We hired Tein With Digital Realty Team to help sell our home in Portsmouth Virginia. All of this happened during the time of a shifting market where rates were going up alot and buyers were worried. House needed a little work as well which was a concern of ours which we were able to sell without doing much work as the Digital Realty Team handled everything since we were out of state. Sale took a little longer than expected but Tein kept us informed on what was going on in Portsmouth Virginia and the housing market every week. Eventually we were able to get the home sold and for more than what the others in the neighborhood sold for. Tein with Digital Realty Team was able to get our home under contract within 5 days of listing the property in Buckroe Beach Hampton Virginia. They also sold it for 30k more than the other sales in the area while it was tenant occupied! As a landlord and investor they made the process super easy as they handled all communications with the tenant and had systems in place to get everything done properly in time. He was even able to negotiate an as-is sale with no home inspection and as well an appraisal guarantee and we were able to get 11k even though the appraisal came in short. The Digital Realtor Team was exceptional. We went on the market on a Friday and we were under contract, over listing price and with an appraisal guaranteed by the beginning of the next week! The process was overall very smooth with minimal work on my end, I'd say the hardest part was finding a rental but even that we were able to do with plenty of time left. Overall we ended up selling $28,000 over asking. I couldn't have asked for things to go smoother. It was virtually stress free and I walked away with over 80k on a house I only bought 4 years ago. My listing contract with another realtor expired on 12/31/21.

The following morning, Saturday, New Year’s Day, I received a call from Tein Hlwa and agreed to meet and discuss listing with his team. This might provide some insight into his assertive and motivated approach to his business.

It was obvious immediately that Tein had done his homework. There had been a fair number of listings / sales in the neighborhood and Tein demonstrated that our property was likely priced above the market, and he showed how our property built in 1957 would compare specifically to other recent sales and their various state of condition and updating needs.

Tein was very helpful in advising how we could accentuate the positive, specifically he thought if the wall to wall carpet were removed, the hardwood floors would be an attractive feature for many potential buyers.

Tein was proactive in communicating market conditions through email, voice, text, etc. When offers came in with conditions, he provided excellent advice on countering, helping us to avoid additional costs. He and his staff are connected with contractors and coordinated a few repairs and services we agreed to take care of at the buyer’s request.

At the end of the day, we accepted an offer that was in the range that Tein projected and was 2% less that his listing price.

Our contract with Tein did not include any specific time frame, but he "hoped we would give him 90 days". By my count we had the contract in less than 60 days and closed right at 90 days.

What makes Tein different from the others is that he didn’t just say ‘let me know if I can help’, he asked us if he could send helpful information on selling by owner. Tein made the process of buying our first home a great experience. The entire process can seem overwhelming at first, but Tein's knowledge and expertise made us feel much more at ease. He knows the area very well and went above and beyond in his communications with us. We never felt alone in this process, and whenever we had a question or something to discuss we were able to speak with him ASAP. We were never left waiting, which is a big benefit in the fast moving buyer's market.

The market for home buyers is very competitive right now, but Tein was able to help us navigate the market and close on our house in a matter of weeks from our first showing. Our first showing was on March 10th, and we ended up closing on the home we wanted April 16th. Tein helped us move quickly to ensure that we closed on our dream home. My house was a rental property for several years. I no longer wanted to be a landlord so I asked my property manager to sell it for me. They originally listed my house in August for $289K. I didn't get any offers in a week so they suggested I lower the price to $279K. I received an offer for full price but they wanted me to give an additional $10K in closing for upgrades. I decided to pull the house off the market and move back into it. I replaced all the flooring, appliances, and painted the entire house. In February, Tein gave me a call and asked me if I wanted to sell. He came over did comps and told me he was going to list it for $300K. He listed it on a Thursday and Monday I had 7 offers. I ended up selling the home for $310K. I can't tell you enough how wonderful it has been to work with Tein. He is a gem. If I had any questions I would text him and he would answer immediately. We began working with Tein beginning May 2021. We knew we were moving to Japan in August 2021 but we weren’t sure if we should sell or rent our house. Ultimately, we decided to sell. He did a walk through with us in late June and told us some things to fix or upgrade that would give us a positive return on our investment when it was time to sell. We completed all of the things on the list and used the handyman he referred us to for the things we didn’t want to do or contract ourselves. All of the repairs or upgrades were complete by the end of July. We listed on 06 August 2021. By 11 August we received several competitive offers and sold our home of 13 years for $15K over asking price. We arrived in Japan on 13 August. The law firm that he used worked with us to close virtually, since we could not return to the United States to close in person. We closed on the sale of our home on 10 SEP 2021 and opened on a new chapter in our lives. Tein was an absolute professional and very responsive through the whole process. I would recommend him to anyone who wants to get the most out of your investment. You won’t have to wait for a call back from him. It was as if we were his only client, even though I know we absolutely were not.

