Karolynn visited us in West Springfield in July 2021, early in the process of even deciding to sell my mother's house. She immediately inspired confidence and assured us the house would sell at a good price in 2021's booming housing market. And although she wanted to start the process right away, Karolynn honored my sister and my needs to go slow and fulfill the Massachusetts courts requirements that we become conservators of Mom's estate before any sale could begin. A key box went on the door, we examined other properties in the area had had sold, but little else happened until we hit the "list to sell" button in October.
In the next two months, Karolynn helped us with a garage sale, financing, advertising, insurance, car sale and many more details. Her company provided us with legal documents (signed with doc-u-sign), legal advice, and a time-line of our responsibilities regarding property taxes, fire/smoke detectors, utilities and clean out.
Karolynn throughout was responsive to texts, phone calls, and emails and quickly answered our many questions. She introduced us to many other insurance and legal professionals who advised us well. She was always "on our side" and personally interviewed several potential buyers because my sister and I were in Alaska at the time!
Karolynn was honest and frank about what the house's problems were and what needed to be fixed and what would be considered "as is." She oversaw the inspection. All the while, she assured us that the house would sell at a price exceeding what we were asking.
In the end, Karolynn "chose" the buyer, a family who needed little convincing after a long visit with her. Our closing was three weeks later than desired, but that was the fault of the courts' late approval of the sale and not due to Karolynn or her lawyer. The "closing" occurred without either my sister or I present on a January afternoon, 6 months after our first meeting with Karolynn.
