Working with Nick Carter was an absolute dream. I came to him with a pretty specific wish list and a small budget, and somehow—after only looking at two houses—he helped me find the one! I almost passed on the house I ended up buying, but Nick encouraged me to at least go see it. I’m so glad I listened—he was totally right. It had everything I wanted and more.

Two years after my mother's passing, her estate was settled, and I was both emotionally and legally able to put her house on the market for sale. My husband reached out to a marketing group that disseminated information to real estate agents in order for them to contact sellers about listing their properties. Among others, we were contacted by Doug Reed from the Ryan Sanford Team of REMAX Commonwealth. Doug was courteous and professional, and expressed his sincere desire to assist us with the sale. He also provided us with a detailed packet outlining the services that could be provided, and how each team member of the Ryan Sanford team played an essential role in ensuring the successful sale of our property. We chose to use the Ryan Sanford REMAX team, based upon our initial contact with Doug.

Jeff and I met with Ryan Sanford and Doug Reed at the property to conduct a tour and discuss our expectations. I was impressed by the research they had done on comps in the area and impressed about the research they had done on the house itself, such as the fact that my parents were the original purchasers of the house in 1965. After assessing our expectations and area comps, Ryan recommended a selling price and a strategy, and we put the house on the market immediately. Within three days we accepted an offer that exceeded the asking price and within a month the sale had closed.

Once the house was listed with REMAX, Doug set us up to receive text notifications of all appointments scheduled for tours of the house through ShowTime. After only three days, he contacted us about the offers that had been received and followed up with a thorough spreadsheet for us to review. After we reviewed the information, he called back to discuss each offer in detail and made a viable recommendation for the one he felt was most beneficial for us, taking many factors into consideration. We took Doug’s advice which ultimately ended in a successful sale without any negotiation needed.

The sale of my mother’s house was also the sale of my childhood home with contents encompassing 57 years of living and loving. Doug was sensitive and respectful when he conducted his initial tour of the house and throughout the next few weeks as he checked in with my husband and me as we cleared the contents of the house. He came by to tour the house when it was empty, and he called us. Doug was so complimentary and encouraging about what a wonderful job we had done. He was our cheerleader! It was such an uplifting moment after such an emotional journey!

After using two other realtors, continually lowering the price, and eventually taking it off the market, Ryan was confident that he could get my house sold quickly. We recently bought a very nice home near us in the Midlothian area to rent to our daughter and her family. We started looking in January, and Kyle Taylor contacted us after we made an inquiry on one home. Although we didn't make an offer, Kyle continued to assist us through a very challenging market for home buyers, especially in our area. He showed us seven or eight homes, and we made offers on two of them, missing out the first one, but much more pleased with the second one, on which we were successful (offer accepted in mid-April; closed in mid-May). Kyle was great to work with - extremely knowledgeable and helpful, and very patient with our demanding requirements. He did a great job in getting information for us and answering our questions. From a buyers perspective, I expected this process to be a rollercoaster. I will say that Doug met my expectations of how easy he made things for me. Every phone call was answered w the exception of maybe 2 in which was returned within 5 min. I asked if I could view a house on Easter morning , he made it happen. I have always had the assumption real estate agents now a days just take some good photos and slap your listing online; no “real” work involved. We listed with another well known agency prior to going with the Sanford team. After approximately 6 months with this other agent and no luck my friend, Kyle Taylor (Sanford agent), got me to sit down with him and go over our listing. Kyle showed me a ridiculous amount of marketing lapses, some of which I didn’t even know were a thing. After this meeting we decided to give the Sanford team a shot.
