Well-enjoyed luxury spaces at a bustling UES intersection

“I think what sets our building apart is the concept that living comfortably is the ultimate luxury,” says Jill Bernard, sales director for 1289 Lexington. “We have floor plans that have five walk-in closets in one home. There’s room to spread out, and that’s really hard to find in the luxury market.” With a roof deck for taking in panoramic views and a subway station directly below the building for easy commuting, 1289 Lexington combines convenience with high-end living in the epicenter of the Upper East Side. And while it's common for amenities in luxury condominiums to go largely unused, that’s not the case here. “The most popular amenity is our business center. And it’s fun to see people using the music room for karaoke parties,” Bernard says. “These spaces are an extension of residents’ homes, and that’s the way the building feels. We only have 60 residences here and you feel that sense of community.”

Generous layouts, open kitchens and plenty of bathrooms

Even the smallest floor plans — two-bedroom, two-and-a-half bathroom units from 1,500 to 1,700 square feet — are spacious by Manhattan standards. These units maximize living areas by using open kitchens, while still adding walk-in closets and private balconies along certain building lines. Three-bedroom layouts include at least two and a half bathrooms and at least two walk-in closets, and a few are duplexes. Four bedrooms continue with open-concept kitchens and add an incredible amount of closet space, and even smaller units have room for proper dining tables. Some five-bedroom units separate the kitchen and dining areas from the living room, and they all enjoy corner windows in multiple rooms, so residents can truly bask in the Uptown scenery.

European marble, pro-level appliances and large laundry rooms

The interior designer, Lee F. Mindel, is known for developing warm and homey spaces within luxe properties, and he succeeded here by pairing the kitchens’ walnut-paneled fridges and cabinets with white oak flooring. Italian and Greek marble varieties keep kitchen and bathroom surfaces chic, and chef-grade Gaggenau appliances support simple and extraordinary cooking styles. Wine fridges are standard, and four- and five-bedroom units have multiple dishwashers. The four-pipe HVAC system has Nest controls, and the walk-in laundry closets are remarkably roomy. “People are putting in folding tables, shelving and really doing it up,” Bernard says.

Two bedrooms from $3.6 million, and $14-million penthouses

Prices at 1289 Lexington are commensurate with the building’s spacious floor plans, top-of-the-line amenities and convenient location. Two bedrooms start at $3.6 million, and three bedrooms start at $4.7 million. Four bedrooms can be found from $5.3 million to $7.5 million, and the few five-bedroom units go for $8.3 million to $13.8 million. Monthly common charges match the range — $1.30 to $1.50 per square foot — of similar new-construction condominiums in the neighborhood, and owners can rent out their units with leases that are a minimum of one year long.

A karaoke-ready studio and castle-themed play area

“In terms of amenities, one of the things people like is that none of them are in the basement,” Bernard says. The lounge area has meeting rooms with video-conferencing equipment and private booths for working, studying or taking phone calls, and the roof deck has an outdoor grill, fireplace and shower, in addition to plenty of weather-resistant seating and cityscape views. Kids have access to a playroom, which has a climbable replica of Central Park’s Belvedere Castle, and a multimedia studio for recording music, singing karaoke and creating videos in front of a green screen.

Museum and restaurant scenes near Central Park

At the south end of Carnegie Hill, the neighborhood is one of the buzzier Upper East Side areas, with popular bars, restaurants and dessert spots a few blocks over on Second Avenue, and easy shopping — including a Best Buy and H&M across the street, and a Whole Foods and Target mere steps away. A short walk west is the Metropolitan Museum of Art, and behind that Central Park. In between, Madison Avenue has on-trend clothing and accessory shops, plus high-end art galleries that are worth checking out when they have openings.

Built above a subway station

The 86th Street subway station has an entrance at the condominium’s ground floor, so residents only have to walk a few feet to catch the 4, 5 or 6 trains — which can’t be heard from inside the building. On that same street, crosstown buses provide easy access to the Upper West Side, while Lexington and Third avenue buses offer downtown and uptown service, respectively.
