Where do I start? Lisa is fantastic. She is the only realtor I will use.
She is a lovely, professional lady who knows the realty business extremely well.
Lisa worked with us for 15 months as we searched for the perfect home.
We looked at numerous homes, in the northeast heights mostly, and the east mountain area. Any time we saw a property we thought we might be interested in, we would call or text her and she would arrange a showing the very next day, at the latest.
She is very quick to respond to any call, text or e-mail. If she doesn't know an answer, she goes out of her way to get the answer quickly.
As we toured properties, she would point out pluses and minuses as she saw them, keeping our wishes and needs in mind at all times. Her expertise in the real estate business is a definite positive.
Once we had a signed purchase agreement, Lisa continued to work closely with us for the next month until closing. She helped us decide which inspections we should get and suggested businesses to perform them. One inspection, we probably wouldn’t have done but did based on Lisa’s advice, saved us over $9000 in repair costs.
Lisa, and her staff, kept track of all of the important tasks and due dates through closing. We received an updated schedule every time an item was added or a change was made.
I highly recommend Lisa, The Buyers Broker, for those looking for a realtor who is hard working, knowledgeable, patient and great to work with. Please don’t hesitate, she’s a winner.

My house went under contract the first week that Lisa listed it! And the transaction was closed two weeks after that!. I was a licensed real estate broker in New Mexico for sixteen years, but I had let my licensed expire to retire. Therefore I had very high standards to receive service from another real estate broker. I know that Lisa is very active in the market and serves many clients. I wasn’t sure that she would be able to respond quickly to my phone calls. However Lisa always my calls immediately or returned the phone calls promptly. If you are willing to do a little extra work, Lisa will provide the support you need. Her website is very user friendly and easy to navigate. Lisa has pioneered “limited Service” brokerage and she has perfected the process to make it easy for clients. I saved $5,000 of brokerage fees thanks to Lisa! Thank you, Lisa!

For Oregonians like us, Lisa was our real estate godsend. We initially contacted her during a "someday" exploration of buying a home in the ABQ area in July 2021...but she always treated us as a serious client, so when we saw a home listed in Los Ranchos during what was to be "just a vacation" in March 2022, Lisa went into action, getting us an appointment and worked with us to make a strategic offer that worked for both the sellers and for us. She provided clear timelines for the closing and offered up potential vendors to do inspections and repairs--something we could not have done well, since we were out-of-state. My spouse and I just bought a home with Lisa's help. We went with Lisa for a number of reasons, one of which is that she is a buyer's agent--we had confidence she had our best interests in mind--and we're so glad we did. She was wonderful throughout the entire process.

During viewings, we never felt pressured to offer on a home or that she was trying to "sell" us a property. She gave us her honest view of the pros and cons of each home. She was also great about pointing out potential issues or repairs in a home, which we especially appreciated as first-time home buyers. 9/10 times we hadn't noticed the thing she pointed out to us. She walked us through the offer-making process and helped us submit a reasonably competitive offer in the seller's market we were in.

Once we had an offer accepted, she took care of scheduling all inspections, which was a huge relief. She also had a system in place that kept track of all dates and to-dos for us and the sellers. This was a huge help for staying on track. During inspections and final walk through, she was asking questions and checking things that we wouldn't have thought of--she was looking out for our best interests the whole time.

Overall, we had a great experience with Lisa and wouldn't hesitate to work with her again.

Outstanding broker for out-of-state home purchase!!

Firstly, we both very much appreciated Lisa's expert guidance throughout the entire process -- from showing us homes remotely (by video), through the offer and final closing stages, as well as making sure we stayed on track with all of our contract procedures and deadlines .

We always felt that we were in the best of hands as Lisa is a true real estate professional and a very hard worker. This was after first trying another broker who we quickly realized was not going to work out for us in such a lightning fast market (especially as a "remote" client).

More than that though, we also felt that Lisa was looking out for our interests and not just trying to close another sale. She genuinely cares for her clients and it shows!

Important to note is the fact that doing this process remotely (and outside of ABQ), made for extra work and effort on her part, especially with all of the extra inspections and estimates we wanted to do. Since we were out of state, Lisa (with help from her terrific associate Deva) had to schedule and drive back and forth for every single inspection and/or estimate, some of which took hours. But this made all the difference in helping with our negotiations (and also knowing exactly what we were getting into).

We are so grateful that Lisa was willing and able to make all of that happen and cannot recommend her highly enough. If you want a broker that is up to the task of running down all the properties you want to see, and then following through on every aspect of the buying process with an expert hand, look no further than Lisa Hebenstreit!!

