Dance2deco reviewed Yolanda Muckle 01/14/2014 Helped me sell a home Flag Review Our agent did a thorough walk through of the house and made recommendations for minor changes to make the house more salable. She spent considerable time with us on the web checking on comparable (plus more expensive and cheaper) houses in order to come up with a realistic asking price in the current market. Our house attracted a lot of foot traffic and we quickly got an offer for our asking price.

02/05/2011 - korda Sold a Single Family home in 2009 for approximately $300K in Upper Marlboro, MD. I am generally a do-it-yourself person and, prior to trying to sale my home myself, had been very effective. After about 4 months, with several showings but no offers, I gave up. I was aware of Yolanda and impressed by her work, but nevertheless decided to list with another agent, who, other than listing my home and placing his name on it for purposes of the commission, did absolutely nothing to attract interest. In fact, every showing obtained was by way of the signs that I had made and personally posted each weekend on the two main routes near my home. After six months and not one showing obtained by the agent's efforts and no offer, I took the home off the market for about 3 months. Something continued to urge me to contact Yolanda. She came over the same day, priced my home right, called a few agents that same day, and by the end of that day my house was shown. The next day there were 2 showings. In less than 3 days I had two offers, with and additional 2 offers at the end of about a week. At least 2 of the offers exceeded out listing price. Had I listened to my instinct, I would have chosen Yolanda in the beginning and spared myself the anguish of working with an agent whose philosophy is to list and leave the home to sale itself. Although my home was very nice, the market was very slow. I needed someone who did not frown on working hard and investing the time required to earn the commission. I needed Yolanda, an agent who loves her work and displays it in everything she does. I am a former active duty Navy attorney. Some say that I am a no non-sense person and somewhat disagreeable. Yolanda heard me out from the start to the end without anger, while kindly guiding me to were we needed to be. You see, I have no problem listening and being a follower. In light of the work that I do in advance, I generally can discern that which should be rejected and decline to continue a path that leads to nowhere. Yolanda knows real estate; she takes the time to know you, her client; and she knows her colleagues and they know and respect her. That is why I realized quickly, I was in competent hands and followed Yolanda's advice. That is also why when Yolanda called her colleagues the same day of our first meeting, they quickly responded. In fact, we had offers before my home was formerly listed. Don't do as I did, and waste time and your money (if you are paying for a new home as I was) with other agents. You will not find a more professional, knowledgeable, caring and well connected agent. In Naval speak, Bravo Zulu, Yolanda, i.e., job well done, Yolanda.
