Rosemary grew up in Bourne, having attended kindergarten at Crane Hall through graduation from Bourne High School (1982). After college, she married her high school sweetheart, Bill Dalton, and moved to various areas around the Northeast where they either updated, partially renovated, gut renovated or constructed properties in their spare time. In the beginning, it was out of necessity, but it quickly became a fun and rewarding hobby that they could tackle together (scroll to bottom of this page to see their past projects). They always knew that they wanted someday to return to Cape Cod. Over the years away from the Cape, they stayed in tune with what was offered for sale; so that when the time came, they would be ready. Visits to the Cape typically entailed driving around various neighborhoods with her mother to see which areas they liked most and what were the latest offerings. After 25 years, they were finally able to come back to their roots and make this their home again in “God’s country.”
She has owned and operated a real estate appraisal firm since 1999 covering Bristol, Plymouth, and Norfolk Counties. Since moving to the Cape, she now covers Barnstable County. Real estate runs in the family. Her mother was a salesperson at Shore Road Realty in Cataumet/Pocasset back in the 1970s (thus the name). Her brother, Alec Joyce, spent his entire 30-year career as an attorney in Bourne specializing in Real Estate matters. Her sister, Helen Tarantino, has been a real estate appraiser for 25 years and a realtor for 10 years in Boston. You could say she is a real estate nerd (at least that is what her daughters call her). She still goes out looking at houses for sale in her free time, and always has her eyes peeled and wheels turning for any potential new renovation projects. Because of her instinctive eagerness and drive in real estate endeavors, it only seems like the natural progression for her to help people buy and sell their own homes. In both her personal and professional real estate experience, she has an “outside the box” approach and a creative vision necessary in making an end product become a reality. She believes that these are key ingredients that contribute to a successful purchase or sale of any property.
Her credentials include appraising under the FHA and VA loan criteria, complex and unique properties, as well as REO properties where her repair estimates are tantamount in valuation. She is a member of the National Association of Realtors and has been a member of The Massachusetts Board of Real Estate Appraisers for over 20 years which helps her stay abreast of the constantly changing market. Over the years, she has appraised over 4,000 residential properties which also contributes to her hands-on knowledge of the market and the community.
