Andrew S - Yelp Richard's experience with short sales, patience with first time buyers, follow through, attention to details and dedication stand out as just a few of Richard's many great qualities. Richard took the time to listen to our needs, and desires and worked tirelessly to find us the perfect home that had everything we were looking for. When the sellers realtor dropped the ball with an inspection with the City of Pasadena, and closing escrow on time was in jeopardy, Richard personally set up the inspection and met the inspector when we could not be there. Our relationship with Richard didn't stop after we closed escrow though. After owning our house for just over a month, our house was hit with hurricane force winds that ripped off parts of our roof, skylight and knocked down a 90 foot cypress tree. Richard called to see how we fared and when he heard the news, he drove straight to our house to help cut down the tree which was blocking two driveways and sidewalk. I can't think of a better person to walk along side you while making the biggest purchase of your life!

Yas Y - Yelp As first time home-buyers, we decided we wanted to go about it diligently and with our eyes open like you would with a large (very large) purchase. We interviewed a couple of agents we found through Yelp. During the interview process with Richard, what stood out for us was Richard's track record, knowledge and patience. I'm sure as first time home buyers we may have seemed overly excited but he was very kind to spend the time to talk us and address all our concerns. We decided to go ahead with Richard and we are very proud of the choice we made because he did not disappoint! Given that we were first time home buyers, we needed someone who would find condos that adhered to our criteria, pay close attention to details we would miss as buyers when we went to an open house, tell us about the potential of the location and give us insight from a future renter/sellers perspective. Richard not only did the above but gave his very objective opinion on the condos we liked, patiently answered all our questions and was very thoughtful about our budget which we thoroughly appreciated. Once we selected the condo, we figured that it would be a stressful process given the number of parties involved (lender, escrow company, seller, the world) however, it was a fairly relaxed process and we attribute a lot of that to Richard's ability to make it as seamless as possible for us. Richard is an absolutely stellar person to work with and we cannot recommend him enough. Buying a house is one of the biggest decisions you will make in your life. It is important to also have the right agent to get you the house of your dreams. Richard is that agent. Christine C - Yelp Thanks to Richard's expertise and guidance, my husband and I bought our first home after less than 1.5 months of actively searching for homes. Not having had any prior experience to home buying, we first found Richard through Yelp and we contacted him to see if he could help us in buying a home that we saw during an open house. We didn't end up buying that home but that started our journey with Richard which happily ended with our current home. Richard is a professional, friendly, and meticulous real estate agent. He's always on top of it and you can tell he has plenty of experience in the real estate field. My husband and I weren't sure how going into our first home buying experience was going to be like but working with Richard was a pleasant experience. He accompanied us to more than a handful of open houses and he would always point out things about the property that might be an issue (uneven floors, unsafe conditions, noise, etc.). It was incredibly helpful to have someone who looked out for you. Richard is also great at listening to you and noting down what you like/dislike in a property and neighborhood. The entire escrow process with Richard was easy and he was always very quick to respond to our phone calls, texts, and emails. Being a first homebuyer, I'm sure I asked him a lot of silly questions during the home-buying process but Richard was always professional. He assisted us during escrow when we encountered small snafus and he kept in touch with us to make sure everything was going smoothly. One of my favorite things about having Richard as our agent was his participation during the home inspection. Richard himself took the time and energy to help inspect the home and to jot down any issues. He was very hands-on during the inspection -- he checked underneath the sinks, went on top of the roof, etc. Richard made sure that we were going to buy a home that we wouldn't regret and it was nice having his stamp of approval on the home's conditions. In the future, if we ever need to sell our home or buy another home, my husband and I will gladly contact Richard again.

