Terri was not only patient, persistent, and always pleasant, but she saved us from missteps on several occasions when it would have been just as easy for her to let it slide by and make the sale! She dealt with our relatively narrow set of requirements with good humor. When we identified options for purchase, she was consistently on-target with her market analysis and guidance on offers. She shepherded the negotiations after the offer was accepted and made sure that details were not overlooked relative to permitting, inspections and contracts around post-sale rental agreements. After closing she continued to check in to make sure there were not lingering issues and that the owner moved out without incident at the end her contract. Terri was the full service deal, and helped me with all aspects of my sale. We had an offer within a few days and closed in a month. Terri helped me with organizing my place, and brought in items to stage my property so it didn't look like the rough bachelor pad that it was. She was always available and organized with all the paperwork and information needed. She even found the buyer a bank that would finance the property since we unexpectedly found out we were in the initial stages of a possible litigation situation with the HOA. It was a miracle. We found Terri on Zillow, and she was quick to respond and give us the information on some properties we were interested in. She showed us the properties we requested and found more in the area. We eventually settled on one and put in our offer. Terri explained everything and helped us throughout the process. She set up the inspection and advised us on repair items. Some were seller required and some repairs were the HOA's responsibility, including installation of a french drain around the perimeter of the foundation where ground water was collecting. Terri also contacted many contractors to give us quotes on some updates including flooring, windows and adding a bathroom. She even met with some contractors for us, since we were out of the area. The transaction went through smoothly and we are very happy with our new home. We appreciated all Terri's help and her pleasant service-oriented personality. bacall22

“My wife and I worked with Terri in 2010 to find and purchase a home in SW Portland. Because of the problems in the loan industry, the many forclosed and short sale properties on the market, it was like no other house buying experience that we had ever had before. It was more difficult to find a property that did not have added complexities of multiple bank interests etc.... Terri did a great job of taking our interests to heart and searching out the right properties for us to tour. When we made the offer on the house she worked patiently with us throughout the process while securing our loan and doing our due diligence on the house. I highly recommend Terri as I truly believe you won't find a more capable and pleasant professional to work with. I had the pleasure of finding Terri several years ago when I was just thinking about buying my first home. Not sure exactly what I wanted, not sure exactly what I could afford, not understanding how to negotiate, Terri was perfect for me. Her intuition and knowledge of the Portland real estate market paid dividends. What I can Tell you about my friend and advisor about the Condo hunting... Terri made for me and my wife to ge this condo purchase purchase process so smooth and she was down to earth... by giving me all the details what I needed and with a less knowledge what we had and she was always available to help us to get the legal details about the Condo and getting docs from Escrow and Seller and the Mortgage brokers as well.. Terri Layton was an agent referred to my family through a retirement community we had been working with for the past couple years, for our mother. Mom was l capable of independent living but was having some memory challenges and more so, in recent months. We had tried to sell her home previously, with no luck, and she was resistant to the process. But, Terri worked with her with so much care, and patience, it made the whole process and the idea of moving a pleasant experience for her, and we are so grateful. Terri spent many hours with Mom on the first appointment, going over details and procedures. Then she spent many more hours helping Mom decorate with mom's own furnishings that she had in storage, and completely changed the entire look and feel of her home. Even rearranging the patio furniture, plants, and also moving extremely heavy water features to improve the patio area. Terri continued to stay in touch with mom with calls and visits several times a week and sent us emails to keep us updated as well. The home sold in 11 days and at above the appraised value. Mom netted more than she had hoped for, and was able to live in the home after it was sold to give her the time she needed to move. She has been very responsive to all my calls and emails, and very patient with us during the whole process. I found Terri by chance after inquiring about a house listing that I found online. She responded immediately, & then took on the task of finding me the perfect house. That was my first house that I was buying on my own, so I was nervous. We both compiled piles of house listings & Terri was willing to visit every one that I wanted to see. She knew all about the different areas of Portland, which was great, since I did not. We walked through some neighborhoods just to see what the feel was like & what shops/restaurants were like inside. She always kept my finances in mind, as well as my list of what I wanted in a house. After about 3 months of non-stop searching, I was getting frustrated. One day, Terri suggested that we just drive through some nice neighborhoods. We saw a For Sale sign in front of a cute house. She stopped the car out front, called the agent, & asked for a viewing. The homeowner said Sure, come on in!. And that was the house I ended up buying! The paperwork process was complicated & we had to deal with a couple different lenders, but Terri kept everything together & called me whenever I needed to do something to keep the process going. Terri recommended a mortage broker, who ended up being amazing! She drove out of her way to deliver papers or get my signature whenever needed. My new house was built in 1920, & needed a lot of work. Terri had contacts in many different professions who could help me with major renovations as well as small jobs. If I had a problem, she would sometimes call them for me to get things done faster. It really helped to know I wasn't alone, even though the sale was complete. Terri chose to help me out as much as she could. We're still friends today, 4 years later! user2515206

Terri did a great job selling my home. It needed many repairs and wasn't financeable, but that didn't deter Terri and she went to work marketing to builders and developers. She found several cash buyers that were interested, but unable to close within our time limits. She finally found a developer that was interested and we closed the deal within 16 days, only 60 days total from start to finish. I met Terri at a seminar about downsizing where she was the real estate presenter. I had recently lost my husband and I had a million things to go through and sort before we could put my house up for sale. Once the items were sorted, Terri arranged to have someone help me with an estate sale, that went smoothly. Then Terri arranged for new carpet and paint and saved me over $2500 with her contacts and recommendations. The house looked great and in 1 day we had 3 full price offers. Terri has been a very professional and has gone beyond her regular services of a real estate agent to help me get ready for my move to Ohio to be with my family for the holidays. We cleared and had the estate sale within 3 weeks, then finished clearing and updating within 6 weeks, put it on the market by the 7th week and now we are just waiting to close.
