About Sander
I’m Sander Scott, a real estate broker based in Northport, Michigan, and owner of Net Real Estate. I work across Leelanau, Grand Traverse, Benzie, and Antrim Counties, with a focus on waterfront property, vacant land, and residential real estate.
I grew up here. Sixth generation in Northport. That perspective shapes how I look at property, especially in a region where the constraints matter as much as the property itself. In this market, the differences aren’t always obvious at first glance. Two properties can look similar on paper. Same frontage. Similar square footage. Comparable price point.
But the way they function can be completely different.
Shoreline type, water depth, how usable the frontage actually is, what sits on the neighboring parcels, and how the township regulates the land all play into that. Those factors determine whether a property gets used consistently or sits underutilized over time. You see it most clearly along Lake Michigan. Large portions of the shoreline are either publicly held or constrained by environmental and zoning limitations. What’s left is limited, and it behaves differently because of that.
That’s not just a local observation. Broader coverage has pointed to the same pattern, where constrained private ownership and development limits continue to shape how these properties are bought, sold, and held over time, including recent reporting from Realtor.com.
