A historic building, a modern renovation and an address on Central Park South
In the late 1920s, two of the most prolific architects in New York City — Rosario Candela and James E. Carpenter — teamed up to create a residential hotel at 110 Central Park South (originally known as 112 Central Park South). It was a hotel for about 80 years, as an outpost of the Ritz-Carlton in the 1980s and 1990s and, later, as part of InterContinental Hotels & Resorts until it was converted into condos in the mid-aughts. “The entire building was gutted and redone, down to the studs,” says Joe Wagner, an agent at Douglas Elliman, adding that all the plumbing, electrical work and other systems were also updated. “But they kept the old-school design.” Costas Kondylis, the architect behind many Trump properties, helmed the redesign. The facade was renovated, and three floors of penthouses were added to bring the building to 29 stories. “It’s a boutique building that is quiet and discreet,” the agent says, noting that many of its high-net-worth residents don’t like the limelight. Central Park is literally on the doorstep of the building, with Columbus Circle just a few blocks west and Fifth Avenue to the east. “It’s a lifestyle building. You’re right on Central Park and so close to great restaurants and shopping,” Wagner says.
‘Grand’ floor plans with contemporary conveniences
“The floorplans have that grand old style, with wide foyers and hallways and gracious spaces,” Wagner says. Although the building was gutted during the renovation, the floor plans were preserved to give residents that distinctive prewar feel. They also offer hardwood floors and oversized windows to maximize views of Central Park. However, units also feature modern elements, including combined living and dining spaces with adjacent kitchens and walk-in closets. Those views don’t come cheap. In the third quarter of 2024, Wagner represented a 9th-floor unit with two bedrooms and two-and-a-half bathrooms asking $4.3 million. A four-bedroom with five-and-a-half bathrooms on the 11th floor was listed for $7.65 million, while a three-bedroom on the fifth floor was listed for $5.75 million. A one-bedroom sold at the end of 2023 for just under $1 million.
The building is more easygoing than a typical co-op, as it has much less rigid requirements for ownership. For starters, board approval is not required for buyers. Instead, there’s a background check to ensure the buyer can afford the common charges. Owners can also sublet their homes, and renters do not need to be approved by the board either. In addition, buying under a corporation, trust or LLC is allowed, which is not the case at most co-ops. “The ownership is similar — people own shares in a corporation — but the rules are different,” Wagner says.
Central Park as an amenity
With an entrance to Central Park directly across the street from the building, the 843-acre greenspace is a prime amenity, according to Wagner. “There’s bike storage on the ground floor and a service entrance,” he says. “You can just shoot out straight into the park. Or you can walk or run. It’s a healthy lifestyle.” The gym was updated in 2023, and renovations of a new common space for residents are nearly done. It will include a party room with a kitchen, a TV, a fireplace and an outdoor terrace. There’s also a conference room, plus a concierge and doorman. Units have washers and dryers, but there’s also a community laundry room with free professional-grade appliances for those larger loads.
Between Fifth Avenue and Columbus Circle
Located mid-block on Central Park South, the building is within walking distance of Columbus Circle — with its shops and restaurants, three of which are Michelin-starred — and Fifth Avenue, where world-famous brands like Bergdorf Goodman and Tiffany’s have flagship locations. Residents can also walk to Carnegie Hall or City Center, both of which are just a few blocks from the building, or a bit further to the theaters of Broadway. Wollman Rink offers ice skating in the southern part of Central Park, and its 6.5-acre zoo is nearby. The famous horse-driven carriages that ride around the park loop congregate in front of the park across the street from 110 Central Park South; it can get whiffy on a hot summer day.
Blocks from several subway lines
The condo is almost equidistant from Columbus Circle — a transit hub served by the 1 train, as well as the A and C and B and D lines — and the N, R and W trains at East 59th Street. The F train, at West 57th Street and Sixth Avenue, is also an option. Several buses serve the area, including the M57, which offers crosstown service along 57th Street. Drivers can access the West Side Highway, fewer than two miles away, via West 57th Street.
