About a year ago we decided to sell our furnished, practically brand new snowbird villa in Central Florida, as for personal reasons we were just not getting the use out of it we had expected. When combined with increasing taxes, and Home Owners Association dues in the over 55 planned community we invested in, this became a serious burden. Problem is, it was located in one of the most saturated real estate zip codes (34747) in Central Florida.

For the next year and a half we grew more and more frustrated as we tried leasing, selling with other relators, price reductions, concessions, incentives and more. Still no sale! Just one lease terminated early and a contingent offer that never materialized.

Then we found Steven. His first visit was remarkably encouraging and professional. Steven showed up, well dressed, on time and filled us with optimism that he could sell our villa. Since we are still living at our home in New York, Steven also assured us that we could trust him to do everything that would be necessary to make sure our villa was safe and secure. We really did trust him. Come to find out we would need his assistance with everything from changing smoke detector batteries to finding contractors to oversee some necessary repairs. He was always there for us.

Steven suggested that we add some staging touches to the villa that we readily agreed to and he orchestrated all of that. He also kept us informed at every step of the process.

Fast forward just a few months after signing on with him and our villa is sold at a reasonable price. Oh sure there were a few ups and downs in the process like with most real estate sales, especially in Kissimmee, Florida, but just as he assured us countless times the property was sold without a hitch.

If you are looking to sell property in central Florida we would strongly recommend you get in contact with Steven. He truly is a skilled real estate professional who consistently demonstrated care and compassion for us, his clients.

Steven helped us purchase our dream home in Mount Dora, Florida. He made the experience easy for us by handling a ton of the all the little details and always keeping us informed about what was going on. We lived a few hours away so without easy access to the home we wanted we really depended on him to handle the on-site stuff for us and he did so with great attention to detail. When it came time to make an offer he was also able to save us a ton of money by helping us negotiate a great price.

I am more than impressed with Steven's service. We were doing a 1031 exchange to upgrade a rental property, and he connected us with a company that specializes in handling 1031 Exchanges. He then helped us sell our old property even before it officially went on the market.

When it came to purchasing the new property, Steven helped us narrow down several upgraded rental properties within our price range that met all our requirements. Since we are from out of state, he provided detailed video walkthroughs so we didn't need to fly to Florida. With each video, he offered his honest feedback about the property. He arranged everything related to the title and bank financing.

This review should’ve been done in July of 2023. I apologize that it is so late.

My stepbrother and I had to sell our father’s home in Stanford. I didn’t really care for the first realtor we contacted. After doing some research, I read the reviews about Stephen Horner. From the moment I spoke to him, I knew we had the right realtor to help us with our unique situation.

We already had tenants in the home for two years and they were not paying any rent. They were friends of our father and they would take care of the home and offered to make repairs that needed to be done including a major bathroom remodel. That hadn’t been done yet, but they wanted to buy the house. This ended up being a long process because we started in January 2023 and we didn’t close until the middle of July. The buyers had to jump through some hoops to qualify for a special type of loan.

Throughout the entire process, Steven kept us in the loop of everything. He did what he said he was going to do and when he said he was going to do it. We never had a doubt in our mind that we were in good hands. I had just worked with a realtor a year prior back in California, and if I had had Steven as my realtor, I would’ve received a lot more money for my home with less stress.

If you want an expert selling your home or for buying a home, I cannot recommend Steven Horner more highly. You will not be disappointed. This man knows the business and the market inside and out. He is fair and honest.

I don’t think I can recommend anyone in any business that I’ve worked with in Florida more than Steven. His knowledge and experience in the Orlando metro market is incredible and his dedication to his clients is second to none. We had to relocate out of Orlando but within Central Florida and Steven sold our house in a couple weeks while the other houses in our neighborhood took several months to sell. He guided us through the small fixes to focus on before listing, and also how to properly stage the house for pictures and showings. We priced the house right, based on his advice and had two competing offers in a slowing market. Steven is a One. Man. Army.

Do I mean Steven's willingness to "fight" for us in negotiations? No, although it's true he did!

Do I mean Steven's actual military service? Well... I don't actually know the answer to that, but still no.

Instead, I mean that this man knew the answer to every question, had a connection for every task, and made our house sale literally the easiest part of the entire home selling/buying/moving experience! He was a knowledgeable professional through every single part of the process.

When it came to getting contractors for the house to repair/fix the things needed for sale, he had a list of handymen, repair people, and even a power washer already found, and vetted. We used two of them ourselves and I can confidently say they both were professional, competent, and efficient.

When it came to needing a Power of Attorney for the sale (since my partner and I were living in different states at the time of sale), Steven was once again confident and ready with answers, making sure we had the information early so we could process the documentation needed.

Truly, this man was just generally the best. Maybe that's what I'll call him. General Steven.

He *is* a one man army after all.

To begin this review, I will start at the end. After we purchased the home, we were realized that the much work needed to be done. The lawn, the maintenance, pool etc. We turned to the list of preferred vendors that was supplied to us from Steve, and virtually all were right on in terms of quality and reliability. When things didn't work out, I would contact him, and he would take care of the problem right away (this even after we have closed and bid farewell). This is Steve, a punctual, organized and resourceful realtor.

