An Upper West Side condo buyers clamor to get back to
When Maria Daou, an agent at Coldwell Banker Warburg, meets potential buyers at 100 West on Columbus Avenue at West 93rd Street, it’s not uncommon for them to tell her their stories of the building. “Buyers tell me, ‘I grew up in this building. I moved to the West Coast, and I came back. I can’t wait to live here again.’ Or, ‘My aunt lives here. I can’t believe I get to buy in here.’ There’s kind of like a warmth to it.” Built in the early 1970s, 100 West was converted from rentals to condos in the early 2000s, although about 95 of the units are still rentals. It’s a large building, with 279 residences, and that helps keep monthly common charges low, the agent adds. “That really has been an appeal, not just for homeowners, but also investors,” Daou explains. “At the new developments — and granted, they’re brand new — you’re paying hundreds of thousands more, if not a million more, for a unit and way more in monthly fees.” The building is also in a “prime location,” she says. “There’s a Trader Joe’s downstairs in the retail space. That’s been a huge draw, honestly. You’re a block from Central Park, two blocks from the subway, and not far from Columbia University. It’s so centrally located.”
Gut-renovated units with outdoor space
Studios and one-bedrooms make up most of the residences, although there are two- and three-bedroom units available too. Whenever one of the rental residences becomes available, it gets a makeover and is added to the condo listings, according to Daou. “This building is ever-changing,” she says. “As rentals become available, the owner guts them, adds nice finishes, and, with the two bedrooms, adds a bathroom because normally they were one bath. A lot of two- and three-bedrooms have outdoor space.” Newly renovated homes include open dining and living spaces, oversized windows, custom millwork and wide-plank hardwood floors. In the third quarter of 2024, Daou had a two-bedroom, two-bathroom residence on the fifth floor listed for just under $1.5 million. The monthly common changes were $947, compared to a new development on West 91st Street, where they are $1,572 for a two-bedroom home. A one-bedroom resale was asking around $1 million, while a three-bedroom on the 35th floor was on the market for about $2.5 million.
Trader Joe’s and a wraparound terrace
“There’s a deck on the second floor that wraps around almost the whole building, so the apartments are set back,” Daou says. “The units are less noisy, and you get more light because of that nice deep terrace. It’s landscaped with beautiful plantings and has tables, benches and chairs.” The terrace is just above another prized feature of the building: the Trader Joe’s on the ground floor. The building also boasts a small gym and a playroom that can be converted into a party or meeting room, with a bathroom off the renovated lobby. There’s a parking garage under 100 West, and although it is independently operated, residents can access it from the building’s elevator. Additional amenities include full-time door staff, a resident manager, an extra laundry room and bike storage.
Walkable to the Central Park Tennis Center
The building is one block from Central Park, offering residents over 800 acres of greenspace. The Central Park Tennis Center is inside the park around West 96th Street, so it’s a quick walk to the courts. Sol Bloom Playground, providing basketball courts and a play structure, is across the street from 100 West, while private schools — such as Columbia Grammar & Preparatory School and Trinity School, both serving students from kindergarten through 12th grade — are about a block away. Columbus Square, located between West 97th and West 100th streets, is an urban mall with a Whole Foods, a separate Whole Foods wine store, a T.J. Maxx, a Target and several shops. Restaurants in the area include the Picky Barista, a coffee shop; Effy’s Cafe for Israeli food; and Mila Cafe, a Greek spot for breakfast and lunch.
Numerous subway options, including the express 2 or 3
The building is between two subway lines: the 1, 2 and 3 trains run along Broadway, with a station at West 96th Street, and the B and C trains stop along Central Park West, also at West 96th Street. The M96 bus stops on that same thoroughfare, offering crosstown service, while the M7 and M11 stop on Columbus Avenue on their downtown route. Drivers can access the West Side Highway via 96th as well.
