Clad in a metallic skin artfully punctuated by oversized, soundproof windows

305W16 was limited by Chelsea’s zoning limitations, comprising 53 residences in just seven stories. New York-based SLCE Architects designed the façade with a striking metal skin fashioned in a formwork of charcoal-colored spandrels and oversized soundproof windows. The design of the luxury condominium fits the locale’s height limitations, and, at the same time, remains distractive amid the surrounding typology of brick buildings. The overall effect is subtle yet bold; the building articulates the intersection of 16th Street and 8th Avenue with a black steel-clad exterior, which artfully juxtaposes the dominant masonry architecture of Chelsea.

A luxury condop with condo rules

“It is a condop that operates according to condo rules,” says Dogan Baruh, associate real estate agent at Compass, who sold a penthouse on the 7th floor. “If you wanted, you could rent the unit from day one. This is good for those looking for an investment opportunity.” The building requires a minimum of 25% down payment and allows parental and co-purchasing.

“It’s a boutique building with a smaller feel,” says Baruh. “Give or take, there are five units on each floor, so it feels quite intimate.” The residences maintained with the original interior design were outfitted with warm bamboo hardwood flooring, an in-unit washer/dryer, river-washed stone panels and driftwood sculptural accents. Kitchens feature cerused wood cabinetry, Caesarstone countertops and Fisher Paykel appliances. Bathrooms are luxuriously appointed with Grohe fixtures, Roca ceramic tile and bespoke vanities. Ranging from studios to three bedrooms, there are 53 units dispersed across seven stories. A 454-square-foot studio overlooking the Dream Hotel sold for $690,000 in May 2024. Similarly, a two-bedroom on the 2nd floor with a private wrap-around terrace surrounded by trees sold for $1.5 million in May 2024. The grandest of listings, a five-bedroom residence comprised of two combined penthouses with a 1,204-square-foot private terrace sold for $4.9 million in October 2022.

3305W16 is a full-service luxury condominium with a 24-door attendant and live-in resident manager. “The main amenity is the rooftop terrace,” says Baruh. “The common outdoor space has a large gas grill, dining tables and chairs and plush lounge furniture.” On the second floor, a dedicated amenities suite comprises a compact fitness center with the latest cardio machines and weight training equipment overlooking a second outdoor terrace with a landscaped garden. Upon request, personal storage and bike parking are available for purchase.

Fun fact: The rooftop terrace features a 35-foot sculpture of blooming flowers in a whimsy pot that appears between solid and liquid states. This piece, entitled “Perhaps” and created by eccentric Chicago-based artist Robert Buchholz, was originally made for the 2011 edition of Burning Man. As the story goes, the developer at Centaur Properties, Harlan Berge, attended the event and later purchased the artwork years later for 305W16. According to the artist, the towering artwork symbolically depicts his family — mother, father and himself — as daisies.

“The building is well-located,” says Baruh. “It’s in Southern Chelsea, just north of West Village, east of Meat Packing and west of Flatiron — central to three very hot neighborhoods.” 305W16 finds itself at the intersection of artsy and trendy in a booming neighborhood that attracts creative types from nearby agencies and techies from Google’s New York headquarters. “This is oddly specific, but this [luxury condominium] is the perfect location for anyone who works at Google NYC, which is directly across the street,” Baruh confirms. The locale draws locals and visitors with its many fine or funky dining spots and tons of boutique shopping establishments, as well as Chelsea Market, a trendsetting food hall with petite outposts from New York’s most beloved eateries and food providers. And it’s hard to give an overview of this locale without mentioning The Chelsea Hotel. The legendary New York City designated landmark, now a luxury hotel, once housed legendary artists, musicians and writers throughout the 21st century, including Robert Mapplethorpe, Bob Dylan and Jack Kerouac. It’s a wonderful place to gawk at swank trendies whilst drinking an extraordinarily strong, dry martini beneath the massive crystal chandelier.

Two blocks from 14th Street / 8th Avenue Station

“The location is very accessible,” says Baruh. “The subway is right here.” Residents can walk just two blocks south to 14th Street/8th Avenue Station to access the A, C, E and L trains. Meanwhile, three major 14th Street subway stations are nearby, servicing multiple MTA lines: the 1, 2, 3, L, F and M trains at 6th Avenue and the 4, 5, 6, N, Q, R, and W trains at Union Square.