One last note, Lisa is also just a really nice lady to work with. I can only imagine how busy she must be at any given time, but she always makes the time to speak with you (and make calls on your behalf, etc.) and is just the nicest person to deal with.

Lisa was amazing!! If we (my boyfriend and I) ever need a realtor again I'm going straight to her. We were buying from out of state, and she was able to set up a lot of house tours while we were in town. She has a really sharp eye for issues with homes, and being a first-time home buyer, we found this extremely helpful. She was also able to go out to the home with the inspector (whom she had to schedule more than once because the builder had some serious miscommunication issues on when the home would actually be complete, but she still handled it no problem!). There were several communication issues with the builders as to when the house would be done, and when closing would happen (none of these were Lisa's fault), and she really did well in trying to bridge the communication gap with them. She was also available for questions anytime, was really quick to respond, and most importantly had caught a missing inspection addendum in our purchase agreement. She had them add one before we signed, and this was really helpful because the builder kept trying to get us to close before the house was even done. We also didn’t feel any pressure from Lisa about buying a home. It was obvious she had our best interests in mind.

I also noticed she does her price negotiations based on the same information the lender uses to determine the price of a home, so you won't be offering a price too high or too low.

Describe your experience at FSBO New Mexico.
I highly recommend FSBONM and Lisa Hebenstritt. Lisa was available for questions from the beginning to the end. Everyone told me it would take 90 days to sell my home. I had a signed purchase agreement in two weeks and closed 4 weeks later. During the process some unique situations arose and Lisa was able to steer me in the right direction and offered great advise. 05/06/2016 - Christopher Atkinson To use adjectives or simply say Lisa was the best does not do her justice, so I will describe in detail how helpful she was throughout the process. We are moving from New England to ABQ, and only had time to visit for 4 days to look at houses. Therefore, prior to our trip, Lisa populated an online portal with about 120 homes within our price range and specific constraints. We ended up choosing to see 28 of them. When my wife and I arrived in Albuquerque, Lisa had planned two action packed days seeing all of the houses. She never pressured us to buy anything, and often would point out detail (positive and negative) in homes that my wife and I (first time home buyers) didn't know to look for. I expected looking at houses to be very stressful, but Lisa made it relaxing and sort of fun. On day two, we chose three houses we were serious about, and Lisa did market research on what sold in those specific neighborhoods in order to figure out how much the homes were worth. We ended up bidding on a home that was priced at $235k. I was ready to bid $230k, but Lisa convinced me to bid $225k instead. Our offer was accepted, but Lisa's hard work did not end there. She helped us find inspectors for the home inspection process. Since I don’t live in NM yet, she attended all of the inspections personally. Once the reports were in, she helped negotiate for several much needed inspections. At that point, we hit a hiccup because the bank needed me to push back the closing date for my loan. The seller was very reluctant, and the deal almost fell through, however Lisa salvaged it and we reached an agreement with the seller. Had she not been working so hard at this point, the deal almost certainly would have fallen through. Prior to closing, Lisa walked through the house because I was still out of state. She found a few things that had been damaged, and made sure the seller fixed them. Then, we closed on the house. Closing wasn’t simple, however, because I had to close remotely from out of state. Lisa arranged for us to work with a highly competent title agent that allowed us to close remotely. While my wife and I are first time home buyers, are parents are not. When we told them everything Lisa did along the way they said they had never had a real-estate agent that was so honest and so hard working. It is with the strongest of enthusiasm that my wife and I recommend Lisa as a buyer's agent.

