We have bought and sold several homes now with Urban Properties. The entire team is amazing! On our last home sale Rachel was a super star in the crazy pandemic market. We got to market at a time when everything was fluctuating and going nuts. She was flexible and adapted to the constantly changing conditions, staying right up to date and educated with the current market. This led to the sale of our home in less than a week at more than 20% over list, with a slew of competing offers to choose from. It was like winning the lottery - like a fairytale! We encountered a few hiccups in paperwork that threatened our timeline of selling and purchasing another home and she was all over it - making sure things got done that were outside our control. Rachel's communication style is relatable and timely - we never felt like we were lost in the process as she had provided us a step by step list of what to expect next, what we needed to do, what others needed to do, and she communicated with us regularly on it. Rachel wears many hats and wears them well! She really knows real estate, but she's an incredible project manager (that's what I do for a living) and a wonderful designer too! She is methodical and meticulous with every little detail in the process of selling your home. She informs you of what your house is worth in the current market with printout data you can see with your own eyes and explains it all in great detail that you can truly understand, does a walk through of your home and then makes you a list of must have's and nice to have's for getting top dollar on your sale, comes in to stage your home and make it look like something out of a designer catalog, coordinates amazing pictures of the home for your posting, holds open houses that really get your home seen, and so so much more. She's also just a really sweet and down to earth woman that you can really relate to. She always goes above and beyond, is a great listener and so warm hearted and kind.
During our on -going home sale she also helped us find an agent in a different state so that we could relocate with piece of mind. She got right on the phone and interviewed many agents to find us one that she believed would take care of us the same way she did, and it turned out wonderful! I couldn't be happier! Oh, and you get ALL of this for the same percentage rate (even lower if you do several transactions!) as for any other agent/business that provides so much less. This husband and wife team can't be beat in real estate! They are simply the best!

Rachel and her team did an excellent job taking care of the sale of my parent’s house. My family needed to sell the house in a timely manner in order to have funds to pay for my parent’s assisted living/nursing home care. Rachel’s professionalism and attention to detail was crucial in the sale being a success.

Rachel was able to focus effort and attention on the myriad of details involved in our situation while at the same time she was also keeping the big picture in mind. For example she and her team were able to help us locate several contractors and specialists and get them on the job in record time (where time was of the essence). She would double check details and follow up to make sure things were being taken care of correctly.

At one point I happened to mention to Tamara Williams (from Chicago Title - they took care of the transaction) that I was happy with the way Rachel handled the oval job. Tamara responded that Rachel is one of her favorite agents to work with because of her clear friendly communication with all involved parties.

I actually hired Rachel after I had a different agent working with me for several weeks. The difference in experience between the two agents was marked. Rachel was positive, communicative and had a vision for an effective sales strategy. Her approach was proactive and positive.

Can you count on your real estate agent to apply ninjitsu negotiations on your behalf to beat out a competing offer in THIS insane housing market, $30k above your own offer without upbidding your competitor's? And would your real estate agent then work it on Christmas Eve so that he works in tandem with Santa to bring the good news to you Christmas Eve evening that your offer was accepted? Peter has skills. Not only did he verbally armbar for our offer to get accepted, he doubled our expectation for seller concessions and we got funds back at closing. I was introduced to Peter early in 2020 by a mutual friend, and could not have imagined what a great human being i was meeting at the time. Later in the year, my partner and i decided to buy a home. I've been involved in numerous real estate transactions in my life, and never has the experience been more of a pleasure than it was working with Peter and his team as our buyer's agents. They were patient, EXTREMELY knowledgeable about the area, the process, and helped us avoid many pitfalls buyers sometimes ignore in their eagerness to get the deal done.

We must have seen 20 properties over the course of 3 months and Peter and his team remained responsive, positive, patient, and excited to help us make sure we bought the RIGHT house.

