I just completed a successful Cambria house sale with Lance!
His guidance, wisdom, and assistance were present through all phases of the experience. He was helpful in suggesting names of craftspeople to complete carpentry repairs, painting, yard maintenance, new carpet selection/installation, window and house cleaning.
Lance was easily available for consults when they were needed.
I relied on him to keep me on track - and he went above and beyond!
While putting a house on the market and the selling process are not easy, Lance's expertise eased my mind and enabled things to run smoothly,
Lance deserves more than 5 stars ******!

I highly recommend Lance to anyone interested in buying or selling a home in Cambria. He is highly knowledgeable of the entire area. He was so easily accessible and answered all my questions and concerns and is a great communicator! I was so completely satisfied with everything from the preparation of the home to final close of the house. Honestly, 5 stars is not enough for the amazing job Lance did to get my home sold! He always goes above and beyond to do the best absolute work for his clients!!

If you are serious about selling your house quickly, hire Lance. Not only does he understand the "art of presentation" when it comes to listing your home, but he is an expert on Cambria and real estate. He is organized, knowledgeable, and persistent.
With great communication skills and a lot of empathy, he helped us get our house ready to market. Then, under his care, our house sold in just four days! We cannot thank him enough.

I am not a fan of real estate agents even though I have my own license. To me they are overpaid , have no selling skills, and don't know the facts of the property they ae listing. I have been involved in many transactions and finally worked with an agent, Lance Morales , who covered all the bases. He always kept me informed, great communicator, He came up with some good selling points, vacation rental suggestion. He had contacts within the community to get things done. He even staged my house with his own furniture. He has good attention to detail on the all important disclosures. He was always on time for important meetings. He had patience with any delays . He got me top dollar. He deserved and worked hard for his commission.

The crew included, Debbie Markham, photographer
and prep team. 85 photos online and a super clean house
make for a huge first step in selling your property.
Also, we listened to Lance and did a major de-clutter job.
Early or late Lance was on the spot.
Most importantly, Lance did a first rate job of representing us as his client during negotiations through to a successful close.

I would give Lance 10 stars if I could and highly recommend Lance for many reasons: He is a gentleman. He is professional. He is is personable. He is knowledgeable (in my opinion his knowledge of the area is unmatched). He watches out for your interests while respecting the process and other stakeholders. When we first considered selling Lance met with us, toured our home, made recommendations about work to be done prior to putting the house up for sale, and educated us about the process/what to expect with the sale. Lance is very well known and respected in Cambria. He was able to assist us in identifying local professionals to do the recommended work to prepare the house for sale and intervened on our behalf to both schedule the work and to ensure that it was done timely and correctly. This was especially helpful as our family didn’t live in Cambria full time. Lance always responded to our myriad questions in a timely and thorough manner. The purchase of our vacation home was a pleasure because of the work Lance Morales did to find us a house that met our needs. I felt that each time we toured a house Lance listened to our comments and tailored his search to our needs. His knowledge of the homes in the coastal area is invaluable since he could steer us away from places that wouldn’t fit. It saved a lot of time since we had to travel 2 plus hours to see homes. Lance has been our agent since 2010 and he has help us find properties we love. He has been professional and has met our every need. My wife and I met with Lance some months ago because we were interested in purchasing a condominium as a vacation home. Despite the fact that none were available, Lance committed to watching the condo market and alerting us when one was available. After several months one became available and lance brought it to our attention before it was listed. He took us on a virtual tour followed up by a real one the next day. The condo met our needs and he helped us prepare an offer so that we could present it as soon as the property listed.
