When we began the process, they were very knowledgeable and patient with us, and offered great insight around staging our home to show it at its best. They suggested some areas to fix and touch up, referred us to their list of reputable contractors, and made sure everything wet smoothly. We were in constant communication with them, and they used social media effectively to publicize our listing and the open houses. We were very pleased with the multiple offers we received, and with the smooth negotiation and whole selling process with both of them. As for buying our new home, they sprung into action once we saw the place we liked, coached us on making a compelling offer, and on everything from inspection to final purchase. Karen Tanzer is a phenomenal realtor. She's a woman who can wear many hats, knowing when a supportive comment goes the distance, knowing when to give it to you straight, knowing when to roll up her sleeves and dive into the work.

Karen is a woman of great character. She's kind, personable, professional, and has a big heart. I chose Karen as my family's realtor after my mom passed. Karen helped us sell my family's home of almost 40 years, and through it all she remained clear, supportive, and effective. She was my beacon.

Working with Karen and Seth made all the difference for me. I had two seasoned professionals helping me with the sale of a condo. I decided to sell at the end of June and the closing took place at the very beginning of September. Everything was on a timeline; however Karen and Seth always had my back and I never felt pressured. The first hurdle was preparing for pictures which happened about three weeks after the decision to sell. Karen spent hours advising and helping with the final preparations for the professional pictures. Karen explained everything so well, and also heard my words and feelings. Both Karen and Seth are professional, experienced, knowledgeable, and kind. Without their help I do not believe it would have worked out so well. Karen is "the best" realtor you can get in the area. Right from the first call we felt a huge difference in the level of service and care she provided. She found wonderful properties and tried to find a home that would match our criteria. We were new to the area as we moved from out of state and wanted someone who we could trust. The home that we finally went for was a new construction which she helped us negotiate to change the plan to match our needs. She convinced us to take a look when we were reluctant and we are glad she did because she knew it would meet our requirements.

After we signed the contract, she was proactive in helping us with the builder. She was always available on our calls with the builder and an active listener, taking notes and having follow up calls with us to point out something if it was missed.

She was gracious enough to regularly visit the property for us and make detailed videos to show us the progress and we never had to ask if she could go and check it, she would just do it. It is extremely hard to get a new home constructed while not being in town, but with Karen on our side we never felt we needed to come in and check regularly because she was our strongest advocate with our best interests in mind. In summary, if you have Karen as your realtor, you can guarantee she will go above and beyond for you.

My wife and I purchased a home from Karen in 2015 and were so impressed by her professionalism and knowledge that we chose to use her as our listing agent when our family began to outgrow our home in 2020. Our plan to sell was knocked off track by the pandemic and a myriad of other factors, but Karen was understanding, gave sound advice, and was ready to help us when the time was right.

There was no facet of selling our home that Karen was not able to respond to quickly with an informed opinion or solution to. She helped us choose when to put our house on the market, get our house ready to sell, and negotiate a great price. Karen is also very personable while staying professional. You may end up spending a LOT of time with your realtor depending on your situation and you want someone like Karen who is not dull or boring, but brings an enthusiasm, interest and positivity to her work that will ensure you that she is committed to doing what she does well.

When it came to buying we really hit a home run. A beautiful home had a substantial price drop that put it near the top of our range. We were able to visit the home and get an offer accepted on it a few days after the price drop and right before an open house that would have driven the cost of the home way up. We are still in a little bit of disbelief over how blessed we are to be in our current home! Karen's advice in that situation as well as the fact that she worked really well with the seller's agent gave us confidence that our offer was a good one. We were ecstatic when it was accepted!

Suffice it to say we bought from, sold with, and bought homes with Karen and we will not hesitate to call her for our next real estate transaction no matter what it is.

We really can't say enough about Karen! Our family of four (including two small children) had a very tight window to move from Kentucky to the Boston area for work. Searching for a house in this market and this part of the country is a notoriously difficult endeavor. Karen was fantastic to work with. Prior to listing the house, she did a great job of offering suggestions on things we could do to make the house more marketable, but at the same time not being too pushy and leaving the ultimate decision up to us. When fielding offers, it can get complicated with the number of different combinations of contingencies and she did a great job of laying it all out for us to understand. She provided her insights and advice when needed, but again allowed us to feel empowered to make the final decisions. It was an older house we were selling, so lots of problems came up along the way (septic, smoke detectors, building codes, etc) but each time Karen was one step ahead and had a list of contractors ready to provide quotes from people she works closely with that would gave our items priority in order to meet strict deadlines. She went above and beyond in this regard, meeting many of these contractors at the house when I was unable to be there. We ended up closing on time with an offer well over asking thanks to Karen. My wife and I have used Karen Tanzer THREE times at this point after just recently using her to purchase our forever home. She has experience in all aspects of Real Estate. For example, our family used a VA backed loan and Karen knew everything there was to know about them which is rare because most agents don’t have this knowledge. Karen helped us purchase a Condominium the first time we used her and the process was flawless. She helped us find the right Condo and we couldn’t have been happier. When we needed more space for our growing family she again found us a cute two bedroom home and helped negotiate an unreal offer. Finally, after living in the 2 bedroom home our family grew once again and we needed another upgrade and Karen helped us on this as well. It should be highlighted that our last two offers were contingent on the sale of our homes and Karen was able to get them accepted which is tough to do in a competitive market.

