Marlo has been our real estate agent for the sale of two properties in Stoney Creek in the last couple of years. We have found her to have expert knowledge and instinct for the real estate market. Her recommended pricing for the recent sale of our house produced multiple offers in less than a week of listing. She was very patient in guiding us through the entire process and quickly responded to any questions and concerns, always following up on status of contract and keeping us informed. Marlo was so great to work with. She is incredibly knowledgeable with everything real estate, from pricing our home appropriately (we had 3 full price offers, and were under contract in a week), to her attention to the smallest detail while reviewing said offers and advising us on the best one to accept.
She was always available to answer our many questions, and did so with a cheerful attitude. We never felt like we were asking “stupid” questions with her. She explained each step of the home selling process thoroughly, and we are so happy that we chose her to sell our Stoney Creek home. Marlo is a seasoned professional. When interviewing agents, she was the only one that truly saw the potential of the property. Other agents saw it as a "fixer upper" but she saw the greater potential and knew how to market it. As a result, we listed MUCH higher than other agents suggested, and still received multiple offers over asking price based on her marketing. As an agent, she was very responsive, responded quickly to texts, calls and emails, and had a very professional demeanor. Her marketing was excellent, she used a very professional photographer, including drone shots. She efficiently managed all the steps to closing. I highly recommend her...and I am myself a realtor in a different state, so my standards are pretty high.

Over my years I've bought and sold various residences in several different states and I've never encountered a realtor that had such attention to detail and worked so hard on my behalf. This was my first time purchasing raw land and Marlo helped steer me in the right direction on every aspect, making sure that I had all the knowledge I needed to be confident that we'll be able to develop the land the way we want even if it will be a while before we start. Her knowledge of various resources in the area, from well drillers to surveyors saved me countless hours of research. Marlo truly had my back and held the seller to their commitments, while also making sure all the moving pieces were moving between the bank, the lawyers and the sellers, while still getting me to closing in the time I needed. I almost said she's a miracle worker, but that would imply that there wasn't work involved, and I know quite well that Marlo worked extremely hard on this closing.

Three realtors returned the call and we found Marlo to be the most personable on the phone. We met her at the house and immediately we hit it off. Marlo took the time to get to know us and our needs. Marlo Allen does a good job of marketing her real estate services in Wintergreen and Nelson County, Va., area. But, having both bought a house where she was the sellers' agent and also using her to sell our house, we can say her excellent reputation is not just hype. She works hard. She doesn't rely on just her intuition and experience (as good as that might be), but also looks at the hard data. We knew we had the facts we needed to price the house we sold. She knew what was needed on the property to sell it, and what wasn't important. As a buyer, we dealt directly with Marlo Allen.
