For being a first time selling my first purchased house, Caleb from Tim Stout Group has pretty much walked through the entire step being transparent in fees and explained every and any questions that I had from before listing the house to after closing at the attorney's office. Also along the process, their media team took very professional photo of my property so that the pictures posted on listing site looked fantastic and also the overview description on the listing was very descriptive.

We weren’t even supposed to start house hunting yet. Our lease still had a couple of months left, and we had planned to wait. But my wife found a house she couldn’t stop thinking about, and once that happened, we knew we needed to take a look. Tim didn’t hesitate. He got us in for a showing on short notice, and as soon as we walked in, we both knew it was the one.

What impressed me the most was how strategic Tim was. When it came time to make an offer, he laid out exactly what we should do. He told us what to offer, what the seller’s agent would probably counter with, and how we should respond. It played out exactly like he said, almost to the dollar. It was incredible to watch. He was always a step ahead.

But the part that mattered most to us was how stress-free the entire process felt. At the time, both my wife and I were juggling demanding careers. On top of that, we needed to break our lease early without putting our landlords in a bad position because they had always treated us well. Tim made it possible for us to focus on that conversation while he took care of everything else related to the new home. We never once felt overwhelmed. He made us feel safe, supported, and fully confident every step of the way.

We’re now living in the home we had hoped for, and the entire experience still feels surreal. It was the smoothest home buying process I’ve ever seen, and that’s all thanks to Tim and his team.

Caleb from the Tim Stout group was wonderful! We decided to move to Newnan from South Georgia in early 2024, to find a larger area with a small town feel. We knew we needed a realtor who would work alongside us as we waited for our home in South GA to sell and Caleb did just that. It took about 6 months for our house to sell and Caleb stayed in touch with us the whole time. We needed someone who could tell us lots about the area and be honest about what properties would or wouldn’t meet our expectations. Caleb helped us find our dream house while staying in our budget. I had the pleasure of working with Lexy while working the sale of my home. Long review short, I could not imagine working with anyone else.

I reached out through the website because I had already heard of the reputation of Tim Stout Group and knew that the timing of the sale was essential to mine and my families goals and aspirations. Within 10 minutes, I received a call from Lexy. I immediately recognized the integrity and professionalism of Lexy and we scheduled a walkthrough at OUR earliest convenience.

We met Lexy at our home within a few days and she immediately bonded with my 3 year old daughter, whom was uncharacteristically comfortable and talkative with Lexy. This demonstrated the personal approach she had and genuine character we suspected. The meeting was full of positive energy and smiles and professionalism.

Lexy got to work on a cash offer the same day she saw the home. After minimal negotiations (due to the fair offer immediately presented) we agreed to do business. She brought the investor with her the following day, again bonding with my kids, and the details were worked out immediately.

At this point, as far as I was concerned, Lexy had done her job, and her work was done. However, she was immediately available to answer any of my questions and concerns along the way, and always went above her job duties to ensure I was understanding the process and comfortable. Her best performance in dealing with me was when I was stressing about emptying the house by the time the closing took place and I was overwhelmed and missing my family, and who else but Lexy was there to take my call, calm me down, and refocus me on what was needed. She even followed up the following morning on a Sunday to see how I was doing! Making sure I was calm and collected and reassured me, and this was well beyond her job duties! (Mind you, her work was DONE)

She continued to follow up, see how my family was doing. I live several states away, so she had no hope of our future business at this point, she just genuinely cared and I can’t stress enough what that meant!

This is the company that you want to work with. You get more care and consideration than 99% of businesses out there. Lexy set the example of how to be a real estate agent, and was a brilliant example of how Tim Stout Group does business. I met Tim years ago while training at his gym. A outstanding Consummate Professional. I remember when he first went into real estate. I am not surprised his company has won numerous awards. He sold my mother n laws home very quickly and helped my daughter and son buy their homes. Today we sold our home in Newnan thanks to Tim. Our home was probably the most difficult to market because it was almost 4000 square feet with only 2 bedrooms upstairs and 1 bedroom downstairs. The most difficult to sell. We recently just bought our new home. Working with Caleb Duke was the best decision we had made! We met with Caleb 10 months before closing on our home. That first day he sat us down and told us everything we needed to know from the emotional side to the exciting side. He prepared us for each step we had to go through from the jump. We went through a lot of obstacles but he never stopped encouraging us and believing in us and the process. Let me tell you we had a process that we had to get through but he never gave up on us. Every time we stumbled up on a obstacle, that first meeting always jumped back out to us where he told us this was going to happen and that we just needed to keep pushing and not stop. The advice he gave us is what got us into this home. We seriously couldn't have done this without him and all his knowledge and encouragement. We can not thank him enough for all his hard work and positivity throughout our whole process! A memory that will always stick out to us on signing day is when our son looked at us after all the paper work was signed and asked if he could now go and play outside in our big backyard. This was exactly what Caleb had said after everything is said and done it will make it worth it at the end and man it sure did!!!

