I had such a wonderful experience working with Sita! It took me a while to find my perfect house, but she was so patient and insightful the entire time. She really knows her stuff!! After the purchase, she provided great advice and worked with lender, attorney and me to making the closing process so smooth. Sita is a rock star broker. As first time home buyers, we never imagined that we would get our very first offer accepted and be able to close this deal within 30 days! The fact that we are writing this review from our beautiful new home is a testament to how good Sita is at her job.
She is extremely hardworking, responsive and a great strategist. We had shortlisted 5 houses to view over a single day. She came prepared with printouts of the MLS listings, and even scheduled the viewings in the order that would make it the most optimal driving route. It was the attention to the tiny details that really impressed us. She did her research on the comparable house prices in the area, and was able to advise us on strategies such as escalation clauses, and even what time to send in the offer. We believe all these strategies really paid off in our first offer being accepted! She is also extremely well connected to local inspectors, and contractors. We found an issue during the inspection phase, and she had a contractor come out within the hour to take a look and provide a quote to repair this issue! This helped us negotiate our closing costs with the seller in the aggressive timeline.
She also strikes the right balance between providing guidance and giving the buyers the space to make their decisions. We always felt like she was in our corner and wanted the best for us.
If you are a FTHB, then we highly recommend picking Sita Philion as your agent!

Sita Philion made the process of buying a home in a new-to-us location a smooth process. She was always quick to respond, had great knowledge of the area, and very quickly grasped what we were looking for in a home. I also have to say that the other professionals she recommended (lender, attorney, inspector, etc.) were excellent as well; she clearly has a great professional circle in the area and is well respected.

Sita always gave us great advice at a time when the market was very strange. She wasn't afraid to politely push back on what we were thinking (for example, I really feel like she saved us from putting a bid in on a home that we later would have regretted) so we knew we could really trust her when she agreed with the house we ultimately chose! On a personal note, she is just a really nice person! I would work with her again in a heartbeat (though I hope we are at this house for MANY years to come!).

Sita was amazing to work with! She was always available. There are some Realtors out there that only get back to you when it’s ‘convenient’ for them. Not Sita! She was always there to help guide me through the whole process of selling my parents house. Plus she is very knowledgeable about what to look for and expert tips on getting the best deal for your home. She loves what she does and it shows. I’d highly recommend her. You won’t be disappointed.
