My husband and I have been very fortunate to have had Mike Richter as our realtor for the past few years. He patiently showed us close to 70 homes 9 years ago as we navigated the real estate market as newbies and expertly guided us through the overwhelming process and negotiated the best deal for us. During the past 9 years he has kept in contact as our family grew and with his wealth of knowledge of the PA neighborhoods, school districts and real estate market helped us to plan for our new move. With two young children the recent sale of our first home and purchase of our new home would have been nothing less than overwhelming if it was not for the professional guidance of Mike Richter. He is very detail oriented which helps the process tremendously and has never failed to answer an email or phone call within the hour. He has always gone above and beyond to ensure that our interests were protected and worked tirelessly on our behalf with the sale of our old home and the purchase of our new construction home... ( Even if that meant driving to NJ to see a model home with us on a Sunday morning when he had family plans or sending numerous emails and calls to the builders and mortgage company of our new home when things were not going as planned because of their lack of communication) Mike is a down to earth, caring, tell you like it is honest realtor with amazing photography skills so the pictures of your home look amazing :-) No other realtor could have had our old home sold with the time constraints that we had except Mike. Mike was my realtor of choice to sell my parents's house while I was living 3 time zones away. His experience, knowledge, internet savvy and excellent communication skills resulted in a successful, satisfying sale. He went way beyond the extra mile in dealing with a very difficult contractor, and constantly responded to challenges with professionalism and creativity. Mike even picked up a dehumidifier, and completed the contractor's cleanup the morning of closing. I've used Mike twice for my search for primary residence, as well as hunting for investment property opportunities. Mike is not your stereotypical pushy agent. His calm demeanor comes across as though he's been your best friend for years, which allows him to get to know you well enough to know exactly what you're looking for. As a second time home buyer we were already familiar with the process related to purchasing a home. Michael Richter was very comforting and knowledgeable. We had some issues with a different Realtor and Mike stepped in, took control of the situation and really helped us. Mike took what could have a bad situation and made it a great experience for us. I know this is a little late, but I worked with Mike in 2008 to purchase a house for my wife and I. He was so easy to talk to about our needs and he understood everything we were looking for. We probably looked at close to 50 different homes, and placed bids on a few of them. Richter had faith that we would get the one that we wanted and we ended up doing so. I asked Mike to list my house for sale. I knew of his services from other clients that have used him and had good experiences. Mike was very professional and took some outstanding pictures. Mike also pre-sold the house on social media and generated a lot of interest prior to the house officially hitting the market. Mike was very involved with any questions I had and was always available when I needed him. Mike also helped me make the transition with a purchase a new house as well. Upon the official listing of the house. I had about 11 appointments the 1st weekend, The house sold within a day. The price was right within the neighborhood and I was offered full price. I could not thank Mike enough for the marketing, and successful closing of the house. I do not believe I could have sold the house as quickly without Mike's help. Mike also has a lot of industry contacts which helped with any closing repairs after the inspection. Mike helped me also find a new residence and we spent many days looking for the right downsized property that would suit my needs. We ended up going with new construction and Mike took ownership of the process and addressed any issues with the builder and mortgage company. Mike stepped in when he was needed and I valued his drive and determination to make sure that I wasn't being taken for granted during the purchase process. Mike has a great amount of experience and is always there to help out. Mike is honest, knowledgeable and trustworthy. I would certainly utilize his services in the future. I've used Mike to both buy and sell my first home and most recently to purchase my new home. Mike provides amazing customer service and makes you feel like you are his only client. We had some issues closing on our home (because of multiple bank errors) and Mike worked tirelessly to get us to close on time. The week leading up to closing, we were on calls and emailing each other well into the night to get things done. At one point, I think I called Mike at 11:30pm and he took my call. I honestly dont know how we would have gotten through our home purchase without him. Mike truly cares about his clients and is always willing to go the extra mile. I the past year I have bought a house and sold 2 more through Mike. Mike was able to help me make an offer on my current house and Go to settlement in less than 9 weeks. He helped me sell my old house. I had showings on my house the next day and an offer within 2 weeks. I had an offer within 3 weeks. The sale did fall though at the last minute because of an updated flood plain map that had been re-drawn the previous year that I wasn't told about. FEMA put my property into a flood zone but didn't determine what the proper flood elevation should be. Therefore once the buyer's underwriter did their due diligence the buyer were told that they needed to buy some rather expensive flood insurance every year. My first buyer backed out shortly after. Michael was able to find a land surveyor and engineer who was an expert in the area. he did the elevation survey and even submitted the paperwork to FEMA. With the elevation study we were able to get the flood insurance requirement removed. We had an agreement of sale 2 months later and settlement was a piece of cake. The day after settlement of my house we put my father-in-law's house on the market the next day. Three week later we had an agreement of sale for that house. This time AOS, home inspections, and settlement were worry free and all issues were communicated clearly and promptly. Mike is one of the most patient real estate agents I have ever met.
