Pat is a fantastic realtor who knows her craft inside and out. I was relocating back to the DC metro area after 17 years and I was casting a wide net of where to look. Pat went into quick action and over the course of 3 weeks we saw close to 20 properties across the DMV region. Once we went under contract, she also helped me find the best rate for my mortgage--talk about going above and beyond! I could not have gone on this condo purchasing journey without Pat! From the start, she helped me get up to speed on what to expect. She was patient, emotionally supportive, and highly knowledgeable about the market. She checked in frequently throughout the process to make sure I kept my spirits up.

I found one condo building that I loved. We submitted an offer for an amazing sunlit unit, and I lost to a second buyer. I was very frustrated. We continued to view listings in the area, but I never found another building that I loved as much. We waited a few weeks, but no similar units became available. This is why the pep talks were so key. Then, Pat emailed every real estate agent who had sold a condo in that building during the previous year asking if they knew of any upcoming units for sale. She received one response. We viewed the unit, submitted an offer, and I am now a home owner.

The DC market is extraordinarily and frustratingly competitive. You need an exceptional agent to help you through it. I definitely recommend Pat!

Working with Pat on finding our new home was an absolute pleasure. We were looking to move from a DC apartment to a nearby area with a bit more space, but didn't quite know where to begin searching. Pat helped us narrow our options and close on a charming 3 bedroom 2 bathroom home in Old Town, Alexandria. I've known Pat personally for many years, and when I decided to purchase my first home, she was the first person I called. She made a daunting experience much easier and thanks to her swift action, vast real estate knowledge and keen negotiating skills, I was able to purchase the first home that I've ever made an offer on. Many people warned me not to get my hopes up when I made an offer on my dream home, but I give all the credit to Pat that my offer was accepted and below asking price! Pat Cunningham has been our realtor for 16 years now, and during this time has guided us in the purchase of five homes in Northern Virginia and the sale of four, with each of the sales at a profit despite the challenges of the real estate market in recent years. Our sale properties ranged from a condo, to a modest older home, to a $1M+ property. In selling the latter in 2015, we anticipated an extended period on the market given the price point and state of the market, but owing to Pat's ever thorough research (she even devoted much of a day taking us to comparable properties on the market to ensure our home was well priced), and superb marketing skills (to include open houses and tours to other brokers), we had a near full-price offer in 12 days which she brought to closure without a hitch. We could not have been more pleased by the smoothness of the entire process, which Pat handled masterfully. Most recently, Pat helped us purchase another SFH, patiently taking us to see a couple dozen options while simultaneously working over several months to convince the agent for our desired property to drop its price. We remain exceedingly grateful to Pat for her perseverance and skill, which enabled us to buy our dream house for $30K less than the original asking price. Based on our outstanding experiences with Pat, about half a dozen friends and colleagues have also benefitted from her expertise in the purchase and sale of their homes over the years and have likewise been glowing in their feedback. I had the pleasure of working with Pat when buying my new home and selling my old one. She was incredibly patient with me as I took a fairly extended time searching for a home in a rather hot neighborhood. She always gave me her knowledgeable and candid opinion on all properties to ensure that I was able to find the one that suited my wants and needs, and contain no unexpected issues. I’ve been living in the new place for several months and am ecstatically happy with it. As we went to closing, she navigated my way through all of the details and sometimes last minute issues that cropped up along the way. When selling, she advised on best way to prepare my home, took time the time to ensure things were done right and again dealt with all of the issues as we went to closing.

At all times she looked out for my best interest with respect to the properties themselves and was my champion during negotiations. I have already recommended her to my friends who are just starting to get into the market.
