I retired from MD and moved to GA during the throws of COVID. This was not my first rodeo as I have been a homeowner since I was 19. The agent who helped me move here was definitely not a good realtor BUT 2 years later, I was in the market to expand from 3.25K SQF to at least 4K SQF with acreage and a basement. I met a young man, plenty of energy, grounded, and smart! I was excited! He was empathetic, educated, and open to customer input. This guy was awesome!!! I did not find the house I wanted at the time and did not sell my house BUT he is a rockstar. I referred him to many others, and I believe he did, in fact, close on at least one.

Who is this guy, you ask? His name ANGEL PEGUERO!!! I am an executive for a large company, and so is he! His professionalism far exceeded my expectations and as I continue to look for a home, or other property investments, ANGEL will be the only person I will entrust my experience to. This team of realtors are an amazing trio. Tim stayed on top of the showings and communication. Megan actually sold the house with the pictures she presented on the website. Melissa took care of documentation. My wife and I have used three different realtors to sell three different houses. This team by far set the bar. For being a first time selling my first purchased house, Caleb from Tim Stout Group has pretty much walked through the entire step being transparent in fees and explained every and any questions that I had from before listing the house to after closing at the attorney's office. If buying a house feels like playing checkers, Tim Stout is the guy playing chess.

We weren’t even supposed to start house hunting yet. Our lease still had a couple of months left, and we had planned to wait. But my wife found a house she couldn’t stop thinking about, and once that happened, we knew we needed to take a look. Tim didn’t hesitate. He got us in for a showing on short notice, and as soon as we walked in, we both knew it was the one.

What impressed me the most was how strategic Tim was. When it came time to make an offer, he laid out exactly what we should do. He told us what to offer, what the seller’s agent would probably counter with, and how we should respond. It played out exactly like he said, almost to the dollar. It was incredible to watch. He was always a step ahead.

But the part that mattered most to us was how stress-free the entire process felt. At the time, both my wife and I were juggling demanding careers. On top of that, we needed to break our lease early without putting our landlords in a bad position because they had always treated us well. Tim made it possible for us to focus on that conversation while he took care of everything else related to the new home. We never once felt overwhelmed. He made us feel safe, supported, and fully confident every step of the way.

We’re now living in the home we had hoped for, and the entire experience still feels surreal. It was the smoothest home buying process I’ve ever seen, and that’s all thanks to Tim and his team.

I had the pleasure of working with Lexy while working the sale of my home. Long review short, I could not imagine working with anyone else.

I reached out through the website because I had already heard of the reputation of Tim Stout Group and knew that the timing of the sale was essential to mine and my families goals and aspirations. Within 10 minutes, I received a call from Lexy. I immediately recognized the integrity and professionalism of Lexy and we scheduled a walkthrough at OUR earliest convenience.

We met Lexy at our home within a few days and she immediately bonded with my 3 year old daughter, whom was uncharacteristically comfortable and talkative with Lexy. This demonstrated the personal approach she had and genuine character we suspected. The meeting was full of positive energy and smiles and professionalism.

Lexy got to work on a cash offer the same day she saw the home. After minimal negotiations (due to the fair offer immediately presented) we agreed to do business. She brought the investor with her the following day, again bonding with my kids, and the details were worked out immediately.

At this point, as far as I was concerned, Lexy had done her job, and her work was done. However, she was immediately available to answer any of my questions and concerns along the way, and always went above her job duties to ensure I was understanding the process and comfortable. Her best performance in dealing with me was when I was stressing about emptying the house by the time the closing took place and I was overwhelmed and missing my family, and who else but Lexy was there to take my call, calm me down, and refocus me on what was needed. She even followed up the following morning on a Sunday to see how I was doing! Making sure I was calm and collected and reassured me, and this was well beyond her job duties! (Mind you, her work was DONE)

She continued to follow up, see how my family was doing. I live several states away, so she had no hope of our future business at this point, she just genuinely cared and I can’t stress enough what that meant!

