With the accessibility of websites like Realtor.com, for those of us shopping for a house in our local neighborhood/region, the need for a realtor has morphed from finding a set of houses for a buyer to look at to providing information on specific houses and helping guide the process and ensure that details are not overlooked. I worked with Michelle to buy my house in the same town in which I was renting, so I was familiar with the neighborhood and what the town had to offer. What Michelle gave me was her knowledge of the regional real-estate market, what fair market value was, and what items should be discussed in any negotiations for a house as I would be applying for a mortgage. I would send her a list of houses and she would send me the MLS forms. She would arrange the site visits and she would go with me through the houses and point out the features and problems that I had overlooked. When we got to the offer phase, she was very knowledgeable about what the house should be worth and what would need to be done (not much) to clear the mortgage. She set up all the negotiations and ensured that the mortgage broker and I had everything moving along at a timely pace. We closed on the day we proposed closing on in the offer, so it all came together as planned. As an engineer, I know a fair amount about buildings and what to be looking for. However, even with my knowledge, Michelle caught several things I missed in terms of work on the house and helped me look at space to determine whether furniture would fit. She made the buying process simple. I thank her for all of her help and I am definitely enjoying my new home! -Bought a Single Family home in 2016 for approximately $175K in Middletown, PA.
