A Colonial Revival co-op building designed by Schwartz & Gross
Buyers seeking classic prewar charm coupled with an unbeatable location gravitate toward 1111 Park Ave., a 14-story co-op building built in 1925. Designed in a handsome colonial revival style by architecture firm Schwartz & Gross and converted to co-ops in 1957, the 85-unit property is set within the Park Avenue Historic District, just blocks from some of the city’s top attractions, like Central Park and the Metropolitan Museum of Art. Its well-preserved architecture is formal but not showy, exuding a quiet elegance thanks to a medley of red brick and limestone details, including an elaborate entryway carved with whimsical motifs. From the sidewalk, a canopied entrance flanked by lanterns and flower boxes hints at the building’s white-glove service.
A four-bedroom unit by Drake/Anderson listed for $11.4 million
One to five-bedroom layouts showcasing the grandeur of prewar design can be found throughout 1111 Park Ave. Many units are equipped with reception halls, wood-burning fireplaces, beamed ceilings and hardwood floors, while large windows, some facing Park Avenue, fill the interiors with natural light. (Ten-foot ceilings enhance the feeling of spaciousness.) Revamped kitchens often come with luxury appliances from brands including Sub-Zero, Wolf and Miele, while bedrooms have walk-in closets and en-suite bathrooms. Pricing information is somewhat limited, as only a handful of units hit the market every year, but the most recent one-bedroom sold in October 2020 for $711,000. More recently, a two-bedroom was acquired for $1.7 million in November 2021, while a three-bedroom was listed in January 2024 for $2.8 million. At the highest end of the range, a four-bedroom home renovated by AD100 designers Drake/Anderson hit the market in May 2024 for $11.4 million with agents Burt Savitsky and Jessica Savitsky of Brown Harris Stevens. Financing up to 50% is allowed, and there is a mandatory flip tax. “Like many cooperative buildings in New York City, 1111 Park instituted a 2% flip tax, which is where a percentage of the proceeds of every sale goes to the building’s reserve fund,” notes Jessica Savitsky. “This is designed to deal with capital improvements and building emergency repairs as to not tax the shareholders.”
On-site fitness center is a top perk
“The building’s most used amenity is their top-of-line equipped gym,” says Savitsky. “Like most prewar cooperatives, these facilities were designed by taking existing spaces and converting them, as opposed to ground up construction like a condominium.” The mirrored fitness center includes stationary bikes, benches and weight machines. Bicycle storage is available, and there’s also a central laundry room, although some residences come with their own in-unit machines. The building is guarded by a 24-hour door attendant and employs a concierge as well as a live-in resident manager. Storage units are also available to residents.
Easy Access to Central Park and the Metropolitan Museum of Art
Known as Carnegie Hill, this section of the Upper East Side is home to some of the world’s leading cultural institutions, among them the Metropolitan Museum of Art and the Guggenheim, as well as smaller art galleries like Salon 94 and Neue Galerie. Residents have easy access to Madison Avenue’s array of luxury shops, with brands like Zadig & Voltaire, Brooks Brothers and Faherty within several blocks. Top restaurants include La Bomboniera, an espresso and wine bar, and Pascalou, which serves French comfort food in a charming two-story space. There’s also a nearby location of Eli Zabar’s gourmet coffee shop and bar, Eli’s Essentials. Both Madison and Lexington avenues have practical conveniences including pharmacies, delis, salons and dry cleaners. Grocery shopping can be done at the Gristedes on Lexington Avenue, with the Morton Williams on Madison another close option. Madison Fare, a new boutique marketplace with prepared foods and gift baskets, has become particularly well known online for its decadent frozen yogurt.
The building’s location is perhaps most coveted for its proximity to Central Park, just two blocks away, giving residents easy access to 843 acres of trails, fields, recreational spots and attractions like the Central Park Zoo. Those entering the park on 90th Street will find themselves just steps from the Jacqueline Kennedy Onasis Reservoir, a popular running spot. Additional recreational and cultural activities can be found at the 92nd Street Y, just three blocks from the building, which is famous for its lecture series but also features a sprawling athletic center with hundreds of classes.
Blocks to the 4, 5 and 6 trains
The property is well positioned to take advantage of the city’s public transit network. The express 4 and 5 trains, as well as the local 6 train, all stop at 86th Street, about five blocks away. The Q train, also known as the Second Avenue Subway, stops just beyond that in a sleek station built in 2017. Busses don’t travel in front of the building on Park Avenue, but numerous lines traverse nearby Madison and Lexington avenues, and crosstown service is available via the M86, about four blocks away. Those who use Citi Bikes can access a dock one block down from the building. Ferry service is located at the end of 90th Street, where it meets the East River, about 20 minutes away on foot.