Rachel and Peter both are everything you’d want from a real estate professional on both sides of the sale. Rachel had a great eye for detail in setting up our place for sale and was welcoming to potential buyers. To us on our end of the transaction she was on it with warnings about pitfalls to avoid, and bulldogging showing agents that didn’t treat us right. Her performance on offer review night was stunning and we got WAY over listing. We literally owe a chunk of our lifestyle to Rachel’s negotiating skills.

Peter on the other buying side of the transaction is great at sniffing out deals and recommending homes just based on listings and quick showings. He’s got the experience and the contacts to provide a full service buyers agent experience. He helped us find a home with great value and a relatively easy transaction in an insane market. He also helped us find a vacation property over Thanksgiving day!

Cant recommend this team enough. You won’t go wrong.

We used Urban Properties to both buy our new house and sell our existing townhome earlier this year. This was the second time we purchased a house with the help of Peter and he found us great deals both times! He helped us negotiate with the seller in order to get our dream house for $25k under asking price, that's unheard of in this market! Rachel helped us sell our townhome and was able to make the process as quick and easy as possible. She was able to walk us through the whole process and answer any of the numerous questions that we had. She gave us suggestions on quick updates to do in order to increase our sale price and even gave us suggestions on how to stage our home with furniture and decor that we already had. We listed our townhome right in the beginning of the pandemic lockdown and she was still able to get us multiple offers and sell within a week! We ended up getting thousands over our asking price and she helped us close the sale without a hitch. We can't recommend the team at Urban Properties enough!

You need a top notch buyer's agent in this market......We had been looking for a house for 6th months in this highly competitive housing market with Urban Properties. We made 6 offers on different houses...but each one escalated way out of our budget. Although we felt guilty about having Peter draw up another offer, because it seemed certain that we would lose again, Peter never made us feel like we were bothersome. It seemed personal for him that we get a house...as if he was motivated out of more than just the commission. So when we finally found a house (amazing house by the way) in which ours was one of two competing offers, Peter showed tremendous tenacity and ingenuity in getting our offer accepted. I'm not kidding when I say that no one else could have done what he did for us in landing this house. From establishing communication with the listing agent to understanding what would really make the sellers choose our offer, to relentless follow-up with the seller's agent. Amazing. We just closed on Friday and Rachel, Peter and Robert and Annette could not have made the selling process any better! We interviewed 3 agents and knew right away that the team at Urban Properties were so knowledgeable about the current market and their marketing plan was heads and tails above the others. We had a sale in 6 days! And then when the inspection called out mold in the attic space Rachel had a contractor at our home THE SAME DAY! He treated the area for a reasonable price and the sale was secured. Had we chosen the discount brokerage firm or tried to sell it ourselves it surely would have taken over a week to get a contractor to check out our attic space. Then we would have been at their mercy price and time wise to get the work done. The other thing we really appreciated was the updates that Rachel gave us. We never felt like we were on our own. Urban Properties is top-notch and we will definitely work with them again!

We worked with Urban Properties during the selling of our house In Fall City and we were delighted with the care, communication, and effort from agent Jose Chapa and owners, Rachel and Peter Badgett.

The Care Rachel took creating a proposal, taking wonderful pictures, and getting to know our community was impressive. Their agency performs many extras that set them above their competitors. Jose and Rachel really did their homework to familiarize themselves with our area and its amenities. They had our agent go door to door canvasing the surrounding neighborhood to generate awareness regarding the property and the upcoming open house. The open house was very well marked with huge signs and internet listings.

Within a day of listing, our house had multiple offers. Now, many agents would have eliminated the open house after an offer was made on a listing, but Urban Properties continued to treat us as a priority and went ahead with the open house in case there were any back up offers. This market can be a roller coaster and even well intentioned perspective buyers can flake out, so back up offers are key. Even two weeks after the pending sale, an Urban Properties rep was at the property with another interested client to secure back ups.

If you are looking for an agency that will take care of you with the same level of professionalism and care from start to finish, work with Urban Properties. They get the job done.

Rachel was very proactive every step of the way, helping us to stay on top of things and get the home sold quickly and for top dollar.
