We purchased a single family house in Sunland recently with Peter's representation. He was a pleasure to work with and made the process very easy for us. The house is 1 bedroom and 1 bathroom on a large lot, so I purchased it with the intent to make an addition to the living area and rent it out. I don’t know where to begin to rave about Peter Terzian and my experience working with him on purchasing my first home. I feel like I have gained a friend through this home buying journey. This has been a long and rewarding journey for me (personally), began way before I met Peter, but he really helped make it a reality. I was referred to Peter through my lender, another GREAT guy, Mike Pandozas, when I asked for a referral to a realtor who would be patient and take time to explain the process, as I was a first time home buyer and pretty scared about being pushed into a buy by aggressive realtors (I had worked with some in the past). I couldn’t be happier with the referral and my decision to work with Peter. He is smart, patient, very detailed, always responsive (no matter what time of day), very accommodating, always ALWAYS positive, and very good at what he does. Even after like 2 years of looking at places, he was always smiling and very responsive when I called to go look at a place or when he would send me listings. He treats you like family and makes sure you are making the right decision, doesn’t rush you or make you feel like you are wasting his time and literally holds your hand though the whole process. He is very professional, honest and has great integrity. Integrity and honesty are very important in such a huge investment and he was always transparent and very honest through the process. I never doubted his advice and had full trust that he would not guide me in the wrong direction for his own benefit. And even though the seller was difficult, Peter never lost his cool (even when I did) and made sure we stayed on track and patient because he knew how much I wanted that condo. He even went above and beyond to ensure we didn’t lose the condo when the seller forced us to extend escrow (we were ready to close, but the sellers weren’t). Even after closing escrow, he is still available for questions and to walk me through the process since he helped me with a rent back until the seller moves out. Overall I would highly recommend Peter to anyone, ESPECIALLY to first time home buyers. I know I will go back to him for my next purchase. Leasing a property in La Crescenta is not an easy task. There are very few available, and they seem to lease out right away. I figured asking an agent to help me would be beneficial. Peter Terzain was assigned to us by one of his supervisors. He immediately contacted us to find out what our real estate interests were. We told him we were looking for a condo for our son who would be working in the area and needed to be close to his place of employment. Peter was friendly, knowledgeable, and was very positive about being able to help us. We made an appointment to meet the next day. Within just a couple of hours he called us back to inform us that he had found four properties that met our criteria. When we arrived the next day, he met us promptly in a conference room. He was clean, very well dressed, and made us feel as if we were his most important clients. He told us he would take care of our parking fees during our stay, and gave us suggestions on local things to do after our appointment so that we could drive home after rush hour. He made us feel that our time in Glendale was his responsibility, and he was going to make sure that it was not only productive but also entertaining. He had all the paperwork for all the properties we were going to see and he was very thorough explaining the plus and minuses of each one. When all our questions were answered he drove us to each condo in his fine, new BMW. Peter's best quality as a salesman is that he did NOT try to persuade us to buy any of them. He pointed out the good and bad things, agreed with us when floors or cabinets looked tacky and would need work to repair, and he let us make our own decisions WITHOUT any pressure. We did not find anything we liked that day and Peter was very happy to look some more for us and meet again the next week. On our second outing with Peter we looked at two properties. We fell in love with both of them, and with Peter's knowledgable input about Glendale and condo living we bought the second one. During all our meetings, the time in between, and all through escrow I never once got his voice mail. Every time I called him, he answered in person! I have never had that happen in a business transaction. It saved us soooo much time and made things much easier. Also, whenever there was new information or something to sign, Peter called us right away with help, advice, and ways to sign documents on line that saved us a three hour trip to Glendale. Peter is extremely knowledgeable in the local real estate market. He explained to me what my budget could get in the area of interest. When I was ready to make an offer, Peter contacted the seller's agent on multiple occasions to understand their willingness to work with us and discussed with me how we could make our offer more competitive. After we made the offer, Peter followed up with the seller's agent constantly and gave me daily updates. Throughout escrow, Peter was still very helpful and always tried to find answers to my many questions even though some of them related to loan and escrow documents. Among Peter's qualities, I appreciated his being accommodating the most. I told Peter that I would like to put an offer on a Sunday evening thinking that he would draft the offer sometime on Monday. To my surprise, Peter worked on the offer the same night and had the documents ready for my signature. He explained to me that he needed a sense of emergency in this business to ensure that the buyers could have the best chance of getting an offer accepted.
