A 66-unit co-op building on Bedford Avenue in leafy Prospect Lefferts Gardens

At the corner of Bedford Avenue in Brooklyn’s leafy Prospect Lefferts Gardens neighborhood, 125 Hawthorne St. is a handsomely preserved example of midcentury architecture, blending a streamlined red-brick façade with minimal yet impactful ornamentation. Completed in 1940, the 66-unit co-op development features a canopied entryway defined by arched windows and doorframes, as well as brick columns crowned with decorative concrete toppers. The six-story building’s exterior also includes beige horizontal banding across its H-shaped silhouette and playful details like built-in flower boxes and Art Deco window trimming. Inside the refreshed lobby, an extra-long runner bearing the building's address leads to a gilded elevator door — complete with a porthole window — which is surrounded by elegant Federal-style millwork painted a calming shade of blue. Paved with checkerboard terrazzo tiles, this space is also equipped with a mirror and cozy fireplace, although there’s nowhere to sit, and it gets a festive makeover during the holiday season.

One-bedroom residences start at $415,000

Pointed-arch doorways are a signature element of the interiors at 125 Hawthorne, along with built-in recessed shelving and hardwood floors. Windowed kitchens and bathrooms speak to the edifice's prewar construction. Some units have undergone recent renovations, including one that features quartz countertops and a Samsung gas range, but many others could benefit from an update. Crown molding and private outdoor space are not standard. The property offers mainly one-bedroom layouts, but larger and smaller residences are occasionally available. The last time a studio hit the market was in August 2023 for $279,000. One-bedrooms range between $415,000 and $640,000, a spectrum that depends on square footage and the number of exposures. A two-bedroom was listed for $865,000 in October 2019, while a three-bedroom maisonette was available in August 2020 for $899,000. Regarding policies, subletting is permitted after two years of residency, and the board requires a 20 percent down payment.

The property contains limited amenities, but a shared laundry room in the basement includes 10 machines and metal laundry carts. A live-in super is also on hand should any maintenance issues arise, and all residents have access to a private courtyard on the ground level. Additionally, the building includes an Amazon Hub that provides a secure location for packages from the online retailer. An elevator is another bonus not always included in prewar construction. In recent years, the property has undergone numerous improvements, such as refreshing the lobby, updating the garden, repointing the exterior brick and installing Fios Internet. Maintenance fees are kept relatively low, with a studio carrying a $380 monthly charge. Pets are not permitted in the building. Residents who wish to work out nearby can pick from Blink Fitness, Retro Fitness and Planet Fitness, which are clustered half a mile away near Church Avenue.

Easy access to Prospect Park and popular restaurants on Flatbush Avenue

One of the biggest draws of Prospect Lefferts Gardens is its proximity to Prospect Park, which some locals lovingly refer to as “Brooklyn's backyard.” Designed by Central Park landscape architects Frederick Law Olmstead and Calvert Vaux in the late 19th century, this 526-acre urban oasis is less than half a mile from 125 Hawthorne St. and offers residents an array of recreational opportunities, from running and cycling paths to open meadows perfect for picnics and sunbathing. The green space also hosts various events throughout the year, including outdoor concerts and food festivals. A much smaller park, Winthrop Playground, is just two short blocks away and features a jungle gym for kids, three full-sized basketball courts, and two handball courts.

For groceries, the area has Ideal Food Basket, Associated Fresh Supermarket, Pioneer Supermarket and Key Food, all of which are within five blocks of the property. Flatbush Avenue is home to most of the neighborhood’s best restaurants, including Jauja Mexican Kitchen, Amy Thai Bistro, Bonafini and Risbo. The last is a fast-casual French rotisserie recommended by the Micheline Guide 2024. Several popular bars, including Midwood Flats, Ruth and the Westbury Inn, also line the stretch. Those strolling down Flatbush Avenue will also encounter numerous convenience stores, laundromats and beauty salons. In addition, the stretch of Bedford Avenue surrounding 125 Hawthorne is dotted with a handful of childcare centers, and P.S. 92, which serves pre-kindergarten through 5th grade, is two blocks away.

The property is roughly in the middle of three subway stations: The Q train at Parkside Avenue, the B, S and Q at Prospect Park, and the 2 and 5 at Winthrop Street. Each station is several blocks away, allowing residents numerous options when commuting or getting around the city. There are a few options for those who take the bus: the B49, which goes between Downtown Brooklyn and Manhattan Beach, and the B44-SBS, which travels from Williamsburg to Sheepshead Bay. Both lines stop just moments from the front of the building and connect to numerous subway stations along their respective routes. A Citi Bike dock can be found on Bedford Avenue, which has dedicated bike lanes, less than a block from the property.