Like many reviewers, I am also a professional and have high expectation in terms of punctuality, organization, professionalism and knowledge. Steve fits all of these and he is a fantastic communicator. My family deiced on Steve after we dropped two other relators.

UnLike the others, we did not get endless barrage of listings every day with the same old properties that we have excluded. It was cut to the chase and move on. If the property didn't fit our criteria, he didn't try to squeeze to make it fit. He would just tell us not to waste our time on it.

At the end of the day, we wanted a house, and Steve wanted to make the sale. We met in the middle and at no time did we feel that there was an imbalanced opinion from him so that the sale could be made quickly.

Buying a home is a very stressful process and I am so grateful to have met Steve.

Well, where do I begin? To start, as a Physician I have very high standards and an appreciation for professionalism and consistent communication. I am always available to my patients to help them with any minute questions that they have, to help ease and alleviate their discomforts. I had written about clear communication and support multiple times in my monthly Column “Ask Dr. Ron” for Family Circle Magazine for many years.

A year ago, we made the decision to relocate across the country from California to Florida. We made several trips to visit and explore the surrounding areas near Disneyworld which we always enjoy. After an extensive search we selected Winter Garden as it was very central and within minutes to everything we wanted to access. Our initial problem was that we did not know anyone in Orlando and we were very anxious to find a reliable honest realtor who can assist us cross country. During our very first meeting with Steven he put us in ease. Steven addressed our concerns and described to us all the ways he was going to help us before we even asked any questions. Steven is an experienced realtor and he knew all the pit falls we were concerned about. We knew immediately on day one that he was going to be able to guide us through this massive real estate endeavor. After a few more meetings and multiple phone calls at all hours of the day, we felt completely at ease knowing we were in good hands. Steve always took our phone calls and if he was busy texted us that immediately that he will call us right back, and he did! To make it a little more challenging for Steve, we narrowed down our search to one particular community that only had a handful of lots that we were interested in (some lots were not even released yet). We gave Steven a tough task to find our dream lot and home.

Steven was relentless. He developed a working relationship with the builder and followed up with the builder on a weekly basis to help ensure we will get our dream lot. When the lot was finally released, Steve helped us create a winning strategy to secure the particular lot that we wanted, and have our offer accepted!
Steven also guided us through our financing options, and helped us review all of the closing disclosures and final closing documents on the day of closing, he was literally there holding our hand every step of the way alleviating our anxieties.

After we purchased the home Steve could have simply walked away, however that is not Steve’s character. For five months Steve went to the lot and watched the construction and shared with us bi-weekly photos, videos and live virtual tours; we were all the way across the country but Steve made us feel that we were right there in Florida watching the house being built. To help alleviate any anxieties Steve coordinated all of our 3rd party inspections as well. He was there at every builder meeting, even when we couldn't be, and spent all of the extra necessary time needed to ensure that the builder addressed any of our concerns.

Could we have done all of this from California without his professional guidance, maybe with many more expensive and time consuming cross country trips. However, we were fortunate to have Steven in our corner to proactively coordinate all of the simultaneous moving stages in order to successfully get us to closing. Steve gave us an immeasurable piece of mind. By the way, we were lucky to also meet Steve’s wife Rachel, who is also a realtor and we valued her perspective and advice. Our move to Orlando has three happy ending; we bought our dream home; we are close to Disneyworld and we made two great friends Steven and Rachel.

We thoroughly enjoyed our experience with Steven! We were moving from a different state and already working in Florida. The market was crazy so you had to move fast and hope your offer was accepted. Steven remained patient and positive! There were times that he spent all day with us going from one side of Orlando to the next showing us houses, then there were times he met us on a drop of a dime to show a house that just hit the market. He even did video calls when our schedules didn't allow us to meet. He kept telling us that eventually we would find the house of our dreams and we sure did! It all paid off!
I never put that much thought into Realtors, but there were occasions when we interacted with other agents with Steven, and by far he was more professional and experienced than others.

Steven Horner provided excellent real estate knowledge and support for the Stoneybrook West home we listed with him in Winter Garden. He did a thorough analysis of the community in assisting to establish the requested list price. We ultimately settled on a slightly higher price as the marketplace was abuzz, and inventory was non-existent. The most difficult aspect of his suggested house preparation for sale was de-cluttering for the photo and video shoot. He's definitely a "minimalist" when it comes to personal items displayed within your home to be marketed. His chosen photo/video and drone vendor was outstanding. They're presentation of our property couldn't have been any better! We had 19 couples visit on the first day of showings, 6 on day two, and 4 on day three. We received four viable offers by the end of the third day - all above our listed price. He presented each offer to us with the pros/cons of the offer(s) and the financing pitfalls. He counseled us on various aspects to consider. He was very efficient in coordinating third-party site visits for inspections, appraisals and surveying. He made the paperwork simple with e-signing documents. He met us at the title company for a smooth closing. He utilized Brokers Title to conduct the closing and they were equally efficient and easy to work with. At the end of our closing he presented us with an apropos gift which was personalized and perfect for the occasion. You couldn't ask for a finer, more professional realtor, who has excellent real estate marketing savvy, negotiating strategies, financial understanding, and a down to earth approach.
