,000 above market value in just seven days earlier this year. It sounds crazy, thanks to the hot market but more importantly Janice's advice on timing and great sales strategy helped me a lot! In the process of preparation to put the house on market, I was not in Seattle and I didn't need to worry about anything at all. Janice took care everything for me and handled it efficiently. The first thing we have to say is her professionalism in real estate and efficiency. Janice will try her best to promote our house to the market and make sure we sell the house at the right price. Janice has strong communication skills which helped us significantly during the process. When she represents us as a seller agent, the tremendous amount of supports and cares she provided, gave us a peace in mind. During the transaction process, Janice can ensure that there will be no errors in the seller's part, which is very important during the transaction. We highly recommended Janice you are new to home purchase and need the support from an expert! We got Janice’s contact from our friend who just successfully purchased their first single family with Janice. Before meeting Janice, we have been hunting houses for more than 5 months. We first shared the interests for the types of houses we were looking for, the next day Janice started to send us the links of houses that potentially meet our requirements. Any houses we want to have a tour, she was able to get the appointments right away and well organized! She also printed out all information about the houses we toured on the day so we can always have the detailed info handy. Thanks to Janice, it a miracle and so amazing that we win the offer the first time we met! We toured the house and communicated with Janice for the offer strategies and the second day we got the offer accepted even with contingencies on it (the competing offers didn’t have any contingencies). Janice was referred by a close friend of mine. As a first time home buyer, I barely know anything, but Janice explained every detail of home purchasing process, answered tons of my questions, I was impressed by her patient.
Even I was not quite sure about why type of home do I need at first, she took me to several properties to show me the difference so I will know what exactly I want. She's responsible and responsive.

As a newcomer recently relocated to greater Seattle Area from Canada, I was so lucky to meet Janice on the first week I set my feet in the US soil. With no car, knowing no one, Janice gave me the warmest welcome.

Janice and I had the first phone call. She patiently listened to my demands, budget and areas that I was looking for. I gave her 4 houses that I looked up online and she just immediately booked all 4 houses tours for the next day. She picked me up and introduced all 4 houses to me. She focused on every details, good and bad. I could immediately tell she's so knowledgable. We shared a lot of thoughts in common. I trust her.

Thanks to her tours to the houses, I was able to know more about the area I wanted to target.

A week later, there's a house listed, same neighborhood as the 2 of the houses Janice and I saw. I knew I wanted the house. I told her, I cannot afford to waive any of the financial contingency and lower appraisal contingency. Janice helped me analyzed the market situation and prepared an offer strategy. She helped me presented the offer to the seller, and well communicated with the seller agent. I was able to get the offer acceptance WITHOUT giving up ANY of the contingencies, on SUCH HOT MARKET!!!!! Now the transaction is completed, I am the house owner.

Without Janice's help, I wouldn't be able to settle down so quickly (2 months moving from another country!)

My Previous house got sold! (not the new one which I just bought ;'D ) Guess who is my agent?!

It was an excellent selling experience to work with Ms. Cai. She helped me to sell my house in the rainy season. With her impressive knowledge of the selling process and the market, she made a great plan and sold the house in one week ... and there were multiple offers. that's definitely supervised me and my family.

And, if a highlight is necessary here, then it would be on her excellent negotiation skills. The results of the deals were much better than I excepted.

I have worked with her twice already (one for buying, one for selling). you know what, If I need back to the housing market, I will dial her number without hesitation.
