I closely monitor market trends and analyze the strongest variables of the economy. I use a variety of databases and resources to determine current market value on your property. The time of the year, interest rates, incentives, previous quarter area sales all directly impact the value and attractiveness of your real estate. It is our Vantage Point perspective that will provide you accurate and thorough analysis that gets your property in front of the right buyers. After a price is determined, I will place your property right where buyers are looking; multiple websites, social media, regional multi-listing services which is seen by all real estate professionals, print media (Homes and Land, newspaper), and a specific open house strategy to name few.
Staging and Consulting:
It is my job to get your property sold! To make this happen, I will offer direction on staging your home that creates the greatest visual appearance to prospective buyers. I will take you room by room and help you identify improvements that are inexpensive yet, will give you the greatest leverage for obtaining the best price. It is surprising how little things like paint, worn carpet and small repairable imperfections can become a huge deal to buyers during negotiation. Negotiation:
The burden of negotiation can be stressful. Having a mediator makes it so much smoother and avoids the awkward interactions that can occur with various personalities. Many will not even make an offer if they have to deal directly with a seller. In this case, I am able to be your voice through the negotiation process and get you the price that is right!