Mary presented us with our own website with a selection of houses within our requirements. We arrived with 12 houses to look at and she prioritized them in order of our interests. The first house was the best of the lot, and the rest were good to great houses. We made an offer on the 2nd day, and on the 3rd she had gotten us the acceptance from the owners. She recommended independent house and pest inspections (who they turned out to have excellent reviews). Everything went smoothly, even the emailed docs to sign. She kept us informed on the process including recommending the owner do the minor touchup work that was needed, which they did. Her knowledge of who to contact when we moved in (gas, trash, even where to get a fireplace key), even down to knowing the type of plants that were growing in the yard. She really helped us negotiate the best deal possible for both our first and second homes. She was very responsive, easy to get a hold of. She is easy to work with and professional. She is very knowledgeable but honest. She will tell you when she doesn't know something but will research to find out the answer. What we like best about Lisa is that we can trust her. She stayed with us through the home inspection on the second house (which took awhile). For the termite inspection I arrived too late for inspection (because of traffic) but she was there to meet the inspector, she stayed for inspection and even after inspector left, waited for me to arrive (half hour later)! After the closing, my husband and I had to work and Lisa continued to help us with errands of getting house keys and delivering checks. She is very professional. I was bit skeptical of real estate agents going in as a first time buyer, but left satisfied that a friend had recommended Lisa to me. Lisa was very helpful in looking up local data, trends, sales history, etc. and not pushy at all. I looked at probably 30+ homes over 6+ months and actually returned to purchase to one I had previously eliminated. Her expertise in real estate is wide ranging: Albuquerque and New Mexico real estate, state and local laws, specific building codes, housing market trends, home construction, and how to spot a good investment. She is very detail-oriented and thorough in her work. No detail is overlooked, no matter how small. I have used a buyer's broker in the past with good success. I like the fact they work for me, not the seller. They are looking out for my interests exclusively. However, I never expected the level of commitment and service Lisa provided. As my wife and I visited various properties, Lisa very astutely pointed out signs of neglect or potential problems. Her keen eye and knowledge of home construction was very helpful to us in choosing the right home. Once we made an offer on our chosen house, Lisa was our advocate and watch-dog. Not only did she stay on top of all the closing details, but she recommended inspections and repairs we had not even considered. At times, I was ready to just be done with the process, but Lisa encouraged us to continue to negotiate until everything was resolved. Although Lisa is a kind, gentle person, when it comes to real estate details she is like a pit bull. She will not let go of something until it is completed properly. Our previous real estate agent was not being very responsive, so we looked up on Zillow and found Lisa. We came down to Albuquerque for a week to look at homes. Over the course of five days, Lisa created a schedule for us covering a number of different neighborhoods and showed us close to 40 homes! Unfortunately, we didn't like any of them. We came back four weeks later and saw another ten homes and finally found the one! The great thing about Lisa is that she's infinitely patient and thoughtful and we really felt that she was looking out on our behalf. Not for a single moment we felt that she was trying to rush us into a decision. She also had great insights about different neighborhoods and weighed the pros and cons of every home objectively. Besides being prompt, professional and knowledgeable, she comes across as a genuinely nice person and we really enjoyed the home-buying process with her on our side. If we ever look for another home, I wouldn't hesitate to hire her again.

Lisa fit my personality perfectly. I was well prepared to buy a house, but it was still quite overwhelming at times. Lisa's knowledge of good neighborhoods and what houses will sell quickly, and what houses will sit was very helpful. Lisa was perfect! My husband and I decided to buy our first house over the summer, as he's a teacher and I'm a grad student, so we would have some free time for moving in June and July. We were nervous about the whole process, and we hoped we would be able to find an agent who we could trust to walk us through the process. When we first met with Lisa, she seemed to be very knowledgeable and seemed to genuinely want to help us. She was so ready and willing to help us that we ended up starting our search for houses before the semester was over, and found one a couple weeks later! During the search, Lisa offered lots of insight and advice, while always keeping the focus on what we wanted and needed. We never felt pressured to go over our budget, or spend time on a house that didn't interest us. We were even more impressed with Lisa when we decided to make an offer. She was incredibly knowledgeable about the process and offered great advice when we had decisions to make. She did a great job negotiating with the seller, and we were really pleased with the outcome. We found some peculiar issues with the house during the inspection, but Lisa talked to the seller and had them fix everything, beyond what was spelled out in the purchase agreement. She was constantly available to answer our questions leading up to closing, and promptly passed on all documents and communications. Buying a house is an intense process, but Lisa made it more fun and much easier than I would ever have expected. Lisa helped us find a duplex in Albuquerque. We live in the Phoenix metro area where it is very hot in the summer. We have three grand children living in ABQ and thought it would be nice to spend summers there where we could be cooler and play with the kids. We started lookiing for condos. Lisa was very accomodating and patient taking us all over the city while we tried to decide we wanted. She listened carefully while my wife and I discussed the pros and cons of each place. Most impressive I found her willingness to go along with my own plans - which was a completely different approach. I had created a list of 80 (yes, that's eight zero) houses. About half of them I wanted to take a look in, the rest I only wanted to visit in a drive by. And all should be done within 2 days. The catch is - I usually know within a few minutes, sometimes even with a first look, if a house is interesting or if we can leave immediately. With this strategy we could not only visit everything I wanted to see, but could go over the houses which became favorites a second time – and still were finished by 4:00 PM the second day. Now I know this marathon is not for everyone – but I thank Lisa for going through with me and bringing everything to a good end. Many realtors know their stuff, but her investment in me as a client was just the extra tick deeper. She certainly was instrumental in bringing this endeavor to a happy ending. 9/17/2013

