Karen Folds has been a family friend for over 20 years. I usually frown on doing important business with friends, but after sitting down and discussing the possibility of having Karen sell our house, I felt the fit was right. Karen came to the first meeting with a lot of information on my house, the neighborhood, what houses were selling for in the area, and what she thought the house would sell for. While the house was on the market, Karen came up with some unique ways to boost the showings on the house. After 4 short months, we were under contract. The sale price came in at almost exactly what Karen had told me the house would sell for in our first meeting. All the way through closing Karen kept us updated of what was happening each step of the way. I was so impressed with Karen's knowledge and suggestions during the sale of our house, that we have hired her to find our next home.

I have had the pleasure of knowing Karen for 6+ years. Karen is professional, thorough and thoughtful. What impressed me most is how informed she is about the particulars of each community within Jacksonville and how well she keeps abrest of trends in the local real estate market. Karen was referred to me by the company I work for during a relocation process. She always went the extra mile in helping me find what I wanted and do so timely. Also took the time to show me around different areas of town before we zoomed in to one. Highly impressed not only by her professionalism but also by how she helped throughout the entire process by asking the right questions, reminding me of important things and steps, following up on stuff on my behalf, etc...in other words crucial in my move to jacksonville, huge help in more than just home finding. Without Karen's help, specifically her knowledge in buying a home in foreclosure, etc., we would not have closed on the home. It was what we considered a good deal but with all the frustration in dealing with all entidies/banks, we would have walked away. I would love to recommend Karen Folds as a listing agent, buyer agent and in my case, a broker. Karen was the listing agent for the property purchased. When she discovered that we did not have an agent, she notified us that she would be acting as the transaction broker and explained the difference. She maintained her high level of professionalism throughout this transaction despite several potential pitfalls. She returned phone calls, emails, and text messages in an extremely timely manner. She was on-call and more than willing to answer questions, listen to us vent and then provide quick and efficient solutions.

Having researched Realtors on Homes.com we found Karen Folds. We first met Karen in December 2011 during our Christmas vacation in St Augustine; using the time also to look for a house. Karen from the very first meeting was always welcoming, courteous, knowledgeable and very friendly. We left Florida with no house in mind, but for the next 3 months Karen regularly sent us information relating to homes on the market and answered any questions we had. All this was done from long distance, we in Ohio and she in Florida. March 2012 saw us visit Florida yet again with a view to purchashing a property. Once again Karen was on top of everything. It quickly became apparent to us all that to meet our expectations we were going to have to build. Finding the right house plan, builder and plot was easy with Karen on board, she knew exactly what my tastes were and searched diligently for us. Building a house from afar is not an easy task but Karen went to every meeting that was held, sent us photographs electronically of all stages of the building process; her knowledge of the building industry /process was invaluable. I read a review on here about Karen and can only reiterate, she does make you feel like you are her only client; she is truly a one of kind realtor and we were extremely lucky to have found her. We would not hesitate to recommend Karen to anyone looking to purchase or build their own home. It's nice to know that we not only found a top notch realtor, but also a friend. David and Sue Deakin.
