Luxury waterfront living within easy commuting distance of NYC
The luxury 12-story condo from Toll Brothers City Living is at the north end of Hudson Street in uptown Hoboken, a desirable waterfront stretch with unobstructed views of the NYC skyline. The Hudson River Waterfront Walkway is across the street, a popular spot for exercising, dog walking, strolling or commuting, thanks to the proximity of the 14th Street ferry terminal just a five-minute walk away. The condo is part of the Hudson Tea neighborhood in this one-square-mile city, with many residential buildings developed or converted by Toll Brothers, encompassing newer condos, restaurants, retail and essential businesses. This area used to be the Lipton Tea headquarters and has transformed from an industrial port to a quiet, residential pocket with home prices that rival Manhattan.
The 2019 new build by MHS Architecture contains 99 units and is distinctive for its four-story brick base topped by a glass-and-steel tower. “The other buildings in the neighborhood are much larger,” says Anthony Vetrano, a Weichert agent. “So I think there's an element of privacy, an exclusivity that makes it attractive to a lot of folks.” He adds how buyers also like the new construction aspect.
High-end finishes and in-unit washers/dryers
INC Architecture and Design spearheaded the modern, open interiors, which are notable for floor-to-ceiling casement windows, 10.5-foot-high ceilings, walk-in closets and wide-plank floors. Units come with Nest thermostats, central air and a full-size Whirlpool washer/dryer. High-end finishes abound: Kitchens feature Thermador appliances, from a slide-out microwave to a five-burner gas range, quartz counters, oak-and-metal cabinets and a breakfast bar. Thanks to quartz counters, limestone floors and Kohler fixtures, bathrooms are no less upscale. A select number of the larger units include small balconies. “Several different lines in the building have unobstructed views of the Hudson River waterfront, which are incredible,” notes Vetrano.
Floor plans range from studios to four bedrooms. Studios start at 519 square feet, and many are roomy enough for large kitchens and a small dining and living room area. The last studio sold for $515,000 in 2021. One-bedrooms start at 812 square feet and some contain two full bathrooms; primary baths are en-suite with double vanities and glass-enclosed, walk-in showers. A one-bedroom with two baths last sold for $1.1 million in 2024. Two-bedrooms feature two baths and start at 1,100 square feet, with the most recent sale in 2023 getting $1.3 million. Three-bedrooms offer 1,900 square feet; a 2022 sale closed for $2.7 million. Four-bedrooms sprawl across 2,100 square feet, with a 2024 sale commanding $3.2 million. Common charges are on the higher side, on par for being a fully staffed, amenity-laden building. Rentals come on the market more often than sales.
An inviting rooftop, children’s playroom and fitness center are among the amenities
As a full-amenity building, residents can access a 24/7 concierge, a well-equipped fitness center at no extra cost and a large children’s playroom outfitted with playground equipment, a trampoline and numerous toys. There’s also a rooftop with a small pool, ample seating, grills, a fire pit and a large-screen TV. Those without views in their apartments can enjoy the skyline, sunsets and water from up here. The condo also offers automated parking, a rare feature in residential buildings, although there are only 21 spots that have already sold out.
City living on a smaller scale
This newer section of Hoboken is filled with nearby conveniences within a short walk, like restaurants, a pilates studio, a YMCA, medical offices and a French bakery. A Kings supermarket and Walgreens are a block away and next to Shipyard Park, a petite riverfront park with a dog run. The Hudson River Waterfront Walkway is across the street, a scenic 18.5-mile path through Hudson County from Bayonne to Fort Lee. Washington Street, just a block over, has long served as the neighborhood’s main street, and the section closest to 1425 Hudson includes a Montessori school and a vet’s office. In early 2025, Strand Salon Studios, a business that rents spaces to independent beauty and wellness practitioners, will be opening in the condo’s ground-floor retail space.
A commuter’s paradise with ferry, train and bus options
The NY Waterway ferry offers a convenient and scenic ride to the city. Commuters can catch it to Midtown or Downtown during the week, and to Midtown on weekends. Those needing more options can also catch the ferry from the Hoboken/NJT station, at the other end of Hoboken, to both locations. From here, ferries run every 10 minutes between Hoboken and Brookfield Place in Downtown Manhattan during rush hour. The ferry trip to Midtown and Brookfield Place takes about 10 minutes and 20 minutes to Pier 11/Wall Street. Of note, a monthly ferry pass costs more than double the cost of a monthly PATH ticket. The PATH is the main train to the city, also located at the main Hoboken terminal, which is about 1.5 miles from the condo. A private shuttle takes commuters to the station, where riders can hop a frequent train into the city, reaching the first stop at World Trade Center in about 10 minutes. PATH makes stops between World Trade and Penn Station, 33rd Street. PATH also takes riders to Jersey City, another major employment hub. The central Hoboken station is also a connecting hub for NJ Transit trains.
Additional commuting options include express bus 126, which stops two blocks away from the condo and reaches Port Authority Bus Terminal in 15 minutes without traffic, but there’s always traffic during rush hour. Those without a car can rent a Zipcar from nearby locations. A Citi Bike station is a block away for taking advantage of the waterfront or commuting around town.
The condo is located in a flood zone
The building’s sea level location in a flood plain ranks 7 out of 10 for flood risk, and this section has flooded in the past during heavy rains. Previous hurricanes, including Superstorm Sandy, have devastated Hoboken. The city has since taken significant steps to combat storm surges and overwhelmed sewer systems.
