About Susan
Susan Buettner is the Designated Broker and Owner of Black Tie Realty, serving Lincoln, Omaha, and the surrounding metro with a level of expertise that is anything but ordinary.
Susan's foundation is rooted in the law. After earning dual Bachelor of Science degrees in Political Science and Psychology from the University of Nebraska Kearney, she went on to earn her Juris Doctor from the University of Nebraska College of Law in 1998. A practicing attorney before transitioning to real estate in 2013, she brought with her something most agents simply don't have: the ability to read a contract the way a lawyer does, anticipate risk before it becomes a problem, and advocate fiercely for the people she represents. She later added a Master of Business Administration with a Real Estate Management emphasis, graduating Summa Cum Laude and completing her graduate work in 2025.
That depth of knowledge shapes everything she does. Susan has become a recognized resource for navigating the most complex real estate transactions, including divorce, probate, trust sales, and situations involving multiple decision-makers or financial oversight boards. She has taught continuing education courses to fellow agents on guiding clients through high-stakes transitions with skill and sensitivity, and is currently developing a comprehensive course for real estate professionals on handling divorce-related transactions with the creation of the Complex Real Estate Institute™. She is also at work on her forthcoming book for sellers on preparing their home for the market.
Susan completed her training through the Institute for Luxury Home Marketing in 2017 and went on to earn the Certified Luxury Home Marketing Specialist® designation, a distinction reserved for agents who have demonstrated proven performance in the luxury market. She partners closely with her husband, a retired 32-year National Guard Master Sergeant, in building a brokerage defined by discretion, precision, and an unwavering commitment to the client experience.
Susan is a Performance Management Network® designee through the Women's Council of REALTORS®, an organization she has served at the local level as Charter President of the Platte River Network. She serves on the Board of Directors for Habitat for Humanity Lincoln and is proud to serve as President of the Board of Directors for No Footprint Too Small, a Lincoln-based nonprofit providing care, support, and financial assistance to families navigating pregnancy loss, stillbirth, and infant death. It is work that reflects the same belief that guides her real estate practice: that showing up fully for people during the hardest moments is not optional. It is the standard.
A lifelong Nebraska resident who loves to explore, Susan recharges with travel, drawn to destinations where the details are done well and the experience is worth savoring, from the energy and elegance of Las Vegas to the unhurried beauty of the California coast.
