A postwar co-op building with 71 units and a simple red-brick exterior
Amid a sea of single-family houses with lawns and pools, 1160 Richmond Road in northeast Staten Island offers a slice of urban living without the steep Manhattan prices. Constructed in 1969, the six-story co-op building features a simple, boxy exterior sheathed in red bricks of mixed sizes, with fire escapes and a concrete cornice as the main defining elements. Several setbacks create additional corner units, which command a premium, although even the largest of the building’s 71 apartments are rarely priced above $400,000 — well below the New York City median of $780,000. In the front of the building, a lawn with planted garden beds surrounds a sunroom-style curved glass vestibule, which leads to a tidy lobby equipped with security cameras, a chandelier, decorative molding and an elevator with porthole window. The elevator landing is accessible via stairs or a ramp, enabling wheelchair users to have easy access to the entire building. While the setting in the Grasmere neighborhood is mostly residential, there is a commercial stretch on Hylan Boulevard a few blocks away that includes national chains such as CVS and Popeye’s along with numerous small businesses. Public transportation isn’t far either, with three bus lines stopping in front of the building and a Staten Island Railway station less than 10 minutes away.
Studios starting at $170,000
The property is comprised of a mix of studios to two-bedrooms layouts, with sizes ranging from 600 square feet to 1,160 square feet. In terms of prices, the most recent studio on the market sold in May 2022 for $170,000, and a one-bedroom was acquired in July 2024 for $251,000. Also in July 2024, a 1,000-square-foot home containing two bedrooms, two bathrooms and a private terrace sold for $380,000, representing the most expensive transaction of the year. Some, but not all, dwellings come with private outdoor space. As with any co-op, prospective buyers are subject to board approval, and the minimum down payment required is 20%. The finishes vary by apartment, with some sporting modern stainless-steel fittings and others featuring faded carpeting and other signs of wear and tear. Built-in air conditioners are installed throughout, eliminating the need for bulky window units. In addition, the monthly HOA fees range from $600 to $800 and include taxes, outside maintenance and water.
Shared laundry facilities and surface parking are main perks
The pet-friendly building contains a shared laundry room on the first floor, as well as a surface parking lot in the rear. While there’s not a gym on site, there are a few places to work out in the area, among them Intoxx Fitness, which costs $40 per month at its lowest membership level. Also nearby is a boxing gym, mixed martial arts center, Pilates studio and a location of Orangetheory, which offers high-intensity fitness classes. The building’s proximity to several nearby parks is a bonus, with Naples Playground, a few blocks away, equipped with a sports field as well as handball courts. Larger green spaces in the area include Reed's Basket Willow Swamp Park and Ocean Breeze Park, each of which offer unique natural landscapes to explore. The latter is especially popular in the summer months, as it connects to Franklin D. Roosevelt Boardwalk and Beach, where locals swim and sunbathe in the shadow of the Verrazzano Bridge.
A few blocks from Hylan Boulevard and Met Foods
Grasmere is one of the most expensive neighborhoods on Staten Island, known for its private swimming pond (Brady’s Pond Park) and relative ease of access to Brooklyn and Manhattan. Hylan Boulevard is the closest commercial thoroughfare, studded with strip malls occupied by national chains like Domino’s and Dunkin’, as well as local restaurants including Royal Crown Bakery, Bocelli, Café Luna, Brooklyn’s Finest Pizza and Café Latte. The street is also home to an array of local businesses that range from liquor stores to beauty salons. Just up the street from 1160 Richmond Road is Italian specialty store Pastosa Ravioli, which carries fresh pasta, imported meats and handmade mozzarella. The nearest grocery store, Met Foods on Hylan Boulevard, is a little further away and requires a car or other means of transportation, especially with groceries in tow. Aljazeera Halal Meat Market and Asian Market, plus numerous superettes, are also in the area and cater to the neighborhood immigrant communities. Directly across the street from 1160 Richmond Road is an internal medicine physician and nutritionist specializing in Reiki healing and holistic treatments.
The Staten Island Railway is a short walk away
Old Town, a stop on the Staten Island Railway, is reachable after a seven-minute walk and gets to St. George, where the free Staten Island Ferry takes passengers to Manhattan, in under 10 minutes. Additionally, a trio of bus lines stop right outside 1160 Richmond Road, the S74, S76 and S86 — all of which also go to St. George. For those with a car, the building contains a parking lot in the rear and is located close to the Staten Island Expressway, which leads right into the Verrazzano Bridge. Biking infrastructure on Staten Island is limited, and the borough is the only one without a single Citi Bike dock.