I was in a hurry to find a home in 2009. I called Lisa and she turned on the engine to finding me a home. What I needed was very specific (location ,price,terms). She sent me 8-10 listing a week that fulfilled my needs to a T. Once the weekend rolled around we were off and looking. I often found homes and instantly visualized living there. Lisa would notice things that would be a pricey problem later. The complete opposite of other agents I have dealt with since, who often glossed over negatives to make a sale. I located Lisa online while searching for a buyer's agent. Her online visibility was very high. I described the property details that I was looking for. She contacted me immediately with conforming listings available. I am a very moody guy and change directions often. I really do not like real estate agents and am very suspicious. Lisa was absolutely perfect! I could not say enough about how amazing the home buying experience was with her. My family and I flew into ABQ and had 2 days to view homes before we had to fly out. We also told her whatever home we chose, must be ours and ready to move in, in 17 days! Yes! It sounds crazy to expect something like that, and it was, but she pulled it off! We emailed her our dream list of homes on a Friday. It was 44 homes total. She completely dedicated her entire Saturday and Sunday to us, from sun up to sun down. We felt like royalty. Over the course of her Friday before our visit, she managed to arrange showings of all 44 homes with their listing agents. We did 22 homes on Saturday and 22 on Sunday! She never acted annoyed or bothered at all! She patiently went through all 44 homes with us. Needless to say our 44th house was visited on Sunday afternoon and we never found our dream home. Later that day, from out hotel, my wife and I found what we thought was the one on Zillow. We let her know and within hours she had arranged the showing and drove out to meet us at house number 45! It was the one! She sat down in a coffee shop with us, and made sure all the paperwork was done before we had to catch our flight back to North Carolina! She put in the offer for us and it was instantly accepted with every single one of our terms! We flew out of ABQ the next day and begged her to make the keys ours in 17 days when we were moving to ABQ permanently. She did it! It seemed like she was working 6am to 10pm on closing for us over those next 17 days. She was doing it all. Calling us, our bank, the listing agent. She honestly made the impossible, possible and moved at light speed! We have three kids and my husband and I have both have busy careers with no extra time or vacation during the home buying process. Lisa literally took care of everything and more. She knocked on neighbors doors with me to find out about safety and some questions I had. She is incredibly knowledgeable, professional, and delightful to work with. She has good relationships with several different types of inspectors, etc. and they have told me individually that she is the easiest person to work with. Lisa also helped us buy our first home seven years ago, before we had kids and while we were in school and on a tight budget. It took us longer to find a house then, and she was respectful and generous as always. Both times she helped us buy our house she understood our needs right away and made everything as easy as possible. 07/08/2016 - esoforic7 This review is a bit long because I came to Lisa in a roundabout sort of way. She was initially my brother's agent and even though I was not in the market she spent considerable time answering my questions each time I went along to look houses with them. She is incredibly detail oriented has a great eye for the strengths and weaknesses of each property. The amount of time my brother spent looking drove me crazy but Lisa never wavered in her efforts; she gave invaluable advice and objective observations on each house without any pressure. She was very patient and her main concern was always that the house he eventually purchased be exactly what he was looking for. Despite the time involved and the fact that she wouldn't make any money until he made a purchase Lisa kept working until she found an incredible house that really is perfect for him in every way. In the middle of my brother's house hunting I saw a townhouse that I fell in love with. I sent Lisa a text about it the next morning and even though she knew I was only thinking about buying a house some day she made an appointment and went with me later that afternoon. After the viewing I was ready to just pay the asking price but she advised caution and wrote up a great offer that included a lot of seller concessions. I was completely unprepared and when the offer was accepted Lisa walked me through the entire process. She always answered texts and emails immediately and took care of everything including setting up and attending the inspections, requesting and verifying necessary repairs, and helping me with the mortgage process. Lisa made sure everything went smoothly all the way to closing and even stepped in more than once to do extra work when the seller's agent dropped the ball. I have no reservations about HIGHLY recommending Lisa and would urge anyone to contact her if they are beginning the process of buying a home.

She is very patient with her clients and listens very well to her clients' input, then presents options that address those requests. We observed that she never tried to sell us on a property about which we had reservations, even though we may have liked certain aspects of it. We were impressed that her goal was to match us with the home we would feel comfortable in. If she sensed we had reservations about a property, she encouraged us to not settle for something that was less than ideal. The best solution to our housing needs was more important than her immediate commission. That is a rare quality. We highly recommend Lisa's services if anyone is in need of a realtor that truly puts the client first.