We have dealt with Tim and his staff for 4 real estate transactions and we were very satisfied with their performance with every transaction. This company was recommended to me by my sister in law. Tim Stout and Associates was there for us when we had questions. Actually Tim Stout, himself, advised me on some issues that I had with selling the house. That was the best, because it saved me a lot of money. It’s so easy to reach any of the staff thru email and texting or calling when we had questions or concerns. The most recent transaction met a lot of hurdles that were beyond our control and Glenn, our agent, made sure that we will not feel lost and defeated given our personal circumstances at that point. I highly recommend having them help anyone who needs real estate guidance, whether it be buying or selling a house. Courtney, Julia and the rest of the team were amazing. When buying my new house everything went pretty smooth. The sell of our old house had some complications with the buyer's lender. Courtney and the team stayed right there with us the entire time assisting and providing suggestions along the way. I know they have other clients but at no time did I feel that they were not still working hard for my family. I would highly recommend the Tim Stout Group to any and everyone.

Caleb worked really hard to help me get the house I wanted. He also made sure that I was happy in my new home, even ensuring that a deep cleaning was done using his own funds. During the initial discussion regarding pricing Tim and crew suggested a low selling price. I was very hesitant to accept this as the listing price as the days of bidding wars has long since passed. I hate to admit it, but I was wrong. The process of getting the house listed was seamless and the picture folks were awesome. Once officially on the market, we had a full price offer within an hour. After 3 days of showing, we had multiple offers at full AND above list price. The frenzy of activity allowed us to choose the offer that would not only yield the highest price per square foot, but also be the easiest and with minimal hiccups. Though I hope to never move again, I'd have Tim and crew sell my house in a heartbeat if the need ever arises.
Update: I'd use Glenn or Lexi anytime I had real estate question or transaction.

As I was looking to start the process of buying my first home on my own, I was blessed to have been introduced to Bradley Arnold-Nixon through Zillow on May 16th. With the 2022 housing market the way it is, and the fact that my rental lease was soon to expire; I had a small window of time to find a home. I knew I needed someone who was knowledgeable about the housing market, dependable and had my best interest in mind.
Bradley truly did not disappoint and surpassed every expectation I had for a real estate agent.

I just worked with Greg Heller and it was a really good experience for sure. I met Greg when I stumbled upon the Tim Stout group website one day. I wasn’t sure if I wanted to sell, I just wanted to have someone walk around and maybe give me numbers. Greg came over, looked around, sat down for quite a while, and just talked about my options. I decided to go ahead and list and basically see what happened. There was an open house and a snafu with the key I had given them (giving them the right key helps a lot), but I ended up with a high offer that convinced me to sell. They tried dropping the offer down later but Greg sprung into action like a Superhero, got on the phone, and got them to go back up to almost where they had started from. Closing went smoothly, Greg even got in the phone with the closing attorney in my new house to make sure the i’s and t’s were dotted and crossed. Would highly recommend Greg for sure, he looked out for me the whole way! Even came to the closing and carried my Chonky kitty back down to my car for me after. Now that’s above and beyond!

Walked through figures and what a realistic price point would be, then worked extremely hard to bring buyers to the table to purchase my home. I worked with Amy Horvath finding our dream home in GA. I contacted her on Zillow and found her to be experienced, professional, and above all caring. I felt she was always there to help no matter what time of day.
Her response time was quick and always eager to help. I did not offer her much to work with as my house went on the MLS the same day I told her we wanted to put an offer on a house. She met us at the house the very next day even though there wasn't much of a chance for the sellers to even accept our offer. But somehow she made it all happen and within a few days we had our offer in and it was accepted. So in my opinion she is a miracle worker with amazing faith.

Tim and his staff helped me several times with my real estate transactions. They helped me sell my house in 2019, bought another house also in 2019, sold that house yesterday as well. I will be asking them to help me look for the next house again. Tim and his staff is the reason why I am not even considering working with another company. This group has showed me how serious they were whether with the buying or the selling process. They delivered results. They had both my houses under contract in less than 10 days after initial showing and sold in less than a month. The first one was sold more than asking price and the 2nd one was sold for asking price. I worked with Tim Stout and Associates two years back to sell a rental property I owned in Coweta County. I knew prior to listing I would be using Tim’s group as I had been following realtors in the area preparing for the sell. My renter moved out and I thought it would be a quick clean up to list it, so I called Tim’s team on the day I went to clean it in order to get the ball rolling on listing it. When I walked through the door I nearly cried when I found the state she had left the home in. I actually had to walk out and leave from the shock. Joel was already on his way to view the property and he immediately calmed me down and told me he could assess it as is and could help me decide if I wanted to repair it or sell it as it was. He helped me weigh the repairs needed versus the profit margin and make the smart decision. There were several things I had on my list to have done and he helped me weigh those which are sought after changes so I could best use my funds. He even gave me several numbers of contractors he and Tim’s group used and trusted to make those repairs. When we listed, Tim’s group did it the right way. They had a pro come in for photos, did a pre-listing preview to build interest, and we ended up having multiple full price offers. At that point we were given a breakdown of what each offer would net us, and the pros and cons of each. That made our decision making incredibly simple.

