Nestor and Michelle helped us upgrade to a larger home in Woodbridge and we couldn’t be happier with them. Our young-ish family had outgrown our current home but we couldn’t stand the thought of leaving the Woodbridge area. Given our highly specific constraints and the challenging market we knew we needed a realtor with a huge amount of local expertise. We also needed an agent who was willing to form a potentially long term partnership with us as we methodically searched for the perfect home.

Michelle and Nestor were absolutely perfect for us during that process. They know every nook and cranny and floorplan in Woodbridge. They really helped us hone in on what we were looking for in a house and they helped keep us focused on those priorities.
Our search wasn’t a straightforward process. It took longer than we initially thought and was almost derailed by an unexpected change in employment, but Nestor and Michelle stuck with us. They never made us feel rushed, or like we needed a snap decision. Quite the opposite, they kept us calm when we almost jumped at a few houses that weren’t right for us.

In the end we were working with them for almost 6 months before we found the right house. But by the time that house came on the market we had honed in on exactly what we wanted. Purchasing a home is never going to be stress free, but they made the entire purchase process as easy as can be. They expertly guided us through the offer process, including some tricky counter conditions. They kept escrow organized and moving, making sure that everything got done on time, but never making us feel overloaded. They even brought us moving boxes 🙂

As good as they were as buyer’s agents, they were even better when it came time to sell our previous home. We basically just gave them the keys the day after we moved and they took care of everything. We gave them a budget for how much we were willing to spend getting the condo ready and they made recommendations on what work would make the best return on investment, lined up the contractors, managed the repairs, and did an absolutely fabulous job staging. Michelle and Nestor executed a great marketing plan for the condo and then put on an amazing open house that not only showcased the house, but the location and why we were so set on staying in Woodbridge. In the end we were able to choose between several strong offers on our house and had an easy escrow and closing.

We spent a lot of time “auditioning” real estate agents; meeting them at open houses, soliciting recommendations from friends, and ultimately setting up meetings with several. Nestor and Michelle were our clear favorites from that process and looking back we absolutely made the right choice, both financially and for our peace of mind. When we started I did not expect I’d be adding my real estate agent to the Christmas card list, but that’s where we are. When you work with Nestor and Michelle it feels more like you’re with a friend than a business relationship.

Michelle Phillips and Nestor Herrera are our heroes. They saved us from floundering in the sale of our home in Irvine. They not only got the job done, but they also ushered us seamlessly into a new home. They are attentive, hard-working, hands-on, and extremely knowledgeable about real estate transactions. Instead of just putting on a lockbox, they were present for every showing and gave us daily and weekly updates. They use up-to-date marketing. We got 30,000 views on YouTube and nearly as many on Zillow due to their marketing strategies. Currently, there is a movement to cut out the “middlemen” of realtors, but that is ridiculous. I am an educated professional who had a real estate license at one time. There is no way I could have done this myself. Real estate transactions are complicated, all-consuming, and have many pitfalls. They negotiated us through some tough situations. Without Michele and Nestor to guide us, we would have continue to flail. It takes a village, and they were the mayors. Most of all, they truly care about their clients. They were our worker bees, confidants, and counselors. We could not have survived this precarious journey without them. I can’t recommend them highly enough.

When we decided to sell our home in Irvine, we interviewed a couple of different Realtors. When we met Michelle, she impressed us with her knowledge, and then when we met Nestor, he impressed us with his marketing expertise. He explained their multi-tiered marketing program and they both showed an understanding of the importance of social media. Knowledge and expertise? How could we go wrong?! Well, we ended up with much more than just that. Selling a home is one of the biggest financial moves you will ever make. You need to have someone you can trust, who will look out for your best interest and who will be able to get you the highest possible price. They worked hard getting the house ready for the Open House and ended up selling our house within the first week with multiple offers. Several of our neighbors who went to the Open House told us how impressed they were with our Realtors.

Selling your home can also be one of the most stressful times in your life. You need to have someone who will address all your concerns in a timely manner and be reassuring. Michelle checked in with us every day throughout the process to explain what was going on and to see if there was anything we needed. We can’t say enough about Nestor and Michelle. They made this complicated process much easier and a very positive experience. We would highly recommend them.

Michelle is truly a rare gem in the mix!!
Choosing the right realtor can really make or break your buying or selling experience. Don't just pick the agent that already sold on your street. I made that mistake and had a terrible experience. Michelle was recommended to me by a friend, now I'm recommending her to you!

To say the service I received from Michelle was outstanding would be an understatement. Michelle made the experience such a breeze, I had no worries at any point when selling my home. Michelle held an open house, where she provided personalised water bottle and hand Sanitizer with my home details on them along with a lovely brochure of the house. We found our buyer from the open house and Michelle negotiated us an amazing deal including details we didn't even think about. From then onwards things continued smoothly. Michelle checked in with us often, she even messaged me a few days before Mother's Day saying she left me something at my door. It was a lovely plant with a note wishing me a happy Mother's Day. Michelle is so thoughtful also on our moving day she messaged asking if we would like her to bring us lunch. Which she did and I'm so thankful for that. Unfortunately we was moving to another state so Michelle was unable to help us find a new home. But she still checked in on us to see how house hunting was going and continued to give us advice.

