I am a first time buyer who was extremely nervous about buying in this crazy market. I knew very little about buying a house or what to do. After meeting this team I knew within minutes that I was in good hands. This team did not treat me like a client but instead they treated me like family. It didn’t matter what day of the week or time of day they were there to answer any questions I had ( trust me I had a lot ). I am a Iraq war veteran so I did the VA loan and they knew exactly what to do. I also lost both my parents on the same day a few years ago so finding the right team was extremely important to me. Knowing I didn’t have anyone to help was scary but that went out the window with them. From here on out if I buy another house I’m not going to use anyone else but them. 5 stars is not enough for them!

Working with the “JoeSellsGa” team was nothing short of a FANTASTIC experience. Ashlee Watson was on call and ready to take us to any house as soon as it popped up and peaked our interest. She was out with us on Christmas and New Year’s Eve. Joe was always in the background available to answer questions and offer advice. After multiple bid losses, when the right house came along, Ashlee fought for the best deal right up till closing day. Even after we moved in, they both continued with advise as to which projects to focus on first and how large the island should be – LOL. I wouldn’t hesitate to go back to their team if I need real estate help again in the future and totally tell anyone and everyone I meet that they are your team if you’re looking to buy or sell!

Joe is the very BEST realtor you could get. I have bought and sold a lot of properties in my life but was new to Georgia and when the realtor I picked did not work out well for me, Joe was able to jump in and find me a beautiful home I could afford. Joe was awesome!
As a first time homebuyer with very specific needs in terms of price, location, and timeline, I was planning to have to compromise on at least one of those ideals. HOWEVER, Joe surpassed my expectations and got me into a place in my first choice area, in budget, with two weeks to spare! Additionally, he got a bunch of extras added to the contract for me that I would have never thought to ask for. He even had referrals to lenders and inspectors, which allowed the process to feel even smoother and more professional, if that’s even possible. I loved that Joe was honest and looked at each property he showed us like it was for his own family, pointing out potential issues and not just trying to get us in a home to move on to the next client. A home is a major investment, and having a realtor that was very clearly looking out for my best interest from beginning to end of the process turned a scary new experience into one I could simultaneously enjoy.

We first knew Joe as an awesome bartender at Castleberry Ale House many years ago when it first opened. We were thinking about maybe selling and moving this year but thought with COVID-19 it may be the wrong time. Joe said we had nothing to loose by trying and lo and behold it worked! 5 stars doesn't do justice for how fantastic of a realtor, and person, that Joe truly is.

My family was expanding beyond our capacity of our 3 bedroom apartment and we knew it was time for us to move into a house. We weren't sure how we were going to do it (or even how to begin the processs) thats when we reached out to Joe. He took tremendous care and interest in our situation from the first call. I told Joe "I have absolutely no idea what I'm doing" he immediately comforted me and explained the whole processs. He was able to assist us in finding a local lender that best fit our situation, and essentially walked us through our entire process.

Once we were finally able to look at houses that fit our budget and criteria... (our budget and criteria were not an easy request to fulfill and I believe many realtors would shy away, or lack interest in our situation..) Joe did not, he was enthusiastic, positive, sincere, and honest in every aspect. He had us compile a list of homes we liked through Realtor.com, zilliow etc. and send him every one of them we would like to see. He even compiled a huge list of houses that fit our budget and needs... the first Saturday we went out and saw several houses that WE had picked out that looked great on the internet (weren't so great in person), he took us to all of them and was sure to point out things that looked wrong, or off, and gave us his honest opinion of every aspect of the house. After viewing the houses we picked out we felt a bit defeated and were unsure if we could even find a house that fit us. Joe reassured us that every house we view gives us more insight to what we like and don't like in a home, and will make our future viewings a better step in to finding a home, not a house. We concluded the day by Joe telling us, "Hey, if you find a house you like send it to me and we can go see it immediately, I'm always around and if you find something let's go check it out!" Well.. I put his promise to a test and sent him a home within an hour of our departure.. we were at the house together within a couple of hours.

We fell "almost in love" with the house, we were ready to make an offer. I asked Joe, what do you think? He replied.. "Do you want me to tell you what you want to hear, or do you want my honest opinion?" I went with honest of course. He replied "I think this house is overpriced and I don't think it's the right home for you." I knew at that moment I didn't just have a good realtor, but I had a great person that truly cared about me and my family. He assured me "That if you love this home then we can do it." (I'm certainly glad I listened to him)

A week went by and we felt defeated, we were certain that buying a home just wasn't going to happen for us and had just accepted that we were going to have to live in our apartment for the foreseeable future... we gave up and Joe didn't. He asked us what homes we were interested in seeing Saturday. We had no list compiled and I made one up by Friday evening. He took us to all of them. We fell in "actual" love with one of them, it met every mark on our list and then some. However it was way out of our budget... I once again asked Joe, "what do you think?" (In my head expecting a no, or I don't think we can do it.) The response I got surprised me. "So you love the home?" he replied. The rest is in the books.

He worked with us in every step of making the offer, to checking in on the loan process, to seeing how we were feeling every day! He brought us happiness and comfort in every step of a process that made us want to pull our hair out.

I can honestly say that if it weren't for Joe, I wouldn't be writing this review from the comfort of my home. (HOME not HOUSE) I have only had one realtor and can say it will stay that way! Thank you for everything Joe!

We are fairly new to Georgia,. We bought a house that we loved when we first moved here, but our daughter made friends in another district and begged us to try moving across town so she could attend another school. We asked Joe to guide us as our realtor and we could not be more pleased with how this turned out. The selling and buying processes were both fantastic experiences. Joe offers great guidance, professionalism and knowledge.
The most unique part of our journey with Joe was an international vacation that took us completely off the grid while our home was on the market! We have two dogs and Joe helped tremendously by overseeing our dog caregivers while we were unreachable. We gave him contact info for our dog walkers and he coordinated all of this for us if a showing was happening. He even took our pups for a ride once when he couldn’t get someone over quickly enough to get them out.
Joe was really intuitive and knowledgeable about the area we were targeting to move to. As we would scour the market, sometimes we would suddenly find a house that we wanted to see and he always somehow made himself readily available. I don’t know how he juggled all of this, but he did and did it with a positive energy, always.

Joe, my realtor, positions himself differently among all realtors in today's market. His swift response and undivided attention to my family's needs and going beyond our expectation to get us in a house in less than 20 days was phenomenal and unique. His frequent follow up of how we feel about the house post the closing and sale was something I never was used to in a realtor for the past 45 years of my life growing up. Another significant attribute is his negotiation skills fighting for his client and turning the table around to his client's favor.
