The housing in Hadley Hills is entirely single-family, with no inventory of townhomes or condos. Homes in the neighborhood were built mainly between the 1940s and 1970s, with a median build year of 1962. "You're going to see a lot of cottages and traditional and ranch-style homes," Partida says. Buyers looking in the area must act fast on listings because inventory is usually relatively low. "Most of these properties are second- or third-time buyers, so this is their forever home, which keeps the inventory down," Partida says. "Homes west of Alta Avenue will be less expensive because it's flatter. If you go east into the hills, prices rise because you've got the winding streets and the views." Properties in the hills tend to be a little bigger and on slightly larger lots. Home prices range between $700,000 and $1.7 million.Whittier High School is a Gold Ribbon School
The Whittier City Elementary School District is graded C-plus by Niche, and the Whittier Union High School District is graded A. Kids can attend Hoover Elementary, a walkable community school graded B-minus by Niche. Dexter Middle School is also graded B-minus. The alma mater of President Richard Nixon and John Lasseter, the founder of Pixar, Whittier High School is graded B-plus by Niche. The Cardinal Academy of Technology at WHS is meant to inspire and empower students looking to become leaders in engineering and technology. "The schools here are very solid. Whittier is a Gold Ribbon magnet school, which is definitely a draw for prospective buyers," Partida says.Central Park hosts Whittier Concerts in the Park each summer
Because it has such a small footprint, there are no city parks within the borders of Hadley Hills. Just outside the neighborhood, Central Park is a community gathering place known for a summer concert series called Whittier Concerts in the Park. The park has lighted walking paths below tall shade trees and a gazebo area surrounded by benches. There is a playground for kids to burn off energy and a water feature with lily pads. The site of a landfill that closed in 2013, Turnbull Canyon has been transformed into a nature preserve with trails that wind through the Puente Hills, just to the east of the neighborhood. It’s a true preservation success story. Hikers and bikers get in a workout as they ascend to the water tower and take in views of the surrounding hills and downtown Los Angeles on a clear day. "Wildlife comes around — like coyote and deer," says 20-year real estate veteran Amy Brick, broker/owner with Brick & Co. Real Estate. Entirely residential, shopping and dining destinations are found south of Hadley Street in Uptown Whittier. Independent retailers include Local Fixture, a gift shop; Harris Organs, a musical instrument store; and Lovell’s Records. Laidback with wooden walls and exposed beams, Lift is a coffee shop that serves signature espresso drinks and a mean breakfast burrito. LA Bodega Brewing Company and Whittier Brewing Company are among the breweries in the same area. Cuisine offerings in Uptown span the globe, from Mexican to Japanese and everything in between. Hadley Hills lacks direct highway access, but Interstate 605 is only 3 miles away via Whittier Boulevard and Hadley Street. "You can jump right on the 605. That's not normal in Whittier," Brick says. The residential streets are quiet and walkable, but residents rely on cars to get around town. “This neighborhood is tucked away in the hills, so it’s very quiet, and there is no through traffic because it’s just open space to the north and east,” Partida says. Foothills Transit operates bus routes along Hadley Street. For commuters, downtown Los Angeles is about 20 miles west via state Route 60, a drive that can take an hour and a half during unpredictable rush hours. The closest airport is Long Beach, about 20 miles away. For broader flight options, Los Angeles International is about 30 miles away, a drive that can take over two hours, depending on the time of day. The primary medical facility in the area is Whittier Hospital Medical Center, which is about 4 miles away via Mar Vista Street.Because it sits up against hundreds of acres of open space, there is a moderate fire risk to homes on the northern and eastern portions of Hadley Hills. There have been multiple brush fires that have spread quickly in Turnbull Canyon in the last several years. The flatter areas west of Alta Avenue have minimal risk.