Karen is someone you can trust and is genuinely a kind person which is important to us and should be to you too. Karen is an A++ Real Estate Agent. Karen has been our go-to real estate professional since 2013, and has guided us through buying and selling three homes! Most recently, Karen assisted us in selling our home in the suburbs of Boston as we were relocating out of state. For this transaction, Karen did a fantastic job of representing our home. We wanted to take advantage of the hot sellers market, and Karen did not disappoint. within a weekend, Karen procured us an offer that was well over our asking price, with no contingencies or inspection. We were able to move straight to our purchase and sale agreement, and the entire transaction went through very smoothly.

Previously, Karen did an exceptional job guiding us through selling our Boston Condo and moving into our suburban home. On the buying side, Karen's negotiation skills saved us $25,000 off the list price of our new home with a seller who initially was not willing to negotiate at all. From there, Karen helped us navigate the rest of the purchasing process smoothly and efficiently.

On the selling side, Karen was able to get us 8 offers in a single weekend, all over asking price. Unfortunately, our first buyer backed out after the home inspection, but Karen immediately went back to work. Within 24 hours of losing our first buyer, we had a signed offer with one of the other interested parties (for practically the same sale price), and the rest of the sale transaction was smooth sailing. Karen turned a difficult and stressful situation into a non-issue, and we ultimately sold our home for 15% over our asking price!

Karen is dependable, knowledgable, trustworthy, and kind. We consider ourselves very lucky to have had her on our side for all of our real estate transactions.

Her knowledge of real estate is encyclopedic and we were constantly impressed by how much she could tell about a house by picking up on subtle details that we never would have thought to look for. She knows the Sharon market exceptionally well.

She was professional, accessible, responsive, usually within second to minutes, to all of our questions, and took the time to get to know us and develop a nuanced understanding of the kind of home we were looking for. Additionally, as first time home buyers, we had lots to learn and she took the time to educate us and make sure we had a good understand of the process. She also had fantastic ideas about interior design that we will be using in our new home.

If you are looking for a real-estate agent, look no further. Karen is simply the best in business and we have experience with agents across multiple states and two continents. You will make a huge mistake if you choose to go with another agent, especially in Sharon and neighboring communities.

We are relative newcomers to Massachusetts, having been here for four years and started looking to buy a house around Newton. As we had to expand our search we finally settled on Sharon. However, we were not happy with the first two agents we worked with, so we asked a local restaurant owner for a recommendation for a local agent. We were beyond lucky to have her give us Karen’s name. Karen helped us through two failed offers including one that we had to rescind after the inspection report and another where we could not agree on the price with the seller. Ultimately, she supported us through a long and complicated process to purchase our dream home which she found for us.

First of all Karen is extremely knowledgeable about the market and quickly spots and points out any potential issues with a property. She is not pushy nor does she try to generate the hype that is so common around Boston. With Karen there is simply none of the silly talk about micro-location, “coming in strong with over-the-asking offer”, bidding wars that are likely to happen, and being “embarrassed to send that offer”. She does not pressure the buyer nor does she tug at the heartstrings trying to close the deal. She is very patient, level-headed and, most importantly, correct when it matters. Properties she described as overpriced truly sat on the market for a long while and others that she said might be under-priced truly moved immediately. This has not been our experience with other agents who tended to describe every property as slightly under-priced and urged quick offers, considerably higher counter-offers, etc. She was very good at engaging us on our level, meaning explaining the basics when appropriate but engaging us at a much higher level on issues that we understood better, which is unlike many agents we worked with. We have experience with real estate in other countries and can spot some of the serious issues. Karen never underplayed those and when she disagreed, she was mostly correct. We also understand financials better than most, one of us being a PhD Economist, and Karen never tried to convince us of some nonsense regarding loan terms, market conditions, etc, like some other agents did. There was no pretense to her approach, nor the “expert posing” where some agents present very basics as some “high secrets of real estate transactions.” Also, it was a true exception that she would send someone else to show us houses that were “inconvenient” for her to show, which is one of the reasons we were looking for a different agent before we found her.

Most important of all, Karen was extremely patient through our VERY complicated transaction involving a short sale. She kept in constant contact through 4-month long process from offer acceptance to closing, making sure to check in and move forward the lender that had to approve the short sale. She was available to talk after hours and on weekends and was, in general, a true pleasure to work with.

Bottom line, you will make a huge mistake if you do not choose Karen as your agent, especially if you are looking to buy in Sharon and neighboring communities.

We are so grateful that Karen Tanzer was our realtor for our recent home sale. We had intended to interview three agents, but she was so well prepared and insightful, we chose her and skipped making other appointments. We had a busy summer booked with two sets of house guests and a three-week vacation, and she expertly coached us on de-cluttering and the improvements that would pay off in a higher sale price based on her extensive local knowledge. We knew our preferred timetable would be tight and it was, but we made it. Thanks to her suggestions for service providers and solutions, and being able to call on others who had helped us before, we managed to get a lot done in a tight timeframe.

If we had another home to sell, KAREN TANZER would be our realtor of choice! When she sold our home, Karen got together with us 2+ months prior to our target time to put it on the market. She suggested what we'd need to do to attain our target sale price, including what needed to be removed from our home and what work we should have done to deliver the best return. Her suggestions were right on target. Her suggested vendors were wonderful to work with, provided excellent work, fair pricing, and cleaned up after themselves. When we first got together with Karen she told us she would “help us get through the process” of buying a home. I could not have imagined how true this would be! With unlimited access to listed homes on the internet these days, I initially didn’t know the benefit of hiring a realtor. Finding a home you like, is the easiest part of buying a home!
Karen was with us every step of the way from helping us find the best lender, walking us through the home inspection process, negotiating with the sellers, you name it!
