Tom, in my opinion, went above and beyond to accommodate our schedules and our criteria for the houses that we were interested in. He was very knowledgeable about the local housing market, school zones and the entire home buying process. Once we got our offer accepted, he was present for all inspections and tests - which was extremely helpful for us. I recommend Tom to anyone that asks!

written by Pierre - FSU Professor Before the Thanksgiving holidays in 2013, we contacted Century 21 Manausa and Associates and expressed interest in listing our long-held rental property in Tallahassee. Shortly afterward, we received an email from Mr. Tom Hutchinson explaining to us what he could do to help us, including the preparation of all documents, necessary for the listing of our rental property. Tom assured us that once he became our listing agent, he would look after our financial interest from day 1 and would work the hardest to get a good deal ASAP. In the process of the sale, we find Tom to be a hard working agent who is energetic, sincere, trustworthy, and with excellent communication skills. He often explained an issue, analyzed it, and then made a good recommendation to us. The rental property was listed on January 13, 2014 and an offer was received on January 22, 2014 contingent on property inspection and successful loan application. It turned out that a major wood rot repairs and major plumbing repairs including minor bathrooms remodeling would be required. Tom worked overtime to get estimates for all repairs from various contractors. And then supervised the repair work to its completion. The total repair cost was $20.5K. Furthermore, while the plumbing was being repaired, one of the tenants had to be relocated. Again, Tom came to help and found a nearby motel to house the tenant for four days. We never heard of any real estate agent who worked this extra hard just for the sale of a rental property. Thanks to Tom, the transaction was successfully closed in less than four months since our first email contact. (Actually, we received the offer in less than 10 days after the property went on MLS!) Without a doubt, Tom is the best real estate agent working for us.