When it became time to sell my Mother's home in the Burbank foothills, we luckily found Richard, after almost listing with **** **** , (which saved us over $8000 in commission fees). Emotionally, this was a very difficult time for us. Richard patiently explained things, told us what to do, and what NOT to waste money on doing. No used-Car salesman shtick here! When we finally got it to market, the response was outstanding. Richard explained the pros & cons of the many offers. We picked a nice family that made a personal appeal to us, who will take care of the 1920 house. ALSO! I took a 10 year look back and it is the highest price per foot for a public sale of a single family residence in the Burbank foothills. Angie M - Yelp I highly recommend Richard. I reached out to him on a Sunday after searching Yelp for a real estate agent to help us find a house in Burbank. I didn't expect a call back until Monday but an hour later he already had replied by phone and email. I knew from the start I'd made the right choice and he did not disappoint! Richard was incredibly responsive and quick moving on houses we were interested in. We were fortunate to bid on and buy the first house we looked at in person. He was extremely accurate in estimating the right amount to offer, which was confirmed by the appraisal. The closing was quite complex, as I was in Seattle and my husband was in L.A., the seller was on the East Coast and our mortgage lender was also in Seattle. The escrow company was weak and didn't communicate the closing date in advance. Richard coordinated everything on our behalf, even jumping in to respond to questions when the escrow company wasn't taking the lead. It's clear from all the five star reviews that Richard's clients think he does an excellent job. What I found pretty remarkable is that we got feedback from other professionals in the transaction about how impressed they were with him. You'll love working with Richard.

Richard was the third or fourth realtor that I contacted in my search, but he was the first one to get back to me! I decided to meet Richard in person to discuss what I was looking for and to figure out how the home buying process would work. Since this was my first home purchase, I prepared a whole list of questions that I compiled from the internet and from family and friends. I began asking away at our meeting and I was happy to see that Richard was very patient and even encouraged me to ask as many questions as I needed. He was also calm and professional and very easy to talk to. During the home searching process, Richard was very accommodating and showed me places whenever I had the time. He was quick to respond when I found some places I liked and was quick in scheduling a time to view the place. Richard was also very helpful in explaining how to update the home to make it more to my taste and I appreciated his input since I didn't have a lot of experience. Jon L - Yelp I've known Richard in a professional capacity for about 3 years. I was introduced to him when my then-girlfriend's parents purchased a condo in Studio City. Since that time I've interacted with him on several occasions, to get a sense of the market and to see what is out there. Richard is absolutely one of the best realtors in Los Angeles. Everyone has an aunt who knows a cousin who is a real estate agent, but Richard is the reason why you should use a professional instead of someone you might have a connection with. Richard is constantly up-to-date on inventory and is able to discuss with you quality of neighborhood with such sophistication it's scary. As a young professional looking to make a big first time purchase, I'm glad I'm using Richard. He's a cut above the rest. Dianne P - Yelp I found Richard through Yelp when I decided to sell my condo in Glendale. My situation was a bit more tricky since I moved to NorCal while still having the condo. I contacted realtors within Glendale/Burbank on Yelp and Zillow with high ratings. Richard was the first to respond (in less than 30 mins!!) and when he didn't hear from me for a few days, he even emailed me just to make sure that I got his message. I told him about my situation being in the bay area and he assured me that he's had clients that moved to another city when they decided to sell their property. I met up with him once when I was in town and he was well prepared. He showed me the comps and gave me an idea on how much I should list it for. He told me how the process would go. After deciding to list with him, everything just went on so smoothly. I mailed him my keys. After 2 weeks, it was ready for open house. The website for my unit was well made that it brought lots of potential buyers during the open house. We had multiple offers on the property that it went over asking. He gave me great advice about the offers. Richard knows his profession well and takes good care of his clients. I even wished he was my buyer agent. Anyway, I am really glad that I listed with him! Trust me, the transaction will be such a breeze when you buy/list with him. :)

Casey K - Yelp Like a few of the reviewers were, we were also first-time buyers looking for an affordable home in this city (stop laughing). I was referred to Richard through a friend and found him to be open, an expert on the area, very responsive, and--perhaps what I think may be really important for first-time buyers--generous with his time and not pushy. Richard spent a lot of time talking us through the home buying process, answering our many questions, and over the months it took us to find a home never pushed us to look beyond our budget or to make an offer on a house. I'm sure in this market we were on the lower end of the budget spectrum, but he always made time for us. Even after we closed, he was happy to set us straight when we panicked about our water heater dying the day after we moved in. Eek! Thanks Richard!
