Why Live in Rochester

Rochester is a historic rural community along the southern shores of Massachusetts, originally settled by English Colonists in 1679. The town, incorporated in 1686, transitioned from shipbuilding and whaling to a farming community after Marion and Mattapoisett separated in the mid-1800s. Today, Rochester is a "Right to Farm" community, promoting agricultural opportunities and preserving farmland. The neighborhood features a mix of 20th-century rural homes with larger lots and newer developments with a suburban grid structure. Construction restrictions require at least two acres of land per home, maintaining the town's charm. The Old Rochester Regional School District serves students with well-rated schools, including Rochester Memorial School, Old Rochester Regional High School, and the nearby Tabor Academy. Outdoor features include hiking trails like East Over Reservation and Lionberger Woods, fishing spots such as Snipatuit Pond, and campgrounds like Thousand Trails Gateway to Cape Cod. Mattapoisett Town Beach is 7 miles south, offering sandy shores and amenities. Wareham Crossing, 7 miles east, provides shopping options like Walmart Supercenter and Target, while local businesses include Friends Marketplace and Matt’s Blackboard. Rochester is car-dependent, with easy access to I-195 and I-495 for commutes to Providence and Boston. The South Coast Rail, expected to begin service in Summer 2024, will enhance connectivity to New Bedford and Cape Cod. Rochester has a lower crime risk compared to the national average.
