The six-story structure at 140 Eighth Ave. is a true Art Deco classic from 1936 in the Park Slope Historic District. Designed by architect Martyn Weinstein, the building’s orange-brick exterior is distinct, punctuated by horizontal bands and multipaned casement windows. The entrance exudes Art Deco style, with a black-and-gold-striped canopy and glass doors etched with a geometric pattern from that era. “Entering the lobby, clients note it has a very regal feel to it,” says Elizabeth Kohen, co-owner of Garfield Realty in Park Slope.
Apartments are loaded with prewar charm, and even the actor Penn Badgley (“Gossip Girl”, “You”), lived here for a few years. The building has appeared desirable since its inception, when a sketch of it ran in a 1936 edition of the Brooklyn Daily Eagle highlighting notable new rentals; it accompanied an article touting the rising demand for Brooklyn apartment buildings. Listings sell quickly with multiple offers, and buyers target it as much for its Art Deco style as for its school district. Plus, “it’s smack in the center of Park Slope — it’s a prime location,” says Kohen.
Vintage restoration and modern updates
Preserved prewar features are on full display in many of the 94 apartments, including arched niches with shelves, arched doorways, glass doorknobs, crown moldings and oak parquet floors. Many have also maintained or restored vintage bathrooms, with original bathtubs, black-bordered pink or yellow tiles, wall-mounted sinks, period floors and built-in hampers. Some windowed galley kitchens remain, while others have been opened up. Both reflect modern updates like dishwashers and built-in microwaves and often offer ample counter space and cabinets. Beyond, 9-foot-high ceilings, good closet space, dedicated dining areas and large windows are typical of the era. Of note, casement windows are more common in units facing Eighth Avenue than those in the back of the co-op.

Exemplary Art Deco architecture in lobby, plus uncommon outdoor space
The entrance to this white-glove co-op is set back from the tree-and-brownstone-lined street, leading into the original Art Deco lobby that brings the wow factor. Grand archways complement geometric floor patterns, with a long atrium corridor connecting the main entrance with a seating area containing murals of bucolic scenes. Another lobby in the back of the building leads to two courtyards. “The courtyards are atypical,” Kohen says. “A lot of Art Deco buildings don’t have any outdoor space.” Staff includes a full-time door attendant, live-in super and support staff, “many of whom have been there for decades, so it’s a very established building,” says Kohen. Paul Paglia, co-owner of Garfield Realty, adds how many residents seem to have long-term relationships with the staff. Additional amenities include a children’s room, laundry room with a lending library, waitlisted storage units and a bike room. Maintenance fees include utilities, “which is unusual for co-ops,” says Kohen.
Quintessential Park Slope location near Prospect Park
The 526-acre Prospect Park is a block away, a Frederick Olmsted-designed green space containing a zoo, lake, bridle paths, event spaces, ice and roller rinks and more. Year-round events draw locals from the immediate community and beyond. The popular Greenmarket, held at Grand Army Plaza, is among the ongoing offerings. Across the way is Brooklyn’s main branch, Central Library. This architectural feat resembles an open book with an imposing 50-foot-tall entrance. The library counted about 6 million visits in 2024. Locals also have the Brooklyn Botanic Museum and Brooklyn Museum along Prospect Park’s northern edge, and free memberships are available at the latter with an IDNYC card.
Eighth Avenue is mostly residential, but Congregation Beth Elohim at the end of the block is worth mentioning. This impressive Classic Revival structure is part of Park Slope’s historic district and home to one of Brooklyn's oldest and largest Reform synagogues. It’s also one of the rare synagogues to have a swimming pool. Open swim is included for synagogue members only, but the community can pay for swim lessons here. Nearby, independent shops and restaurants co-exist with chains along Seventh Avenue. For groceries, there’s Key Food and the nearby Park Slope Food Coop, where those in the know join its cooperative program for affordable fresh produce. Also of note is the Montauk Club, a diverse, members-only social club in a Venetian Gothic building.
Good subway access
The express 2 and 3 lines are about a five-block walk north at Grand Army Plaza. Nearby is the Seventh Avenue stop for the express B and Q trains on Flatbush Avenue. It takes about 30 minutes to reach Midtown. Additional options include the F and G trains at a different Seventh Avenue station, about a 10-minute walk south. Buses run along Seventh and Flatbush avenues. There’s also a Citi Bike station at the end of the block.