He came to our home, laid everything out in a clear and concise manner, and was really being accommodating towards our requests/concerns. After his excellent presentation, we decided to give him the opportunity to represent us selling our home. Tein Hlwa of eXp Realty did a fantastic job as our agent - we were able to close well above our initial goal. We feel that he really went above and beyond here; he kept us in the loop for everything. Being an older home, there was work that needed to be performed and he sourced that out with very reasonable costs to us and coordinated the completion of the work. His skill and attention to detail left us with a stress-free experience and a very positive feeling of the results. Tein is awesome! My parents had a bad deal going when they were trying to sell their home themselves. The buyers agent was really taking advantage of my Parents and their poor health situation. I was finally able to get through to my Parents that they needed an agent that represents them and can get the best deal possible for them. Less is more. Tein Hlwa was exceptional. I needed to sell my home in VA while I was on the West Coast. I had already spent a lot of time and money with other “professionals” with xxxx results. Tein was honest, practical, patient, and effective in getting my home sold. Tein was practical in identifying what added value in selling my home versus more of the same. Tein Hlwa with eXp Realty is a fantastic Realtor. After 2 weeks of listing FSBO, we met with three realtors. Tein was by far the best prepared with factual information on our Chesapeake property and a sound strategy for a quick and profitable sale. He made such a good first impression with his professionalism, winning personality, energy, and well documented performance. He continued those traits throughout our experience with him and demonstrated his up-to-date market knowledge. With his established network of resources and his digital skills, our property was under contract with a pre-qualified buyer within 48 hours of it being posted on MLS. He negotiated and presented counteroffers, balancing our best interests and the buyers needs to maximize our net proceeds. He really honors fairness and integrity. Tein went above and beyond his required function. The property survey revealed a discrepancy with the property set-back; Tein did the necessary research and contacted the correct City officials to get the matter resolved. Tein was exceptional about keeping us informed and keeping the process moving. I knew I liked him...not that I was going to tell him that at the time. Throughout my adult years, I have had the experience of buying and selling several homes. I recently needed to sell my condo I had just purchased a year prior to move to a more family environment for my foster sons. I interviewed several real estate agents after failing at selling it FSBO. In my lifetime of buying and selling houses I had never found an agent that blew me away to use them again. I used Tein to sell our home in Virginia Beach on January and he went above and beyond to help me. I knew that it will be a challenge selling our home but he did well!

Before choosing a real estate agent, I conducted several interviews and what they can offer and to see who I can get comfortable with based on the time, investment, and how they would promote their listing. He stood up the best because he offers a free professional photography for the property, cut his realtor fee as a fellow veteran, and in today’s market people like what they see, my house was empty so it was digitally staged.

I met him twice once at the property in Virginia Beach and when I choose him he met me and my family at my residence in Yorktown. I tried selling my house by “FOR SALE BY OWNER” but it was challenging for me to come to Virginia Beach every day with a full time job and a busy mom. I was concerned about the location of my property due to many challenging circumstances. He provided me with his honest opinion and pointed out what needs to be done, and gives me updates every Friday. He had 3 open house for the property, like I said selling that house was a challenge.

My family and I put some hard labor and spending multiple weekends at the property. Even at closing he still considered my location and found a local closer in my area. He also recommended contractors and one of them I hired to fix our roof in our current place.