Joel holds a special place in my family’s hearts as he swooped in during a very scary and awful time and told us it would be ok, then helped us get there. He actually inspired us so much we renovated a second home afterwards. Tim and his team are THE BEST realtors I have ever worked with, and I have been buying and selling homes since I was 18 and also have several friends in the business. I couldn’t ask for more from them and I send everyone I know near that area their way.

There are times when writing a review for a service provider that one is scrambling to find something positive to say. That is not the case in my experience with Tim Stout and Associates Compass Real Estate.
I have a real estate background so I am fairly picky about the service I receive.
Tim leads one of the top teams in the state and they have a very high level of knowledge in Fayette and Coweta counties. The experience began with Tim guiding us appropriately in pricing as well as necessary improvements to help our house sell.
We went from the listing date (May 1, 2020) to closing in only 41 days!
Tim has assembled a team that each has specific expertise in each part of the sales process from listing through closing. There is no guesswork and there is excellent communication.
The whole team is extremely responsive and usually returns calls, texts, and emails in a matter of minutes.
Finally, their negotiation expertise helped us to navigate a couple of tricky issues that arose during the due diligence period.
I can’t recommend them highly enough.

As a first time home buyer, I had done some research but was still anxious about how the process would work. From the beginning Tim Stout and his team answered all of our questions, really listened to what we wanted and were looking for and helped us find a perfect for us house. We looked at quite a few and when we found the one Tim and his team were patient in allowing us to view the property several times to get questions we needed answered. Once we made our offer the team kept us up to date with information and let us know what to expect each step of the process. Tim made closing super easy and we knew what to expect. I would recommend Tim Stout and Associates as long as you don’t get Amanda Storer as your realtor.
We started out looking for a house back at the end of April into early May. We went with Tim Stout and Associates because we had a friend who works there and wanted to give them the business.
We were put with Amanda because she specialized in first time home buyers. When I tell you that her communication was awful, its an understatement. We had to pry information out of her. Information that should have been given to any first time home buyer. We pre-qualified for quite a bit over the amount of the house that we wanted and she put an offer down on the house that maxed that number out. She did not fight for us when it came to things we wanted. She just chalked it up to the “seller being difficult” which may have been true, but she truly didn’t try at all.
She also put us with a loan officer who could not get her numbers right. I had to correct her numbers 3 times and we eventually ended up going with another bank due to the loan officer’s inconsistencies.
When we switched banks and loan officers, Amanda got angry and made our lives a living hell. We wanted a termite inspection because the seller was being difficult about a termite letter. Instead of helping us get the inspection done, she gave me a phone number to a pest control company. When I asked her what a good time would be, she basically told me to figure it out. I made the appointment with the pest control company and informed Amanda of the time so she could schedule it with the sellers. She didn’t bother to tell the sellers. The guy showed up and the people wouldn’t let him inside because they had no idea he was coming. After this happened, I tried to contact Amanda and she would not text me back. I had to call her repeatedly until she answered. She got an attitude with me and said “I don’t understand why you insist on getting an inspection. You aren’t required to have a termite letter.” I told her it was for our peace of mind and she huffed and said it isn’t a big deal and I should just get over it. This was the day before our due diligence period was over...
Then! Finally, we get to the week of signing, boyfriend and I have requested the signing date off a month in advance because our jobs require a two week notice before time off can be scheduled. We call her to ask her everything we will need to bring to closing and this is when she says that my boyfriend and I need to pick another day that week so we can do a final inspection of the house. I was irritated. I asked if we could do it the day of the signing. Two days later when she finally decided to get back to us. She said we could but we would have to do it but it would have to be around 9 am because she had to take her kid to daycare. That wasn’t going to work for us because we were coming from an hour away and closing was at 10am. We told her that was unacceptable and she said no because it was inconvenient for her. I ended up calling and complaining about her and we essentially had to fire her and Chris had to take her place at signing. Best part is, WE NEVER EVEN MET HER IN PERSON!!! I truly hope she didn’t the commission off of our sale. I hope it went to anyone but her.
If you go through Tim Stout and they put you with Amanda Storer, ask for someone else cause she will not be in your corner. She will do anything and everything to benefit her and her pockets and screw you if she can. If you hear her name, run for the hills

Mr Heller of Tim Stout and Asdociates, is professional, courteous and has a wealth of real estate knowledge. Even though my closing came with hurdles, Mr Heller remained enthusiastic and diligent.