This is the company that you want to work with. You get more care and consideration than 99% of businesses out there. We recently just bought our new home. Working with Caleb Duke was the best decision we had made! We met with Caleb 10 months before closing on our home. That first day he sat us down and told us everything we needed to know from the emotional side to the exciting side. He prepared us for each step we had to go through from the jump. We went through a lot of obstacles but he never stopped encouraging us and believing in us and the process. Let me tell you we had a process that we had to get through but he never gave up on us. Every time we stumbled up on a obstacle, that first meeting always jumped back out to us where he told us this was going to happen and that we just needed to keep pushing and not stop. The advice he gave us is what got us into this home. We seriously couldn't have done this without him and all his knowledge and encouragement. I couldn’t have asked for a better agent. Glenn was a great guide to finding the right home for our family. A few things really stood out to me with his customer service:
Glenn quickly responded to any questions throughout the process.
He made himself available, sometimes almost immediately, for showings when new listings were posted that we were interest in.
Most importantly, he was a patient. We quickly learned pictures online can be deceiving. During the initial discussion regarding pricing Tim and crew suggested a low selling price. I was very hesitant to accept this as the listing price as the days of bidding wars has long since passed. I hate to admit it, but I was wrong. The process of getting the house listed was seamless and the picture folks were awesome. Once officially on the market, we had a full price offer within an hour. After 3 days of showing, we had multiple offers at full AND above list price. The frenzy of activity allowed us to choose the offer that would not only yield the highest price per square foot, but also be the easiest and with minimal hiccups. Though I hope to never move again, I'd have Tim and crew sell my house in a heartbeat if the need ever arises.
Update: I'd use Glenn or Lexi anytime I had real estate question or transaction.

As I was looking to start the process of buying my first home on my own, I was blessed to have been introduced to Bradley Arnold-Nixon through Zillow on May 16th. With the 2022 housing market the way it is, and the fact that my rental lease was soon to expire; I had a small window of time to find a home. I just worked with Greg Heller and it was a really good experience for sure. I met Greg when I stumbled upon the Tim Stout group website one day. I wasn’t sure if I wanted to sell, I just wanted to have someone walk around and maybe give me numbers. Greg came over, looked around, sat down for quite a while, and just talked about my options. I decided to go ahead and list and basically see what happened. There was an open house and a snafu with the key I had given them (giving them the right key helps a lot), but I ended up with a high offer that convinced me to sell. They tried dropping the offer down later but Greg sprung into action like a Superhero, got on the phone, and got them to go back up to almost where they had started from. Closing went smoothly, Greg even got in the phone with the closing attorney in my new house to make sure the i’s and t’s were dotted and crossed. Would highly recommend Greg for sure, he looked out for me the whole way! Even came to the closing and carried my Chonky kitty back down to my car for me after. Now that’s above and beyond!

I worked with Amy Horvath finding our dream home in GA. I contacted her on Zillow and found her to be experienced, professional, and above all caring. I felt she was always there to help no matter what time of day.
Her response time was quick and always eager to help. I did not offer her much to work with as my house went on the MLS the same day I told her we wanted to put an offer on a house. She met us at the house the very next day even though there wasn't much of a chance for the sellers to even accept our offer. But somehow she made it all happen and within a few days we had our offer in and it was accepted. So in my opinion she is a miracle worker with amazing faith.

Tim and his staff helped me several times with my real estate transactions. They helped me sell my house in 2019, bought another house also in 2019, sold that house yesterday as well. I will be asking them to help me look for the next house again. Tim and his staff is the reason why I am not even considering working with another company. I worked with Tim Stout and Associates two years back to sell a rental property I owned in Coweta County. I knew prior to listing I would be using Tim’s group as I had been following realtors in the area preparing for the sell. My renter moved out and I thought it would be a quick clean up to list it, so I called Tim’s team on the day I went to clean it in order to get the ball rolling on listing it. When I walked through the door I nearly cried when I found the state she had left the home in. I actually had to walk out and leave from the shock. Joel was already on his way to view the property and he immediately calmed me down and told me he could assess it as is and could help me decide if I wanted to repair it or sell it as it was. He helped me weigh the repairs needed versus the profit margin and make the smart decision. There were several things I had on my list to have done and he helped me weigh those which are sought after changes so I could best use my funds. He even gave me several numbers of contractors he and Tim’s group used and trusted to make those repairs. When we listed, Tim’s group did it the right way. They had a pro come in for photos, did a pre-listing preview to build interest, and we ended up having multiple full price offers. At that point we were given a breakdown of what each offer would net us, and the pros and cons of each. That made our decision making incredibly simple.

Joel holds a special place in my family’s hearts as he swooped in during a very scary and awful time and told us it would be ok, then helped us get there. He actually inspired us so much we renovated a second home afterwards. Tim and his team are THE BEST realtors I have ever worked with, and I have been buying and selling homes since I was 18 and also have several friends in the business. I couldn’t ask for more from them and I send everyone I know near that area their way.