From the very beginning Michelle was professional and courteous and really advocated for her client without being pushy. Michelle and Nestor expertly and successfully shepherded my siblings and I through every step of the sale of our parents' condo with an end result of a much higher than anticipated cash sale. Their expertise in the housing market was evident as they guided us to minimize our repair efforts and cost, expertly staged the condo, revised plans for the list price as market dynamics quickly changed, and expertly managed the sale negotiations achieving a cash sale over list price. Our family lives in 3 states/time zones (one local to the condo for sale).and our geographic separation was not a hindrance at all. My wife and I have known Michelle for about 15 years. We have had several real estate transactions with her including obtaining renters for leases several times as well as (most recently) the sale of our former residence. I cannot heap enough praise on the service we have received. Nestor and Michelle have done everything one would hope their agent to do and much, much more. It is so evident that their goal is to make your transaction as simple, easy, comfortable, thorough, and rewarding as they could possible do. Many things I felt we, the sellers, should take action on were done by them. Often these were initiated by them.
Seemingly, one to two steps ahead of the challenges, their experience and knowledge and contacts have made the drudgery and overwhelming burden of selling a house a complete pleasure. Honestly. So many issues existed with our home sell that it could have been completely overwhelming. The house was left cluttered with piles of stuff in every room, including closets and the garage. Toilets were neglected and not functioning. Doors were damaged, leaks in the plumbing, and on and on. Nestor and Michelle made all the contacts with contractors, obtained the contracts to get the work done and done quickly. They followed through with every phase of repair until it was done thoroughly. They came up with ideas to enhance the property, and make it more appealing to buyers. I could rave on and on. Above and beyond is the way I would describe the services they rendered. I would highly recommend them, and am very grateful we know such quality realtors, who you can trust, you can lean on, and you can expect excellent results in every phase of your dealings with them. They are 6 star agents in a 5 star world.

My wife and I were referred to Michelle Phillips by another agent who helped us to sell our previous house in Texas. We were new in Southern California and were looking to buy a house in Orange County.
Michelle understood what we were looking for and very quickly found the neighborhood we liked which was within our budget.
She was a true professional! She came to our appointments very prepared. She brought us the list of all the comparable properties every time we went to see a house. After we found the house we were looking for she diligently continued her support until escrow was closed. She was always punctual. I will definitely give Michelle with high FIVE. She does absolutely meet the compliance and guideline for the COVID-19 pandemic. I met her first day over the ZOOM and I was comfortable communicating with her. She is a good communicator; she does listen and come up with good suggestions. She always texts me to confirm the upcoming showing schedule and when it is complete, she texts me again so our family can return back to home.
She also utilizes latest technologies and media to advertise my home in online with 3D tour and photos. She also periodically updated me status of showing with feedback she received from buyer agents so we could plan the next step. Having staging at my home was one of great suggestion from Michelle once we compiled feedback from buyer agent. She is not the person only caring about selling a home but she has also caring heart for people; especially for her clients. I am 100% satisfied working with her selling my home within my timeframe. I am easily giving Michelle a 5 star review (I would give her more stars if I could)! She went above and beyond in helping us purchase our first home during Covid-19. Throughout the entire process, Michelle stayed cool, calm and collected (which helped us feel less stressed out during the bidding, negotiation processes, etc). Michelle was able to get us a large amount of money towards repairs from the sellers (I don't know how she did it)! She was not only aggressive in getting us a fair deal, she was a pleasure to work with and always got back to us when we needed to talk. I was referred to Michelle Phillips by my cousin. I was helping my uncle sell his home and purchase a new home near me so I could help take care of him. I’ve worked with other real estate agents in the past, and I wasn’t expecting too much from Michelle. Boy was I wrong! She is a consummate professional! When we met to view properties for the first time, she came prepared. She compiled files for us that contained all the homes we were viewing, their amenities, HOA assessments, and all the other particulars one needs to know when considering a purchase. After we found the perfect home for my uncle and our offer was accepted, the level of attention and detail continued. Michelle called me every day to check in with me. Even if there wasn’t anything to say, she would call and tell me there weren’t any updates and would always ask if there were any questions she could answer for me. No question was a dumb question.

After escrow closed on the new purchase, we then listed my uncle’s previous home for sale. This was in the early days of the COVID pandemic, so I wasn’t sure what to expect – would anyone want to view his home, let alone purchase a home in a time of such uncertainty? I was prepared for the process to take a while. Imagine my surprise when we immediately received two full priced offers, as well as back up offers! We listed, accepted an offer, and closed escrow in about 30 days. Amazing!

Some would say that Michelle was just doing her job. And that may be true – but I believe that it’s more than just a job to her. She truly enjoys what she does, and she loves being a part of making someone’s dream come true. We formed a bond, and I wholeheartedly trusted her through the whole process. I can’t sing Michelle’s praises enough, and I will never use anyone else but Michelle for my real estate needs.

Michelle and Nestor are the greatest in my mind. I had a lot of competition of low ball sellers and cheaply built new homes. Due to their excellent skills of research and experience, they presented a package of what they felt the market would dictate, all in nice presentation with facts. Michelle would check in with me, daily if I so desired. We discussed current homes on market and what adjustments should be made. Never dictating, but presenting facts to help me make an informed decision. When an offer came in, we would meet to discuss the details for fair negotiations with potential buyers and weed out the unqualified. We agreed on terms with a buyer and Michelle stayed on top of the process the entire time. Unfortunately, the buyer balked day of closing, without any reason. This is why you need professionals you trust. They had all the documentation and proper time lines fulfilled to argue a case when the buyer refused to release deposit. This is why you need to hire them, to protect you.
Yes, the process continued and they did sell my house. I was nervous, because the buyers’ agent was relatively new and the buyers were first timers. Once again, the expectations were laid out and Michelle even coached the other agent when asked. I was kept up to date almost daily on the entire process which included escrow and any financial information they received. After the first buyer, that was how I slept, because of the caring and attention to detail. Because of their diligence, we closed early.
Hire someone with experience, know how and communicates. It’s your house and equity, and they respect that.
